Commercial mould remediation in Markham.
Sofisa Group Inc. handles commercial and industrial mould work across Markham and York Region east — Highway 7, Commerce Valley and Allstate Parkway office parks, industrial and warehouse office around Woodbine, Rodick and Steeles, plaza retail along Highway 7, Markville and Unionville, and professional and medical suites in Unionville and the older York east stock. Containment and negative air, removal of the affected material, dry-out coordination, and the framing, board and ceilings that put the space back afterwards.
One contract, our own crews, senior supervision on site.
Commercial and industrial buildings only — offices, retail, clinics, warehouses and multi-unit commercial property.
Markham buildings where mould turns up
In York Region east it rarely arrives as a mould call. It arrives as a ceiling stain that keeps returning under a roof drain over a warehouse office on Woodbine, a smell in a Highway 7 plaza store weeks after a washroom supply leak was patched, or soft board at the base of a demising wall in a Commerce Valley office suite that has been fine for a decade. The leak — a roof, a unit heater, a supply line, a failed envelope joint on 1980s and 1990s stock — stopped being news months ago, and the question is how far the water travelled inside the wall.
- Highway 7, Commerce Valley and Allstate Parkway office suites where staining spreads above the T-bar grid
- Woodbine, Rodick and Steeles industrial units where a roof drain or unit heater leak ran unnoticed over a warehouse office
- Plaza and strip retail back-of-house along Highway 7, around Markville and through Unionville
- Professional and medical suites in Unionville and older York Region east low-rise stock
- Warehouse lunchroom and washroom cores in Buttonville and Milliken with soft board at the base of the wall
Opening a small area to find the extent is a short attendance, not a mobilisation. Markham stock is mostly mid-rise office park and grade-door industrial, so that attendance is usually booked around shipping or tenant hours rather than around a freight elevator.
Stop the water, dry it, then remove
Nothing is closed while the cavity is damp. The roof drain, unit heater or riser is repaired or isolated, the assembly is dried and re-read, and only then does material start leaving the building. A leak caught quickly off Rodick Road iswater damage restoration; the same wall a season later, with growth under the base, is remediation.
In York Region east the shortage is rebuild capacity. Anyone can bid the strip; having framing and board crews free to put an Allstate Parkway suite back the same month is the difference, and that part isdrywall and steel stud framing in Markhamon this contract.
Scope handled on the same contract
Containment and removal
- Affected Commerce Valley suite, Woodbine warehouse office or Unionville back-of-house hoarded and held under negative pressure first
- Mould-affected board, insulation, grid tile, base and flooring cut back to dry substrate
- Studs, slab and the remaining hard surfaces cleaned and treated before closing up
- Bags routed out through parking or a grade door, clear of forklift aisles and tenant entrances
Dry-out and rebuild
- Cavity dried and re-read before a Markham wall is boarded
- Steel stud framing and board rebuilt to office park and warehouse-office standard
- Grid and tile reset, bulkheads rebuilt, painting and base carried through
- One contract from the first sheet of poly to the Markham suite being released back
Bays and suites that cannot close
Markham jobs usually run with the tenant in place — a Woodbine unit shipping past a sealed warehouse office, a Markville plaza store trading while the back is stripped, a Highway 7 suite with staff on the far side of the hoarding. Separation and negative pressure come before the first cut, and everything carried out keeps away from forklift aisles and tenant entrances.
Noisy work is booked into the hours building management and the tenant agree, which around Commerce Valley often means evenings rather than weekends. People are told in advance what will happen and when, which heads off most of the complaints. Occupied and vacant are priced differently, so which one applies is settled before the number goes out. Around Woodbine, Rodick and Steeles that is between shifts, while on Highway 7 and at Markville it is after hours, with the bin kept clear of the tenant entrance.
When it is not mould
Older York Region east stock can turn up more than mould behind the board. A flagged material is isolated and removed asasbestos abatementbefore further demolition, and where the affected area keeps spreading the work continues ascommercial interior demolition.
One contract and a senior supervisor on site mean that discovery changes the order of the work rather than pausing the Markham job while somebody else is engaged. In Buttonville, Milliken and older Unionville buildings the check is taken early, so the York Region east programme is re-cut once and then held.
Markham mould remediation questions
Do you work in Markham, or only Mississauga?
Both. The office and yard are in Mississauga, and Markham is a straight run east on the 407 or 401, so crews, containment gear and drying equipment mobilise the same day they would on a Peel job. Travel is not a line item on a Markham remediation package.
Can a Woodbine or Rodick industrial unit keep shipping while you remediate?
Usually, yes. The affected warehouse office, washroom or lunchroom core is hoarded, sealed and held under negative pressure with controlled access, while the rest of the bay keeps working. Haul routes stay off forklift aisles and dock aprons, and loud or dusty stages move to the hours the tenant allows.
How is a Highway 7 office suite different from a downtown Toronto tower?
Commerce Valley and Allstate Parkway stock is mid-rise office park with surface and structured parking at the door, so equipment and bagged waste move without a booked freight elevator capping each shift. Building management still sets access and after-hours rules, but the schedule is usually shorter than the same scope downtown.
Can you remediate a Markville or Unionville plaza unit while the neighbours stay open?
Yes. The containment and its separation set the schedule, and work is staged so shared entrances, parking and service corridors stay usable for the stores on either side. Cutting and removal shift to evenings where the landlord's rules or the neighbouring hours require it.
What if a flagged material turns up behind the wall in older York east stock?
That area is stopped and the material comes out under asbestos abatement before demolition continues around it. The contract and the supervisor stay the same, so a find in older Unionville or Milliken stock reorders the programme instead of stalling the job while another firm is procured.
How fast can we get a Markham price?
Send the address, how much is affected, any inspection or adjuster report, the cause of the water and whether it is repaired, plus your access hours. We come back with next steps and walk most Markham sites before the number goes out.

Scopes that usually run on the same contract
Most GTA projects need more than one of these. Running them under one contract with senior supervision keeps the sequence — and the accountability — in one place.
