Commercial fire damage restoration and rebuild in Toronto, Mississauga & the GTA.
After the fire is out, somebody has to secure the building and put it back. That is the part Sofisa does — board-up and make-safe, strip-out of everything the soot and smoke reached, and the rebuild, on commercial and industrial property across the GTA.
We work alongside your drying specialists, your insurer and your property manager, and we handle the demolition, the framing, the drywall and the finishes.
Sofisa Group Inc. is a WSIB-cleared and insured Ontario commercial general contractor based in Mississauga. Regular hours are Monday to Friday, 7:00am–6:00pm, with emergency restoration response available 24/7.

Board-up to rebuild — the order that holds
Smoke travels further than flame, and suppression water usually outruns both. Rebuilding over damp cavities or smoke-affected substrate is how the same wall gets opened twice.
A commercial loss rarely moves in one straight line. The first visit may be about openings, falling finishes and safe access; the next is about documenting what can stay and what has to come out. Drying, hazardous-material work and reconstruction then have to meet at the same handoff points. We hold that construction sequence under one contract, while specialist drying remains a coordinated separate trade.
Make-safe and board-up
Secure openings, isolate unsafe areas, establish controlled access and photograph conditions before damaged construction is disturbed.
Water and drying
Where suppression or sprinkler water is involved, specialist drying contractors establish the drying plan while we coordinate access and opening-up work.
Strip-out
Remove charred, soot-affected and unsalvageable building materials to an agreed line, with debris routes and occupied areas kept separate.
Abatement and remediation
Pause the affected removal area where designated substances or post-fire mould require controlled work before general strip-out continues.
Rebuild
Reconstruct partitions, ceilings, doors and finishes, then hand the space into the wider fit-out scope where tenant improvements are required.
What we handle
- Emergency board-up and make-safe of openings, glazing and grade doors
- Temporary hoarding and containment so the rest of the building keeps operating
- Debris clearance and documented conditions before anything is disturbed
- Strip-out of soot and smoke-affected drywall, insulation, ceilings and flooring
- Removal of charred framing, grid, tile and finishes
- Asbestos abatement sequencing where older materials are flagged
- Rebuild of partitions, ceilings, doors and finishes, handled on the same contract
- Photographs and line-item scope for the insurance file
Extraction and mechanical drying is a specialist restoration trade — their equipment, their drying plan. We coordinate it alongside our make-safe, strip-out and rebuild so nothing is closed over a wet cavity. Where the water is the larger half of the loss, it belongs with commercial water damage restoration; where wet cavities have grown something, with commercial mould remediation.
Older commercial stock often needs asbestos abatement before the strip-out can continue, and the put-back runs as commercial drywall and framing or, where it is wider, a full renovation and restoration programme.

Flame, smoke and suppression water leave different scopes
The visible burn area is only one boundary. Flame can destroy framing, doors, ceiling systems and finishes in a defined zone. Smoke can move through ceiling plenums, service penetrations, shafts and return-air paths into rooms that never saw flame. Suppression water can run below the incident floor, collect behind base, enter insulation and reach electrical or mechanical rooms by routes that are not obvious from the doorway.
Those paths matter because each one changes the construction sequence. Unsafe and charred material is made accessible first. Soot-affected finishes are assessed to establish a practical removal line. Wet assemblies are opened far enough for the drying specialist to measure and treat them. A clean-looking wall should not be rebuilt simply because the burn stopped on the other side of it; moisture and smoke conditions have to be resolved before closing the cavity.
Direct fire damage
Charred framing, deformed grid, failed board, damaged doors and unsalvageable finishes are removed back to material that can support the rebuild. Temporary support and access restrictions are established before demolition starts where stability is uncertain.
Smoke and soot travel
The strip-out boundary follows observed conditions, not only the flame line. Above-ceiling routes, adjoining suites and shared service spaces may need inspection so contaminated finishes are not left behind a new partition or ceiling.
Suppression water
Sprinkler and firefighting water can create a second loss. We open construction for access and coordinate with the drying trade, but the specialist owns the equipment, readings and drying plan. Rebuild starts only after the affected assembly is ready to close.
If water damage is the dominant condition, our commercial water damage restoration scope explains that construction sequence in more detail. Where delayed opening-up reveals growth, commercial mould remediation is sequenced before affected cavities are rebuilt.
Fire restoration around tenants, customers and operating floors
A fire in one unit does not always close the plaza, office building or industrial property. The unaffected side may reopen while the loss area remains under investigation, drying or construction. That changes the job from an open demolition site into a controlled project beside people who still need safe entrances, washrooms, loading access and normal business hours.
We establish hoarding and controlled entry around the work zone, then agree the movement plan with the landlord or property manager. Debris carts and disposal bins follow routes kept away from customer paths and finished common areas. Elevators, docks and service corridors are booked rather than assumed. Dust-producing and noisy stages can be moved into the after-hours window permitted by the building, with the area left secure for the next operating period.
In a multi-tenant property, the limits of work must also be legible to everyone involved. The tenant needs to know which rooms remain inaccessible. Building operations need to know when alarms, sprinklers or services are being coordinated by the relevant trade. The adjuster needs the loss scope separated from unrelated tenant improvements. Clear boundaries keep emergency work from drifting into an undefined renovation.

A cleaner handoff to the adjuster and property team
Construction decisions move faster when the condition record is organized before removal changes the scene. We photograph accessible damage, note the affected building elements and identify the practical boundaries of the make-safe and strip-out work. When conditions become visible behind board or ceilings, those discoveries are documented so the next scope discussion is based on what is actually there.
Make-safe and emergency strip-out are separated from rebuild pricing because they answer different questions. The first scope secures access, removes immediate hazards and opens affected construction. The rebuild scope starts from the resulting substrate and defines partitions, ceilings, doors, finishes and coordination needed to return the commercial space to use. Keeping those stages distinct makes additions, exclusions and change decisions easier to follow.
Sofisa can attend site meetings with the owner, property manager and insurance adjuster to explain the proposed construction sequence, access assumptions and trade interfaces. We are the contractor, not the adjuster. We do not interpret the policy, determine coverage, assign cause or advise whether an item will be paid. Those decisions remain between the insured and insurer.
Before a site review, send the available incident photographs, adjuster scope, consultant reports, building access rules and any known hazardous-material information. That gives the walk-through a defined starting point and helps separate immediate work from reconstruction options.
Designated substances can change the strip-out line
Fire does not remove the need to identify designated substances. In older offices, plazas and industrial buildings, damaged drywall compound, pipe insulation, ceiling materials, flooring systems or other suspect construction may sit directly inside the proposed removal area. General demolition should not continue through that material simply because the strip-out is urgent.
The available designated-substance survey is reviewed against the actual fire scope. If the material or affected area was not covered, the owner’s consultant may need to sample before the removal method is set. Confirmed asbestos work is then classified and contained under the appropriate process. Our commercial asbestos abatement team can sequence that work with the wider project so the controlled area is released before general strip-out resumes.
This is also why a fire loss should not be priced as one undifferentiated demolition allowance. The removal method, containment, waste route and clearance requirements may change by room or material. Separating those conditions protects the programme and gives the owner and adjuster a clearer account of why one part of the floor moves differently from another.
Put the commercial interior back under the same contract
Once the damaged materials are removed, drying requirements are complete and any controlled abatement area is released, the work changes from loss removal to construction. We establish the substrate condition, confirm the intended layout and rebuild the interior in the order the building requires: framing first, then services coordination, board and ceilings, doors, finishes and final deficiencies.
Sofisa handles the core construction scopes that connect the two halves of the project. The same team that carried out the commercial interior demolition can reconstruct partitions and complete commercial drywall and framing without handing the site to an unrelated general contractor. That continuity matters when the removal line exposes an uneven slab, a damaged bulkhead or a partition detail that must be resolved before closure.
The base fire-loss rebuild may return the space to its prior configuration. Where the owner or incoming tenant uses the interruption to revise rooms, ceilings, finishes or circulation, the project can hand into a broader commercial interior fit-out. The change should be identified as tenant-improvement work rather than blurred into the insured restoration scope.
A single construction contract means the trades are coordinated under one contract. It means the interfaces are managed in one programme. Drying specialists remain responsible for drying. Regulated service work remains with the appropriate trades. Sofisa manages the construction sequence and directly performs the demolition, abatement, framing, drywall and finish work within our scope.
One parent service page for commercial fire work across the GTA
We run commercial fire restoration from our Mississauga yard across Toronto, Mississauga, Brampton, Vaughan, Etobicoke, Oakville and Markham. This page is the service reference for GTA properties outside Mississauga; there is no separate Toronto fire-damage page. The only local deep page is for commercial fire damage restoration in Mississauga.
Geography affects mobilization, disposal and access planning, but the working sequence stays consistent. Secure the property, record conditions, establish the strip-out boundary, coordinate drying and controlled removals, then rebuild from a sound and documented starting point. Downtown loading restrictions, suburban plaza operations and industrial yard access each change the logistics without changing that order.
The existing Mississauga page goes deeper on Peel-specific building types and local mobilization. Our article on fire damage restoration in Mississauga — board-up to rebuild provides additional planning context without creating duplicate city service pages.

Commercial fire restoration questions
What does Sofisa actually do on a fire loss?
The construction half: make-safe and board-up, containment, strip-out of smoke and soot-affected building materials, abatement sequencing where older stock requires it, and the full rebuild. We handle the demolition, framing, drywall and finishes.
Do you carry out drying and extraction after the fire is out?
No. Extraction and mechanical drying is a specialist restoration trade with its own equipment and drying plan. We coordinate those specialists alongside our work so the sequence holds, and nothing is closed over a damp cavity until their readings hold.
Do you take commercial fire work outside Mississauga?
Yes — Toronto, Mississauga, Brampton, Vaughan, Etobicoke, Oakville, Markham and the surrounding GTA, all run from the Mississauga yard in Mississauga. The deepest local page is fire damage restoration in Mississauga.
How is the insurance side handled?
We document conditions and photograph as we go, and we price make-safe and strip-out separately from the rebuild because insurers usually treat the emergency scope and the reconstruction differently. We attend adjuster meetings. We are the contractor, not the adjuster — we do not determine coverage, and this is general information rather than insurance advice.
Can the rest of the building stay open?
Usually. The fire-affected area is hoarded and access controlled, haul routes stay off customer and staff paths, and noisy or dusty stages run in whatever after-hours window the landlord allows.
Is mould common after a fire?
More common than people expect, because suppression water sits behind board nobody opened for a week. Where growth has started it is contained and removed as remediation ahead of the rebuild.
What do you need to give us a price?
The property location, what burned and what the smoke reached, whether suppression water was involved, any adjuster scope or reports, whether the space is occupied, and the available access hours.
How quickly will Sofisa respond to a quote request?
Send the available loss details, photographs and access information through the quote form. We respond within one business day to confirm the next step, identify missing information and arrange a site review where one is required.
Scopes that usually run on the same contract
Most GTA projects need more than one of these. Running them under one contract with senior supervision keeps the sequence — and the accountability — in one place.
