Frequently asked

Commercial construction, answered plainly.

Straight answers on commercial demolition, asbestos and mould abatement, fit-outs and renovations across Toronto, Mississauga, Brampton, Vaughan, Etobicoke, Oakville and the wider GTA.

How much does interior demolition cost in Toronto?
Interior demolition pricing in Toronto and the GTA depends on square footage, the level of finish being removed, hazmat (asbestos, mould, lead) findings, hoarding requirements, disposal and after-hours access. Sofisa quotes fixed-scope interior demolition after a free site walk — call (647) 963-4310 or request a quote and we'll come back with a hard number within one business day.
Do I need a permit for commercial demolition in Ontario?
Most interior and structural commercial demolition in Ontario requires a demolition or interior-alteration permit from the local municipality, plus Ministry of Labour notifications when designated substances (including asbestos) are present. Sofisa manages the permit applications, drawings and inspection coordination as part of every demolition contract.
What is Type 1, 2 and 3 asbestos abatement?
Ontario Regulation 278/05 classifies asbestos work by risk: Type 1 covers minor, low-risk operations (e.g. removing small amounts of non-friable material); Type 2 covers moderate-risk work such as removing intact ceiling tiles or drywall joint compound; Type 3 is high-risk removal of friable asbestos and requires full containment, negative-air enclosures, worker decontamination and clearance air testing. Sofisa performs all three types to O. Reg. 278/05 with documented procedures.
How long does an office fit-out take in the GTA?
A typical GTA office fit-out runs 8 to 16 weeks from permit issuance to occupancy, depending on size, MEP complexity, millwork lead times and landlord approvals. Sofisa builds float into the schedule and reports weekly on cost and schedule so your opening date stays a commitment, not a hope.
Do you work in occupied buildings without shutting operations down?
Yes. Most of our renovation and abatement work in Toronto, Mississauga, Etobicoke and Oakville is in fully occupied buildings. We phase the work, hoard cleanly, run negative air where required, and schedule loud or dusty operations after hours so tenants and operations keep moving.
What areas of the GTA does Sofisa serve?
Sofisa Group is based in Mississauga and serves the entire Greater Toronto Area — Toronto, Mississauga, Brampton, Vaughan, Etobicoke, Oakville, Markham and surrounding municipalities — as well as projects across Ontario.
Are you licensed and insured?
Yes. Sofisa Group Inc. is a licensed Ontario general contractor, carries $5M commercial general liability, is WSIB-compliant, and runs an IHSA COR-aligned safety program with site-specific safety plans before every mobilization.
How quickly can you start a project?
For most GTA projects we can complete a site walk within 48 hours of your request, deliver a hard number within one business day of walking the site, and mobilize as soon as permits and abatement clearances (if any) are in hand.
