Commercial drywall and framing in Vaughan.

Sofisa Group Inc. handles steel stud framing, Type X board, walls to deck, rated and acoustic assemblies, T-bar grid and drywall ceilings for Vaughan and York Region office parks, Highway 400 and 427 industrial, warehouse office blocks and plaza retail.

Crews mobilise from the Mississauga yard up the 427 and 400, so travel does not land in the number. One contract, our own crews, senior supervision on site. Commercial and industrial work only.

Where the work sits

Vaughan walls, building by building

Vaughan splits two ways. On one side there are office park suites along the Highway 7 corridor and the newer office space around the Vaughan Metropolitan Centre, where a wall package is usually a re-plan between tenants — offices, boardrooms, demountable-free partitions and acoustic separations taken to the ceiling or the deck. On the other there is clear-span industrial off the 400 and 427, where the job is an office, lunchroom and washroom core framed inside a bay that keeps shipping. Plaza and strip retail across Woodbridge, Concord and Maple fills in between the two.

  • Office park suites along the Highway 7 corridor and around the Vaughan Metropolitan Centre
  • Warehouse office blocks inside clear-span industrial off Highways 400 and 427
  • Industrial condo bays where demising walls go up while neighbours keep shipping
  • Plaza and strip retail being demised and re-tenanted across Woodbridge, Concord and Maple
  • Professional and medical suites through Thornhill and the older York Region stock

The yard is in Mississauga and Vaughan is a straight run up the 427 and 400, so a site walk is scheduled within days and mobilisation does not carry travel into the price.

Access and freight: Vaughan grade doors and industrial docks versus downtown hoists

Vaughan is dock country. Clear-span buildings off the 400 and 427 take a truck straight to the opening, so studs, board and grid are unloaded beside the office core and the bin sits at the apron. Highway 7 and Vaughan Metropolitan Centre suites add a lobby route, a service corridor and business hours, but even there nothing is rationed by a hoist booking.

Compare that with drywall and framing in Toronto, where elevator-sized lifts set the daily ceiling, or with drywall and framing in Mississauga, where the low-rise pattern matches Vaughan closely. The wall schedule is the wall schedule; the handling is what separates the two numbers.

Occupied bays and after-hours work

Vaughan jobs sit inside working buildings. An office core goes up in a 400-corridor bay while the shipping doors keep cycling, or a Woodbridge plaza unit is demised while the units either side trade. The first day is hoarding, poly and route planning; the dock apron and drive aisles are left usable throughout, and finished surfaces are protected up front.

Noisy operations move to evenings or weekends where condo rules or the neighbour's shipping hours require it. Settling those hours before the quote goes out keeps a York Region wall package from turning into a sequence of after-the-fact extras.

How walls sequence with the rest of the job

Framing is the second half of a sequence. interior demolition removes what the new layout replaces, asbestos abatement deals with anything a designated substance survey flags before studs arrive, and heavier work goes to commercial demolition.

With board taped and made good, interior fit-out takes the space to handover. One contract keeps the joins between those scopes on the schedule instead of in a gap.

FAQ

Vaughan drywall and framing questions

Do you have drywall crews working in Vaughan?

Yes. The yard is in Mississauga and Vaughan is a straight run up the 427 and 400, so crews, steel and board mobilise as they do on a Peel job. Travel is not a line item on a Vaughan wall package.

How fast can we get a Vaughan drywall price?

Send the architectural set and the wall schedule for a quote. Most Vaughan packages also get a short walk, because existing conditions and permitted access hours move the price further than floor area does.

Can you build an office block inside a Highway 400 warehouse bay that keeps shipping?

Yes — a large share of the Vaughan work is exactly that. Hoarding and poly go up first, the delivery and haul route stays clear of forklift aisles and dock aprons, and framing and boarding are phased so the bay keeps shipping while the office, lunchroom and washroom core goes in.

Can you demise an industrial condo bay or plaza unit while the neighbours stay open?

Yes. The demising wall and its fire separation set the sequence, and staging keeps shared docks, drive aisles and entrances working. Noisy work moves to evenings or weekends wherever condo rules or a neighbour's shipping hours require it.

How is Vaughan access different from downtown Toronto?

Vaughan is grade doors and industrial docks — steel, board and grid come off the truck within metres of the install and waste goes straight into the bin. Downtown means hoist windows, night loading and elevator-sized lifts. The assemblies are the same; the labour and sequencing are not.

Do framing and drywall run under the same contract as the strip-out?

Yes. Interior demolition clears what the new layout replaces, abatement follows where a designated substance survey flags something, then framing, board and ceilings — one contract, one supervisor, so the handover between scopes is a scheduling decision rather than a gap.

Scopes that usually run on the same contract

Most GTA projects need more than one of these. Running them under one contract with senior supervision keeps the sequence — and the accountability — in one place.
