Commercial Asbestos Removal & Abatement in Mississauga
Sofisa Group Inc. works out of Mississauga, and handles Type 1, 2 and 3 asbestos removals in Mississauga and Peel commercial and industrial buildings on the same contract — survey-led scope, sealed work areas, clearance before the area is released, then straight into the demolition or the walls that follow.
One contract, work handled on the same contract, senior supervision on site. Commercial and industrial work only.
Peel buildings that generate abatement
Abatement in Mississauga rarely starts as an abatement job. It starts as a strip-out, a demising wall or a mechanical replacement, and then a survey — or an opened ceiling — puts a flagged material in the middle of the schedule. Airport Corporate Centre floors turn up tile and mastic under carpet; Dixie and Tomken industrial units turn up pipe and duct insulation in the mechanical runs; a Hurontario plaza unit turns something up the moment the old demising wall is opened.
- Airport Corporate Centre office floors being stripped between tenants
- Meadowvale and Airport Corporate Centre office and flex space renovated several times over
- Dixie, Tomken and Hurontario industrial units with insulated pipe and duct runs
- Plaza and strip retail being demised or re-tenanted along Hurontario and Dundas
- Older Peel commercial stock where a designated substance survey sets the sequence
Because the yard is in Mississauga, an attendance to look at a suspect material is a short-notice item rather than a scheduling exercise, and most Peel walk-throughs happen within days of the drawings landing. Background on asbestos in commercial buildings built before 1990 is in that guide.
Survey before tender, not after award
A designated substance survey is the owner's obligation before a renovation or demolition project starts, and it remains the least expensive piece of paper on the job. Priced from a survey, the removal is one defined line in the tender. Found after the contract is awarded, the same material empties the area, stands the trades down and converts straight into programme. Sending the survey with the drawings is what keeps it a number rather than a delay.
Where nobody has commissioned one yet, say so when you enquire — it reorders the work rather than ending the conversation, and the background reading is in designated substance surveys for Ontario commercial renovations. Where the abatement clears the way for a teardown, our guide to commercial demolition permit requirements in Ontario covers the approvals side. For the step-by-step version aimed at owners, read our owner's guide to commercial asbestos abatement in Mississauga and Ontario. What moves the number — Type 1–3 classification, containment, occupancy and disposal — is broken down in our guide to asbestos removal cost for Ontario and GTA commercial buildings.
Asbestos testing and inspection before removal in Mississauga
Removal starts with knowing what's there. If the building has no current survey for the areas you plan to open, we coordinate a qualified assessor to inspect and sample the suspect materials and an accredited lab to analyze them. Sofisa is not the assessor or the lab. We take their report, classify each removal as Type 1, 2 or 3 and build the abatement scope from it. Where an old survey exists, the assessor samples only what it missed. See asbestos testing in Mississauga for how the testing step runs.
Scope we handle on the same contract
Removals
- Type 1 — the small non-friable items an Airport Corporate Centre suite throws up: a limited tile lift, a gasket, a patch of board
- Type 2 — wider non-friable areas: Meadowvale floor tile and mastic, board, and enclosed pipe insulation behind an office ceiling
- Type 3 — friable material taken out inside full containment under negative air, typical of Dixie and Tomken mechanical runs
- Glovebag removals on pipe and fitting insulation where a Hurontario plaza or an industrial unit keeps its mechanical space live
Site control and handover
- Hoarding, poly containment and negative air standing before any Peel material is touched
- Bagged and labelled waste hauled to a receiving site that takes the material
- Air clearance obtained before the area goes back to the trades
- Straight handover into demolition or framing on the same Mississauga contract

Occupied units versus vacant space
The easy version is an empty Meadowvale floor: seal it, remove, clear it, hand it back. Very little Peel abatement looks like that. It is more often a washroom block inside an industrial unit that never stops shipping, a suite being cut in two while the neighbours keep trading, or a plaza tenancy with the shop next door open right through the weekend.
Those jobs are planned around where the containment boundary sits, how negative pressure is held, which routes the waste can take without crossing staff or customers, and which hours the building will actually surrender for the loud stages. That gap between occupied and empty is real money, so it is settled in the quote rather than argued in a change order.
Abatement, then demolition, then walls
A cleared area moves immediately to the next scope — commercial demolition in Mississauga where structure or interior has to come out, or interior demolition where the building stays up and only the fit-out goes.
The layout then goes back with drywall and steel stud framing in Mississauga. With survey response, removal, teardown and walls on a single contract, releasing an area is something our supervisor decides on the day instead of something three companies negotiate.
Lead, mercury and silica in the same survey
An asbestos survey isn't always the whole picture in older Peel buildings. Lead can be in older paints and coatings, mercury in fluorescent lamps and thermostats, and silica dust comes from cutting or breaking concrete and masonry. When the survey flags these in the work area, they are planned into the same sequence before demolition opens things up, so the strip-out isn't stopped halfway for a second round of removals. Designated substances in Ontario lists all 11, and our hazardous building materials assessment page covers the survey.
How asbestos removal runs in Mississauga under O. Reg. 278/05
Every asbestos removal in Ontario is classified under Ontario Regulation 278/05 as Type 1, Type 2 or Type 3, based on the material and how likely the work is to release fibres. The type sets the containment, the worker protection and the notice. The Ministry of Labour has to be notified before Type 3 work begins, and before Type 2 work that removes a square metre or more of insulation — the timing is set out in Ontario Type 3 asbestos notice timelines. After Type 3 work inside a building, clearance air testing is done before the enclosure comes down.
- Survey review — we read the designated substance survey and the project scope, and confirm the type of each removal.
- Quote — a written scope covering containment, occupancy, waste and how the removal sequences into demolition.
- Notice and set-up — required notice given, then hoarding, poly and negative air where the type calls for it.
- Removal and waste — material wetted where appropriate, sealed in labelled containers and taken to a site approved to receive asbestos waste.
- Clearance and handover — air clearance where required, then the area goes straight to demolition or framing on the same contract.
Asbestos removal Mississauga for commercial Peel buildings
Commercial asbestos removal Mississauga covers Airport Corporate Centre floors, Dixie and Tomken industrial-office units, Hurontario plaza suites and Meadowvale stock where a survey flags material before renovation. The sequence is fixed under O. Reg. 278/05: read the designated substance survey, classify Type 1, 2 or 3, build containment where required, remove and dispose, then clear the area before strip-out or drywall starts. Because the yard is in Mississauga, walks and mobilisation are planned as local work. Commercial and industrial only.
Local abatement crews versus travelling removal contractors
Peel property managers usually want a Mississauga-based crew for short-notice site walks, poly and filtration from a local yard, and the ability to move straight from clearance into demolition or framing without waiting on a travelling asbestos removal contractor. Sofisa handles that whole commercial sequence on the same contract under one supervisor. Occupied units get sealed work areas and after-hours stages when tenants stay open; vacant bays move faster on the same methods.
Mississauga permits around an abatement scope
The asbestos removal itself is governed by provincial rules, but the strip-out or teardown it clears the way for usually needs a City of Mississauga building permit. Under section 8 of Ontario's Building Code Act, 1992, no one may construct or demolish a building without a permit issued by the chief building official, and the City's list of projects that require a building permit includes interior alterations as well as demolition. Every application is filed online through the City's ePlans portal, as set out in its building permit application process.
What the City asks for depends on the scope. To demolish a non-residential building, it lists an Applicable Law Form, a Demolition Report and a General Review Demolition Commitment Certificate, plus a site plan showing the address, road location, dimensioned property lines and the outline of existing structures. For non-residential interior alterations, it lists an Applicable Law Form, a Commitment to General Review, a Supplementary Information Form and a Letter of Use, with architectural drawings that specify the existing and proposed construction and demolition work.
Timing shapes the abatement schedule. The City's cost and time frames page puts prescreening at about 7 to 10 business days, a first review of a complete non-residential application at 20 business days, and the average non-residential alteration permit at about 9 weeks. That is why we ask for the survey at the same time as the drawings: the removal can be classified and priced while the permit is still in review. The City also treats building permit inspections as mandatory for renovation and demolition work and asks for work to be inspected before it is covered with drywall, so a cleared area is framed and inspected before it is boarded.
Ontario designated substance rules on a Mississauga project
Two provincial rules decide what the owner must have in hand before anyone prices the work. Section 30 of the Occupational Health and Safety Act requires the owner, before a project begins, to determine whether any designated substances are present and to prepare a list of them. Where work is tendered, that list goes in the tender information, and each prospective constructor, contractor and subcontractor must receive it before entering a binding contract. O. Reg. 490/09 names 11 designated substances, including asbestos, lead, mercury and silica.
For asbestos specifically, section 10 of O. Reg. 278/05 requires the owner to have a report prepared that states whether the material is asbestos-containing (or is to be treated as if it were), describes its condition, says whether it is friable, and shows its location on drawings, plans or specifications. The Province's guide to the asbestos regulation adds two rules that shape a Mississauga strip-out: demolition may only proceed once asbestos that may be disturbed has been removed to the extent practicable, and if suspect material that was not in the report turns up after work starts, the constructor must immediately notify a Ministry of Labour inspector in writing and orally, as well as the owner, the contractor and the joint health and safety committee or representative.
That report is what we price from. Sofisa is not the assessor or the lab: a qualified assessor inspects and samples, an accredited lab analyzes, and we classify each removal as Type 1, 2 or 3 from their findings and write the containment, notice and clearance into the scope.
Asbestos removal in Mississauga: what has to be in hand before work starts
Asbestos removal in Mississauga starts with paperwork, not tools. Under Ontario's asbestos regulation (O. Reg. 278/05), the building owner must have a report that says whether the material to be disturbed is asbestos-containing, and must give any prospective constructor a copy of that report Ontario's asbestos regulation guide. We price the removal from that report. If it doesn't exist yet, we tell you before we tender, because a removal price without a survey is a guess.
The report also sets the boundaries of the job. If crews open a wall or ceiling in a Mississauga unit and finds suspect material the report didn't cover, the regulation requires the constructor or employer to notify an inspector at the Ministry of Labour, Training and Skills Development immediately, in writing and orally, and to tell the building owner, the contractor and the joint health and safety committee or representative Ontario's asbestos regulation guide. That is why we ask for the survey boundaries and the demolition drawings together, and flag any area the survey left out before the schedule is fixed.
Removal is rarely the whole job in Peel commercial stock. Most units that need asbestos removal are being cleared for interior alterations, and the City of Mississauga lists interior alterations among the projects that need a building permit Mississauga building permit requirements. Sofisa handles the removal, the interior strip-out and the rebuild on the same contract. Your permit drawings, your survey and the removal sequence then line up on one schedule instead of three.
What we bring to a Mississauga removal: WSIB clearance, $5M general liability insurance, and IICRC-aligned procedures for the related water and mould scopes. We supply the documents a landlord or property manager asks for before mobilization.
Mississauga asbestos abatement questions
What documentation do you provide for a landlord or property-manager package?
The survey or report the scope was built from, the classification of each removal, the containment and clearance arrangements, waste documentation, and the air clearance result before the area is released back to the trades. Property managers in Peel generally need that package for their own file and for tenants, so it is produced as the work runs rather than assembled afterwards. Where a claim is open we price the abatement as its own line item so it reads clearly beside the rest of the scope — we are the contractor, not the adjuster, and we do not determine coverage.
Can you price the work if the designated substance survey is not finished?
We can give planning-level ranges so a budget can be set, but not a firm number. Until the survey confirms what the material is and where it runs, the classification — and therefore the containment, the crew and the programme — is unknown. A price issued before that is a guess that gets revised. The honest route is a planning allowance now and a fixed scope once the survey lands.
Are your abatement crews based in Mississauga?
Yes — the yard is in Mississauga, so Peel is home ground. Crews, poly, filtration units and supervision all leave from that address, which is why a walk-through at an Airport Corporate Centre floor or a Dixie unit can usually be arranged at short notice with no travel loaded into the price.
Do we need a designated substance survey before you can quote?
The survey is what converts a suspicion into a priced scope, so send it with the drawings if one exists. Where it has not been commissioned yet, flag that when you enquire: it reorders the job rather than ruling us out, and we will tell you what has to happen first.
What is the difference between Type 1, 2 and 3 on our job?
The material and the way it will be disturbed decide it. Small non-friable work falls under Type 1; larger non-friable areas and enclosed insulation fall under Type 2; friable material falls under Type 3 and is removed inside full containment with negative air. That classification then drives the containment, the programme and most of the cost.
Can abatement happen while the rest of the unit stays occupied?
Frequently. We seal the work area, hold it under negative pressure, route the waste away from staff and customer traffic, and push the loud stages into evenings or weekends when a Hurontario plaza or a Meadowvale tenant cannot spare the hours. Whether a space is occupied or empty genuinely moves the number, so we settle it before the quote goes out.
How does abatement sequence into the rest of a Mississauga project?
Nothing gets torn out and no stud goes up until the flagged material has gone and the area has cleared. With abatement, demolition and framing sitting under one contract and one senior supervisor, handing an area on is a scheduling call on site rather than a negotiation between two firms.
How fast can we get a price for a Peel commercial building?
Send the survey where you have one, the drawings or a written scope, and whatever access rules the building imposes. We come back with next steps, and on most Peel jobs we look at the space ourselves before the number goes out.
Is asbestos removal Mississauga priced like a downtown Toronto tower floor?
The classification is the same under O. Reg. 278/05; the labour often is not. Peel low-rise usually has grade or dock access for waste, while downtown is governed by freight and after-hours dock windows. We price that difference up front.
Do you only remove asbestos, or also the Mississauga strip-out after clearance?
Both. Abatement, interior demolition and drywall/framing can sit on one commercial contract with one senior supervisor, so clearance to tear-out is a scheduling call rather than a wait on another firm.
What commercial stock in Mississauga most often needs asbestos removal?
Pre-1990 Peel office, plaza and industrial-office fit-outs — tile and mastic, pipe insulation, joint compound, and occasional sprayed material above older ceilings. The designated substance survey decides the Type 1–3 scope before we price it.
Who tests for asbestos before a Mississauga removal: you or a consultant?
A qualified assessor and an accredited lab do the inspection, sampling and analysis. If you don't already have one, we coordinate them, and we price the removal from their report.
What if the survey also flags lead or mercury in the work area?
Those items are planned into the same sequence before demolition starts, following the survey's findings, so the strip-out isn't interrupted halfway for a second round of removals.
How do we check an asbestos abatement contractor before awarding the work?
Ask whether the removal crews are the contractor's own or subcontracted, how each removal will be classified under O. Reg. 278/05, how containment and air clearance will be handled, and for WSIB clearance and liability certificates for your building file. Get the scope in writing before work starts.
Who has to provide the asbestos report for a Mississauga removal?
The building owner. Ontario's asbestos regulation requires the owner to have the report and give a copy to any prospective constructor Ontario’s asbestos regulation guide.
What happens if crews find asbestos that wasn't in the survey?
Work on that material stops, and the Ministry inspector, the owner, the contractor and the health and safety committee or representative must be notified immediately, in writing and orally Ontario’s asbestos regulation guide.
Does asbestos removal in a Mississauga unit need a building permit?
The removal itself is scoped under the asbestos regulation, but the interior alterations it usually clears the way for are on Mississauga's list of projects that need a permit Mississauga building permit requirements.
Can one contractor do the removal and the rebuild?
Yes. Sofisa handles asbestos removal, interior strip-out and the rebuild on the same contract.
Trade detail sits on our commercial asbestos abatement page, the wider local picture on our Mississauga page and project types, with sequencing covered by commercial demolition in Mississauga and drywall and framing in Mississauga.
Sequencing after clearance: the rebuild usually runs as commercial renovation in Mississauga. Where the strip-out started with a loss rather than a lease, it sits with water damage restoration in Mississauga or fire damage restoration in Mississauga.
