Asbestos testing in Mississauga for commercial buildings
If you are planning a renovation, fit-out or demolition in a commercial building in Mississauga, you need to know whether the materials you are about to disturb contain asbestos. Sofisa Group Inc. is a WSIB-cleared and insured Ontario commercial general contractor and asbestos abatement contractor based in Mississauga. We coordinate asbestos testing for property managers, building owners, landlords and tenants' project managers: sampling, a qualified assessor's survey and analysis by an accredited lab. When asbestos is confirmed, we carry out the abatement.
Sofisa is not a laboratory and does not act as an independent consultant. The assessor and the lab are qualified third parties; we arrange the work, read the results against your scope and plan what comes next.
When commercial buildings need asbestos testing
Asbestos was used widely in building materials for decades, and many Mississauga offices, plazas, industrial units and institutional buildings were built or renovated during that period. Testing is usually needed:
- Before a tenant fit-out or renovation that opens walls, ceilings or floors
- Before interior or full demolition
- When an existing survey doesn't cover the areas now being worked on
- When suspect material has been damaged, for example after a leak or by other trades
For background on which buildings are most likely to contain it, see asbestos in commercial buildings built before 1990.
What gets sampled
The materials sampled depend on the building and the planned work. Common suspect materials in commercial space include:
- Drywall joint compound and plaster
- Vinyl floor tiles, sheet flooring and mastic
- Ceiling tiles and textured finishes
- Pipe, boiler and duct insulation
- Sprayed fireproofing and acoustic coatings
- Exterior and roofing materials, where the work reaches them
In Ontario, the owner is expected to identify asbestos-containing materials before construction work begins and share that information with contractors. Ontario Reg. 278/05 sets out how asbestos work is classified and carried out. Confirm requirements for your project.
Asbestos inspection vs asbestos testing
People search for both, and on a commercial project they are two halves of the same job. The asbestos inspection is the walk-through: a qualified assessor looks at the areas you plan to disturb, identifies materials that could contain asbestos and decides what needs to be sampled. Asbestos testing is the lab side: bulk samples of those materials go to an accredited lab, which confirms whether asbestos is present. You need both before work starts. An inspection without sampling leaves suspect materials unconfirmed, and a few lab results without an inspection can miss materials nobody thought to sample. We coordinate the assessor and the lab as one step, so the report you get back puts the inspection findings and the lab results together and ties them to your scope.
How we coordinate asbestos testing
- Scope review. We look at the areas you plan to disturb, your drawings and any existing asbestos survey or management plan.
- Assessor and sampling. We coordinate a qualified assessor to inspect those areas and take bulk samples of suspect materials.
- Lab analysis. Samples go to an accredited lab.
- Results against your scope. We review the report with you: which materials contain asbestos, whether your work will disturb them, and what type of operation applies.
- Plan the next step. If abatement is needed, we price and schedule it ahead of the construction work.
Testing is often part of a broader hazardous building materials assessment that also looks at lead, mould and other materials. If you already have an asbestos management plan, the testing focuses on what the plan doesn't yet cover.
How asbestos is tested in a commercial building
Testing a commercial building is not a home test kit. The assessor works from your scope and drawings, inspects each area and takes small bulk samples of each suspect material, such as joint compound, floor tile and mastic, ceiling tile, pipe insulation or fireproofing. Each sample location is recorded, the sample is sealed and sent to an accredited lab, and the results come back as a list of materials with and without asbestos. Sampling disturbs only small areas, which are sealed or patched afterwards, and it can usually be booked around tenants. If the work later grows into rooms or materials the report didn't cover, those areas are inspected and sampled before anyone opens them.
After the results: planning the removal
If the lab confirms asbestos in the work area, the abatement is done before other trades start. Ontario classifies asbestos work as Type 1, Type 2 or Type 3, each with different precautions, and Type 3 work usually involves a notice to the Ministry of Labour before it starts. Our blog on Type 3 asbestos notice timelines in Ontario explains the lead time involved.
Sofisa performs Type 1–3 abatement. See our asbestos removal Mississauga page for how removal works on site, and our abatement services for the full scope. For what drives the price of removal, read our commercial asbestos abatement cost guide.
Testing, abatement and demolition under one contract
Because Sofisa also does interior demolition in Mississauga and commercial build-outs, the test results feed straight into one plan: abatement first, then demolition, then the fit-out. You don't have to coordinate separate contractors around the results.
What to send us before testing
To set up asbestos testing quickly, send the building address, the floor or unit, a short description of the planned work and any drawings. If there is an existing asbestos survey or management plan, include it, even if it is old: it tells the assessor what has already been sampled and where the gaps are. Then contact us or call, and we'll arrange the site visit.
