Commercial interior demolition in Mississauga.

Sofisa Group Inc. works out of Mississauga, and handles commercial interior strip-out across Mississauga and Peel — partitions, ceilings, flooring, millwork, washrooms and services cut back to base building. Selective removals in a unit that stays open, or a clean strip back to bare shell.

One contract, our own crews, senior supervision on site. Commercial and industrial work only.

Where the work sits

Mississauga strip-out, unit by unit

Interior demolition in Peel is rarely one thing. An Airport Corporate Centre suite between tenancies is partitions, grid, carpet and a reception millwork wall. A warehouse office block off Tomken is a two-storey insert inside a bay that keeps shipping. A Hurontario plaza unit is a re-tenanting where the demising walls stay and everything inside them goes. What comes out, and what has to be protected while it does, is what sets the price — not a square-foot rate.

  • Airport Corporate Centre suites being stripped between tenancies
  • Meadowvale and Airport Corporate Centre office and flex space coming back to shell
  • Warehouse office blocks off Dixie, Tomken and Hurontario
  • Plaza and strip retail units gutted for re-tenanting while neighbours trade
  • Heartland commercial and distribution space where only the fit-out comes out

Because we are based in Mississauga, walking a Mississauga suite is a short-notice item. Most Peel scopes get looked at in person before a number is issued.

Hoarding, protection and getting the debris out

Protection goes in before demolition does: hoarding across the opening, poly on the line, covers over whatever is staying, and a debris path drawn so it never crosses a shipping aisle or a tenant corridor. Off Dixie, Tomken and the Airport Corporate corridor that path is short — a grade door or dock a few metres away, bins on the apron, and the truck cycle setting the pace rather than a lift.

A tower is the other extreme, where the elevator booking rations the day and loading slides into the night. What separates the two numbers is laid out in interior strip-out cost in the GTA. If the scope also takes a slab opening, a mezzanine or structure, it belongs with commercial demolition.

Scope handled on the same contract

Interior fabric

  • Demising walls, steel stud partitions and interior glazing out of Airport Corporate Centre suites
  • Grid, tile and suspended features dropped across Meadowvale office space
  • Carpet, adhesive, levelling beds and raised access floor lifted off the slab
  • Reception casework, millwork, doors and frames out of warehouse office blocks off Dixie and Tomken

Services, scope and haul-off

  • Washroom cores stripped to the rough-in, fixtures and finishes out
  • Mechanical and electrical distribution cut back to base-building points and capped
  • Selective removals where a Heartland tenant keeps part of the existing fit-out
  • Full strip-out to bare shell with bins at the grade door, sorted and hauled off

On file

  • WSIB clearance — Good Standing
  • $5M general liability insurance
  • One contract, senior supervision

Occupied suites versus vacant units

An empty Peel unit is arithmetic: crew size, bin size and how quickly the truck comes back. Hoarding is light and the calendar is really a haulage calendar.

Most jobs are not that. A Heartland warehouse keeps shipping, a plaza neighbour keeps serving customers, half an Airport Corporate Centre floor stays staffed — and the job becomes a containment exercise. Boundary first, dust and noise held at it, material routed away from staff and customer paths, and the loud hours moved to where the landlord permits them. Crew size and shift pattern follow from that, so it is settled before a price leaves the office rather than after. When the space stays partly occupied through the rebuild too, that is renovation and restoration.

Designated substances before anything opens up

The first things a strip-out touches — tile, mastic under the flooring, joint compound, pipe lagging — are the same things a survey tends to flag, and in older Peel stock it often does. In Ontario the designated substances survey is the owner's to provide, and we read it before mobilising rather than after a wall is open. Background on that is in why a designated substance survey matters before commercial renovation in Ontario.

Where it flags something, that scope comes out first, and we do it ourselves through commercial asbestos abatement in Mississauga. Survey, abatement and strip-out stay under one contract, so nothing waits on a second company. With the unit back to base building, drywall and framing in Mississauga puts the interior back.

When a strip-out uncovers mould

Opening walls in an older Peel unit sometimes reveals mould behind board that looked fine from the room side, usually where a leak ran unnoticed. When that happens, that section of the strip-out stops, the area is contained, and the affected materials come out as a mould remediation scope before demolition continues nearby. Because both are on one contract with the same supervisor, the find changes the running order rather than stalling the job while a second company is brought in. If you suspect mould before the strip-out starts, a mould inspection in Mississauga sets the scope first.

Process

How a Mississauga strip-out runs — survey, permits and handover

Most Peel strip-outs follow the same five steps; the unit, the neighbours and the dock decide how long each one takes.

  1. Walk and scope — what comes out, what stays and gets protected, and whether the rest of the unit or floor keeps operating.
  2. Survey and permits — the designated substance survey is read before mobilising, and whether the alteration needs a City of Mississauga building permit is confirmed with the owner's consultant.
  3. Protection — hoarding, poly and floor protection installed, and a debris route drawn away from staff, customers and shipping aisles.
  4. Strip-out — selective removals or full strip to shell, with services cut back and capped at base-building points.
  5. Haul-off and handover — material sorted where the site allows, bins hauled, and the unit swept and left at the agreed end state for the rebuild.

How permits work for demolition and alteration scopes is covered in our commercial demolition permit guide for Ontario.

No survey yet? Start with testing

Many strip-outs are priced before anyone has checked what's in the ceilings and walls. If the unit has no current asbestos or designated substances survey for the areas coming out, we coordinate a qualified assessor and an accredited lab before demolition is scheduled, so the price and programme reflect what is actually there. Interior demolition services for Mississauga commercial units

Interior demolition services for Mississauga cover Airport Corporate suites, Dixie industrial-office, Hurontario plaza retail and Meadowvale units — selective strip-out or full shell. Local yard haul-off at grade or dock usually moves faster than a downtown freight car. Commercial only.

Selective strip-out sequenced with abatement in Peel

Only what the new drawings supersede comes out. Survey-flagged asbestos is abated and cleared first by our team, then selective or full strip-out, then framing/drywall on the same contract when the fit-out follows.

FAQ

Mississauga interior demolition questions

Are you based in Mississauga, or travelling in?

Based here. The yard, the crews, the tools and the project managers all sit in Mississauga, so a Peel walk-through is a short-notice item and mobilisation is planned from a local yard rather than a long haul in.

How fast can we get a strip-out price for a Mississauga unit?

Send the demolition drawings or a written scope — what goes, what is protected, whether the rest of the unit keeps running. Pricing follows the scope and site review, and on most Meadowvale jobs we look at the space first.

Can you strip out a suite while the rest of the floor stays open?

Usually, provided the work zone can be hoarded with its own entrance and its own material route. Where the only route crosses a working Airport Corporate Centre floor, the noisy and dusty parts shift to evenings or weekends, and that pattern is in the price from the start.

What happens with designated substances before a strip-out?

It is read before any wall opens, and whatever it flags is abated before demolition. Because we handle abatement, survey, removal and strip-out ride on one contract. The Dixie, Tomken and Airport Corporate belt is where this most often dictates sequence.

How does haul-off in Mississauga differ from a downtown tower?

Peel units mostly have a grade door, dock or lay-by at the wall, so bins sit beside the bay and material goes straight to the truck; the crew and the truck cycle set production. In a tower every load is sized to a booked freight car. Identical suite, very different labour — and the quote should say so.

Selective removals or full strip-out to shell — which do we need?

Everything the new drawings supersede comes out, nothing more. Keep demising walls, sound grid or usable distribution where the plan allows, and you save putting them back. If a Meadowvale suite is going back on the market with no plan yet, shell is normally the cleaner base.

Do you protect what stays?

Yes. Hoarding and poly are up before the first wall moves, retained floors and finishes are covered, dust control is designed for that boundary and the work being done, and the debris route is drawn around the paths staff and customers actually use.

Can you do the rebuild too?

Yes. Steel stud framing and board go back under the same contract with the same project manager, so strip-out to rebuild is a scheduling call rather than a handover between two companies.

Do Mississauga interior demolition services cover plaza retail and industrial offices?

Yes. Retail units, restaurant back-of-house, clinics and warehouse office space strip out the same way as office suites, with neighbouring units protected when they stay open.

How does abatement sequence into a Mississauga interior demolition?

Nothing opens until the survey is read and flagged material is cleared. Our abatement crew runs first on the same contract, then selective or full strip-out follows.

What end state do you leave after a Mississauga commercial strip-out?

Whatever is written into the scope — bare slab, capped and labelled services, or selective removals with retained demising walls and usable distribution. Defining that up front keeps the next trade from inheriting leftovers.

What happens if we find mould behind the walls during a strip-out?

That section stops, the area is contained, and the affected materials are removed as a mould remediation scope before demolition continues nearby. It stays on one contract under the same supervisor.

Can you strip out a unit that has no asbestos survey yet?

Not until the areas coming out have been surveyed. We can coordinate a qualified assessor and an accredited lab to do the testing, then schedule abatement and demolition from their report.

How long does a Mississauga interior demolition take?

It depends on the area, how much abatement comes first, the haul-off route and the hours the building allows. We set the programme after walking the unit and reading the survey, not from a rule of thumb.

The trade page is our interior demolition page, everything else we handle in Peel is on our Mississauga page, structure and slabs are commercial demolition, hazardous material is asbestos abatement, the rebuild is drywall and framing, and the money question is answered in interior strip-out cost in the GTA and commercial interior demolition cost in the GTA.

Which scope is yours

Sorting the scope before the walk

This is scope classification, not an authorisation or permit ruling — permits and approvals follow the building and the authority having jurisdiction.

For your site visit

Helpful if you have it — nothing here is mandatory to get a conversation started.

  • Drawings or a written scope showing what is removed and what is retained
  • Occupancy and access — who keeps working nearby, doors, docks, elevator or loading limits
  • Your desired timing, and any hours the landlord or tenant restricts
  • Existing survey reports, including a designated substances survey if one has been done
