Commercial and industrial demolition in Mississauga.

Sofisa Group Inc. works out of Mississauga, and handles commercial and industrial demolition across Mississauga and Peel — structural teardown, full strip-out to shell, selective removals on sites that stay in use, and haul-off planned around the site's access, bin placement and truck turnaround.

One contract, our own crews, senior supervision on site. Commercial and industrial work only.

Where the work sits

Mississauga demolition, building by building

Mississauga's commercial stock does not behave like one market. An Airport Corporate Centre floor is usually a strip-out around a tenant that is leaving or shrinking; a Dixie or Tomken industrial bay is racking, a mezzanine, a washroom block and a slab that may have equipment pads in it; a plaza unit on Hurontario is a re-tenanting where the neighbouring stores keep trading. The demolition package gets priced from that, not from a square-foot rate.

  • Airport Corporate Centre office suites and tenant floors being stripped or reconfigured
  • Meadowvale and Airport Corporate Centre office and flex space
  • Industrial and warehouse bays along Dixie, Tomken and Hurontario
  • Plaza and strip retail being gutted or re-tenanted while neighbours stay open
  • Older Peel commercial stock where a designated substance survey sets the sequence

Because the yard is in Mississauga, a site walk is a short-notice item rather than a scheduling exercise — most Peel walk-throughs happen within days of the drawings or scope landing.

Access and haul-off: Peel low-rise versus downtown

A Peel building normally hands you a door at grade, a dock, or a lay-by within a few metres of the work. That single fact shapes the whole day. The bin goes in beside the bay, material drops straight into it, and how quickly the unit empties comes down to how many people are swinging. Move the identical scope into a Bay Street tower and the day belongs to a freight booking, a lane permit and a night window, with every load reduced to something the hoist will take. The teardown has not changed — the handling has, and in Mississauga there is far less of it to pay for. What that handling does to a figure is unpacked in commercial demolition cost in the GTA.

Demolition contractor or junk removal: what a Mississauga site needs

Search results for demolition in Mississauga mix demolition contractors with junk-removal services, and the two do different jobs. Junk removal takes away loose contents and debris. Commercial demolition takes building elements apart: partitions, ceilings, millwork, mezzanines, slab openings or the structure itself. It also comes with the steps that protect the building and the people in it, including the designated substances survey and any abatement, service disconnect coordination, protection of whatever stays, and permits where the work needs them. If a Peel site needs walls, ceilings or structure removed, it needs a demolition contractor. If it only needs emptying, junk removal may be enough.

Scope handled on the same contract

Structural and industrial

  • Teardown of Dixie and Tomken industrial buildings, whole or in sections
  • Mezzanine removal, dock wall alterations and slab openings in Peel warehouse bays
  • Concrete cut and broken out where equipment pads and pits stay behind in the slab
  • A Hurontario site cleared back to grade ahead of redevelopment

Interior, occupied sites and haul-off

  • Airport Corporate Centre floors taken back to base building between tenants
  • Hurontario plaza units gutted one demising wall away from stores that never close
  • Racking, washroom blocks and abandoned services out of warehouse bays
  • Peel debris sorted and trucked out on the same contract as the teardown

On file

  • WSIB clearance — Good Standing
  • $5M general liability insurance
  • One contract, senior supervision

Occupied sites versus vacant bays

Plenty of Peel teardowns run with the property still earning. Half a Tomken warehouse ships while the other half is opened up; a Hurontario plaza unit is emptied between two stores that never shut their doors; an Airport Corporate floor is cleared while the tenancy along the corridor carries on as normal.

Empty space is measured in production — how fast material reaches the truck. Space with people in it is measured in containment. Hoarding and protection go in before a single fastener is pulled, dust and noise control is designed for the specific boundary and the work being done, haul routes avoid the doors staff and customers use, and anything loud waits for the window the landlord or the tenant has actually agreed to. That distinction moves the figure, which is why it is settled during the scope conversation instead of surfacing later as a change order.

Designated substances, then demolition, then haul-off

A Mississauga teardown does not begin with a tool. It begins with the designated substances survey being read and with everything it identifies cleared out of the building first. Ontario places that duty on the owner, and across the older Dixie, Tomken and Airport Corporate stock it is what genuinely sets the running order of the job. Since asbestos abatement is our own crew, the survey, the removal and the demolition ride on one contract rather than two firms waiting on each other. The argument for getting the survey done ahead of mobilisation is set out in why a designated substance survey matters before commercial renovation in Ontario.

If the frame is staying and only the fit-out is leaving, the job is interior demolition — partitions, ceilings, floors, millwork and services pulled back to base building, frequently in the very same Dixie unit where a slab is also being cut open.

Process

How a Mississauga demolition project runs

The sequence is the same on a Dixie industrial bay or an Airport Corporate Centre floor; what changes is how much of it the building lets us do at once.

  1. Site walk and scope — what comes down, what stays, who keeps operating next door, and where bins and trucks can sit.
  2. Survey and permits — the designated substance survey is read first, and where the structure or part of it is coming down, the City of Mississauga demolition permit is built into the schedule.
  3. Pre-start — service disconnects confirmed in writing, any surveyed material abated by our own crew, hoarding and protection installed.
  4. Demolition — phased so neighbouring units and anything retained stay protected, with loud work held to the hours the landlord allows.
  5. Haul-off and handover — concrete and metal separated for recycling where the site allows, the rest hauled to a licensed transfer station, and the site left at the agreed end state.

For hazardous scope in the same building, see commercial asbestos abatement in Mississauga; where the frame stays and only the fit-out leaves, see interior demolition in Mississauga.

Commercial demolition contractors for Mississauga and Peel

As commercial demolition contractors based in Mississauga, we mobilise crews, bins and supervision from the local yard for Dixie, Airport Corporate, Hurontario plaza and Meadowvale industrial stock. Structural teardown and interior strip-out run as one package when needed, with neighbouring bays protected when they stay open. Commercial and industrial only.

Demolition services Mississauga — industrial, plaza and office stock

Demolition services Mississauga cover warehouse mezzanines and racking, plaza units taken to shell, office selective removals and partial structural openings. Haul-off on Peel low-rise usually sits at grade or dock; that is why Peel labour differs from a downtown tower even when the tear-out is similar. Survey-flagged asbestos is removed first on our own abatement crew.

Commercial and industrial only

Sofisa's demolition work is commercial and industrial: offices, plazas, retail units, clinics, restaurants, warehouses and industrial buildings. We don't take on house or residential demolition. Keeping to commercial and industrial work means the crews, the equipment and the paperwork, from the survey to the closeout file, are set up for buildings with tenants, landlords and property managers. For plant and warehouse projects, see industrial demolition.

FAQ

Mississauga demolition questions

Are you actually based in Mississauga?

Yes — Mississauga. The crews, the equipment and the project managers mobilise from that yard, which is why a Mississauga site walk is usually a short-notice item and mobilisation is planned around a local yard rather than a long haul in.

How quickly can we get a demolition price for a Mississauga site?

Put four things in front of us — what is being removed, what has to survive, whether the unit beside it keeps trading, and the designated substances survey if one exists — and we come back with next steps. On a Dixie address we would usually rather stand in the building first, so a walk is booked alongside the estimate.

Do you handle both structural teardown and interior strip-out in Mississauga?

Both, and normally in the same building. A Peel job that needs a slab opening cut, a mezzanine dropped and the office block stripped back to shell is written as a single contract with a single supervisor, rather than split into packages that each wait on the other.

Can demolition happen while a neighbouring bay or plaza unit stays open?

Usually it can. The trading side gets hoarded and protected before the first fastener moves, the haul route is drawn away from whatever door their customers or forklifts use, and anything loud is held back to the hours the Hurontario landlord or the warehouse operator will sign off. Working beside a live unit costs more than working in an empty one, so that condition is priced at the start.

What happens with designated substances on a Mississauga teardown?

The survey is read first, and whatever it identifies leaves the building before demolition begins. That removal is our own crew rather than a subcontractor's, so the programme does not idle between two companies. Older Peel office and industrial stock is where the survey most often rearranges the sequence.

How is haul-off different on a Dixie industrial site versus downtown Toronto?

On Dixie the bin sits at the door: material is loaded where it falls, and the only real limit is how fast the crew fills trucks. In the core you are booking a dock, holding a lane permit and reducing every load to something a freight car will carry, often after hours. The demolition is identical; the handling is not, and that gap is written into the quote rather than discovered in a change order.

Do we need a demolition permit in Mississauga?

If the structure or part of it is coming down, generally yes — Ontario's Building Code Act requires a permit to demolish a building, and in Mississauga it is issued by the City. An interior strip-out with the structure staying may be covered by the building permit for the alteration or need no permit at all, depending on the scope. Where a permit applies, we build it into the contract and the schedule rather than leaving the owner to chase it.

What is included in a Mississauga demolition price?

The written scope covers the demolition itself, protection of anything staying and of neighbouring units, service disconnect coordination, bins and haul-off, separation of concrete and metal for recycling where the site allows, and the condition the site is handed back in — slab, grade or shell with capped services. Abatement of any surveyed designated substances is priced as its own line on the same contract.

Do you bid Mississauga demolition as a local contractor or a Toronto firm travelling in?

Local. The yard is in Mississauga, so Peel commercial and industrial sites are home ground for crews, bins and supervision.

Can one commercial demolition contractor handle abatement and strip-out on a Peel site?

Yes. Designated substances leave first on our abatement crew, then demolition or interior strip-out follows on the same contract and supervisor.

What industrial scopes sit under demolition services Mississauga?

Racking and mezzanine removal, equipment foundations, heavy slab work, high-bay strip-outs and partial structural openings — phased around neighbouring bays that stay open when required.

Is a demolition contractor the same as a junk removal company?

No. Junk removal takes away loose contents and debris. A commercial demolition contractor removes building elements, from partitions and ceilings to structure, and handles the survey and abatement sequence, service disconnect coordination, protection and haul-off that come with it.

Do you demolish houses in Mississauga?

No. Sofisa's demolition work is commercial and industrial only: offices, plazas, retail, clinics, restaurants, warehouses and industrial buildings.

Do you take on industrial demolition in Mississauga?

Yes. Warehouse mezzanines, racking, office pods, dock wall alterations and structural openings are regular Peel scopes. Process equipment is isolated and removed by the owner's specialists first, then we strip out the surrounding area. See industrial demolition.

Which scope is yours

Sorting the scope before the walk

This is scope classification, not an authorisation or permit ruling — permits and approvals follow the building and the authority having jurisdiction.

For your site visit

Helpful if you have it — nothing here is mandatory to get a conversation started.

  • Drawings or a written scope showing what is removed and what is retained
  • Occupancy and access — who keeps working nearby, doors, docks, elevator or loading limits
  • Your desired timing, and any hours the landlord or tenant restricts
  • Existing survey reports, including a designated substances survey if one has been done
