Commercial drywall and framing in Etobicoke.

Sofisa Group Inc. handles steel stud framing, Type X board, walls to deck, rated and acoustic assemblies, T-bar grid and drywall ceilings for Etobicoke and west Toronto industrial, airport-adjacent warehouse office, plaza retail and professional space.

Crews mobilise from the Mississauga yard via the QEW and 427, so travel does not land in the number. One contract, our own crews, senior supervision on site. Commercial and industrial work only.

Where the work sits

Etobicoke walls, building by building

West Toronto is industrial first. Most wall packages here are an office block, lunchroom and washroom core framed inside a clear-span bay that keeps shipping, a demising wall carried to deck between condo industrial tenants who share docks, or a plaza unit re-tenanted around Sherway while neighbours stay open. Airport-adjacent stock along Airport Road and Dixon, Queensway multi-unit industrial, and Kipling–Islington professional suites fill in the rest.

  • Airport-adjacent warehouse office and industrial around Airport Road and Dixon
  • Multi-unit industrial and condo bays off Dixie and The Queensway
  • Plaza and strip retail being demised around Sherway, Bloor West and Lakeshore
  • Office and professional suites along Kipling and Islington
  • Older west Toronto stock where rated demising and acoustic walls drive the schedule

Because the yard is a short run via the QEW and 427 in Mississauga, an Etobicoke site walk is a short-notice item and mobilisation does not carry travel into the price.

Access and freight: Etobicoke grade doors versus downtown hoists

West Toronto splits two ways. Multi-unit industrial off Dixie and The Queensway, and the airport-adjacent stock around Airport Road and Dixon, load at a dock or a drive-in door with the bin parked outside. Sherway, Bloor West and Lakeshore retail is tighter — street or rear-lane loading, short windows, and pedestrian traffic past the hoarding all day.

Neither works like drywall and framing in Toronto, where a freight booking rations how much board reaches the floor. drywall and framing in Mississauga is the closest comparison to the industrial half of Etobicoke. The assemblies stay the same; the loading plan is what moves the hours.

Scope handled on the same contract

Steel stud framing

  • Steel stud partitions and rated demising lines between multi-unit industrial bays off Dixie and The Queensway, run to deck where the schedule says so
  • Bulkheads, soffits and drops framed under airport-adjacent warehouse office ceilings around Airport Road and Dixon
  • Door, window and borrowed-light framing for Kipling and Islington professional suites
  • Blocking set for counters, millwork and wall-hung equipment in Sherway and Lakeshore retail units

Boarding, finishing and ceilings

  • Regular, Type X, moisture- and abuse-resistant board hung to the wall schedule through west Toronto units
  • Taping and finishing to the specified level, patched out and made good before paint
  • Rated and acoustic assemblies built to the detail as drawn — the demising separations that drive most Etobicoke schedules
  • T-bar grid and tile, drywall ceilings, bulkheads and drops in the warehouse office and retail areas

Occupied bays and after-hours work

West Toronto work is nearly always next door to someone trading. A Queensway condo bay is demised while the neighbour loads trucks, a Sherway retail unit is reframed while the plaza stays open, and an airport-area warehouse keeps running behind the hoarding. Poly and hoarding go up first, shared docks and drive aisles stay clear, and protected surfaces are left as found.

Where building rules or neighbouring hours require it, the noisy work — track cutting, screw guns, sanding — is done evenings or weekends. Those windows are fixed at quote stage, because in multi-tenant Etobicoke stock the access rules are half the labour story.

How walls sequence with the rest of the job

Board follows removal, not the other way round. interior demolition strips the partitions and ceilings the new plan replaces; where a survey flags designated material, asbestos abatement is completed first; larger teardowns go through commercial demolition.

Once the walls are finished, interior fit-out carries the unit to handover, all under the one contract and one supervisor.

FAQ

Etobicoke drywall and framing questions

Do you have drywall crews working in Etobicoke?

Yes. The yard is in Mississauga and Etobicoke is minutes away on the QEW and 427, so crews, steel and board mobilise as they would for a job in Peel. Travel does not appear as a line on an Etobicoke wall package.

How fast can we get an Etobicoke drywall price?

Send the architectural set and the wall schedule and a price follows. Because the run is short, walking a Queensway bay or a Kipling suite is usually arranged at short notice rather than booked out a week.

Can you build office space inside a warehouse bay that keeps shipping?

Yes — that is much of the airport-adjacent and Queensway industrial work. Hoarding and poly first, the haul route kept clear of forklift aisles and dock doors, and framing and boarding phased so the bay keeps operating while the office block goes in.

Can you demise a plaza or multi-unit industrial bay while neighbours stay open?

Yes. The demising wall and its fire separation drive the schedule, and staging keeps shared docks, drive aisles, entrances and service corridors in use. Cutting, screw guns and sanding move to evenings or weekends where the landlord's rules or neighbouring hours require it.

How is Etobicoke access different from downtown Toronto?

Etobicoke is mostly single-storey and low-rise with grade or dock access, so steel and board are unloaded beside the install and waste leaves through the same door. Downtown runs on hoist windows, night loading and elevator-sized lifts. Same assemblies, different labour.

Do framing and drywall run under the same contract as the strip-out?

Yes. Interior demolition goes first, abatement follows where a designated substance survey flags material, then framing, board and ceilings — one contract and one supervisor, so the join between scopes is a date rather than a gap.

Scopes that usually run on the same contract

Most GTA projects need more than one of these. Running them under one contract with senior supervision keeps the sequence — and the accountability — in one place.
