Commercial interior demolition in Etobicoke.

Sofisa Group Inc. handles commercial interior strip-out across Etobicoke — Airport, Dixon and Carlingview industrial-office, Bloor West, Queensway and Kipling office soft demo, and Lake Shore plaza gut-outs. Partitions, ceilings, flooring, millwork, washrooms and services cut back to base building, with bins at the grade door beside the unit wherever the building allows it.

One contract, our own crews, senior supervision on site. Commercial and industrial work only.

Where the work sits

Etobicoke strip-out, unit by unit

An Airport or Carlingview industrial-office block coming back to shell before the next lease is partitions, grid, carpet and a washroom core, with the warehouse side often still shipping. A Dixon Road flex suite turning over between tenancies is a straight production job once the dock is agreed. A Bloor West or Kipling office floor adds stair, lobby and corridor protection in an older mid-rise with one small freight car. A Queensway or Lake Shore plaza unit is a gut-out with the stores either side trading through it. Same trade, four different working days.

  • Airport, Dixon and Carlingview industrial-office strip-out between tenancies
  • Bloor West, Queensway and Kipling office suites taken back to base building
  • Lake Shore and Queensway plaza gut-outs with the neighbouring stores trading
  • Warehouse office blocks near the 427 being reconfigured or cleared for re-lease
  • Older Etobicoke commercial stock where a designated substance survey sets the sequence

Before an Etobicoke number is issued we want the access rules alongside the scope: dock, grade door or freight availability, whether the neighbouring bay or store stays open, and the hours the landlord allows for noise and loading.

Hoarding, dust control and getting the debris out

Before anything comes down, the containment line is built — hoarding, poly, covers on retained finishes and a marked route for material. Around Carlingview, Dixon and the 427 flex stock that route runs a few steps to a grade door; in Bloor West and Kipling mid-rise it runs through a protected lobby to a small freight car, which is a slower cycle and priced as one.

The downtown version of the same job — booked lifts, night loads, corridor protection on every floor — is described on interior demolition in Toronto. What moves the price in either case is set out in interior strip-out cost in the GTA, and slab, mezzanine or structural removals shift into commercial demolition in Etobicoke.

Scope handled on the same contract

Interior fabric

  • Partitions, steel stud and interior glazing out of Carlingview and Dixon office cores
  • Grid, tile and suspended bulkheads dropped in Bloor West and Kipling suites
  • Flooring, adhesive residue and levelling lifted off the slab in 427-corridor units
  • Shopfront millwork, casework, doors and frames out of Queensway plaza space

Services, scope and haul-off

  • Washroom blocks and their finishes taken out to the rough-in
  • HVAC branches, sprinkler heads and power dropped back to base building and capped
  • Selective removals where an Airport-area tenant keeps part of the office fit-out
  • Full strip-out to shell, loaded at the grade door, sorted and disposed of

Occupied buildings versus vacant units

Empty units near the 427 are a straight production question: how fast material reaches the bin and how often the truck turns around. Protection is light, and the schedule is a haulage schedule.

The commoner case has a neighbour working through it — a Carlingview bay still shipping, a Queensway store still open, a Bloor West floor half occupied. Now the boundary decides everything: hoarding and covers before demolition, dust and noise contained at the line, material routed clear of customer doors and forklift lanes, and the loud work slid into permitted hours. Crew size and shift pattern change with it, which is why that is nailed down pre-price rather than invoiced later. Where the unit stays partly in use through the rebuild, that is renovation and restoration.

Designated substances before anything opens up

Flooring adhesive, ceiling tile, joint compound and pipe insulation are the first materials disturbed, and in older airport-area industrial-office and Bloor West retail they are the usual survey hits. Ontario puts the designated substances survey on the owner, and it is read before mobilisation rather than mid-demolition. More in why a designated substance survey matters before commercial renovation in Ontario.

Where something is flagged we abate it first ourselves through commercial asbestos abatement in Etobicoke, keeping survey, abatement and strip-out on a single contract instead of handing the programme between companies. Back at base building, the rebuild continues with drywall and framing in Etobicoke.

FAQ

Etobicoke interior demolition questions

Your yard is in Mississauga — how does that work in Etobicoke?

Crews, tools and project managers mobilise from Mississauga, and Etobicoke is the next stretch east along the 401, 427 and Dundas. No travel line item, and on most Etobicoke strip-outs the unit and the haul route are walked before the number is issued.

How fast can we get a strip-out price for an Etobicoke unit?

Give us the demolition plan or a written scope with the access rules — dock, grade door or freight, which neighbours stay open, and any enforced noise window — and the price comes back.

Can you strip out one unit while the neighbours keep operating?

Yes; around Carlingview, Dixon and the Queensway plazas that is the normal way it runs. The zone gets its own hoarding and entrance, dust is stopped at the line, material stays off forklift lanes and customer doors, and loud work is placed where the neighbours can absorb it. All of that is priced at the outset.

What happens with designated substances before a strip-out?

Read the survey first, abate whatever it flags, then demolish. We handle the abatement, so the survey, the removal and the strip-out remain one contract. Pre-1990 airport-area industrial-office and Bloor West retail is where this most often dictates the sequence.

How does an Etobicoke job differ from a downtown Toronto floor?

Most Etobicoke work loads at a grade door beside the unit, so debris goes straight to the truck and crew plus truck cycle sets the pace. Downtown, every load is sized to a booked freight car and much of it moves at night. Bloor West and Kipling mid-rise sits between the two — a small freight car and a protected lobby run.

Selective removals or full strip-out to shell — which do we need?

Whatever the new drawings replace comes out. Keep walls, sound grid or reusable distribution where the plan allows and you avoid paying to reinstate them. If a 427-corridor unit is going back to market with no plan drawn, shell is normally the cleaner base.

How do you control dust and noise in an occupied Etobicoke building?

We build hoarding with sealed poly or drywall partitions, put the work area under negative air with HEPA filtration where needed, protect corridors and elevators, and schedule noisy work such as coring and breaking outside the tenants' operating hours. If the survey shows asbestos, the abatement is done and cleared before the general strip-out starts.

Is a vacant Etobicoke unit faster to strip out than an occupied one?

Usually, yes. A vacant unit can run full shifts with open haul-off and no protection of neighbours, so the strip-out moves much faster. In an occupied building we phase the work, add hoarding and after-hours windows, and coordinate abatement and haul-off with property management — slower, but the building stays open.

Scopes that usually run on the same contract

Most GTA projects need more than one of these. Running them under one contract with senior supervision keeps the sequence — and the accountability — in one place.
