Commercial interior demolition in Vaughan.
Sofisa Group Inc. handles commercial interior strip-out across Vaughan — Concord and Steeles industrial-office, Highway 7, Keele and Jane office soft demo, Woodbridge and Maple plaza gut-outs, and selective strip-out at Vaughan Metropolitan Centre. Partitions, ceilings, flooring, millwork, washrooms and services cut back to base building, with bins at the grade door beside the unit wherever the building allows it.
One contract, our own crews, senior supervision on site. Commercial and industrial work only.
Vaughan strip-out, unit by unit
A Concord or Steeles industrial-office block coming back to shell before the next lease is partitions, grid, carpet and a washroom core, with the warehouse side often still shipping. A Keele or Jane flex suite turning over between tenancies is a straight production job once the dock is agreed. A Highway 7 office floor adds stair, lobby and corridor protection and a booked freight window. A Woodbridge or Maple plaza unit is a gut-out with the stores either side trading through it, and a Vaughan Metropolitan Centre suite is selective removal in finished space where the base building is new and protected. Same trade, four different working days.
- Concord and Steeles industrial-office strip-out between tenancies
- Highway 7, Keele and Jane office suites taken back to base building
- Woodbridge and Maple plaza gut-outs with the neighbouring stores trading
- Vaughan Metropolitan Centre selective strip-out in newer tower and podium space
- Older Vaughan commercial stock where a designated substance survey sets the sequence
Before a Vaughan number is issued we want the access rules alongside the scope: dock, grade door or freight availability, whether the neighbouring bay or store stays open, and the hours the landlord allows for noise and loading.
Hoarding, dust control and getting the debris out
Work starts with the boundary, not the demolition: hoarding up, poly sealed, retained finishes covered and a debris route agreed that keeps clear of forklift lanes and shopfront entrances. Through Concord and the Woodbridge plazas that route ends at a bin outside the bay. At Vaughan Metropolitan Centre and along Highway 7, it ends at a booked lift and a landlord loading slot.
Downtown pushes that further — night loading and every load sized to the cab — and that is described on interior demolition in Toronto. The drivers behind the number are in interior strip-out cost in the GTA, and where the scope reaches slabs, mezzanines or structure it is priced as commercial demolition in Vaughan.

Occupied buildings versus vacant units
Vacant Concord or Maple space is simple to plan: bins outside, crew inside, and the truck cycle setting how quickly the unit empties. Hoarding stays minimal.
Usually something stays live, though — a Steeles bay shipping, a Woodbridge plaza trading, part of a Highway 7 floor still staffed. The work becomes an exercise in holding a line: protection up first, dust and noise kept inside it, haul routes clear of loading aprons and store entrances, and the disruptive work timed to what the landlord allows. Crew size and shifts follow, so this is fixed before pricing rather than after the fact. If the space stays partly occupied during the rebuild, that is renovation and restoration.
Designated substances before anything opens up
The materials a strip-out reaches first — tile, mastic, joint compound, pipe lagging — are the ones a survey flags, and pre-1990 Concord and Woodbridge stock produces its share. Under Ontario rules the owner provides the designated substances survey, and we work from it before mobilising. See why a designated substance survey matters before commercial renovation in Ontario.
Anything identified is abated ahead of demolition, handled on the same contract through commercial asbestos abatement in Vaughan, which keeps survey, abatement and strip-out on one contract rather than two schedules. With the unit at base building, drywall and framing in Vaughan takes it forward.
Vaughan interior demolition questions
Your yard is in Mississauga — how does that work in Vaughan?
The yard is in Mississauga, and Vaughan is a straight run up the 427 and 400 for crews, tools and project managers. Travel is not billed, and on most Vaughan strip-outs the unit and haul route are walked before pricing.
How fast can we get a strip-out price for a Vaughan unit?
Send the demolition plan or a written scope together with the building rules — dock, grade door or freight access, which neighbours stay open, and the landlord's noise window — and a number follows.
Can you strip out one unit while the neighbours keep operating?
Yes, and through Concord, Steeles and the Woodbridge plazas that is routine. The work zone gets its own hoarding and way in, dust is held at the line, haul routes keep clear of forklift aisles and store entrances, and loud work is scheduled to hours the neighbours can absorb. Priced up front, not later.
What happens with designated substances before a strip-out?
The survey comes first; anything it flags is abated before demolition starts. Abatement is handled on the same contract, so survey, removal and strip-out stay under one contract. Pre-1990 Concord industrial-office and Woodbridge retail is where this most often sets the sequence.
How does a Vaughan job differ from a downtown Toronto floor?
Most Vaughan work loads at a grade door or dock next to the unit, so debris goes straight onto the truck and crew and truck cycle set production. Downtown, loads are broken to what a booked freight car takes and much of it happens overnight. Highway 7 and VMC towers sit in between — booked freight and a protected lobby, but a shorter queue.
Selective removals or full strip-out to shell — which do we need?
Only what the new drawings supersede. Where the plan keeps walls, sound grid or usable distribution, leaving them in avoids paying to put them back. If a Maple or Woodbridge unit is being re-leased with nothing drawn, shell is usually the cleaner starting point.
How do you control dust and noise in an occupied Vaughan building?
We build hoarding with sealed poly or drywall partitions, put the work area under negative air with HEPA filtration where needed, protect corridors and elevators, and schedule noisy work such as coring and breaking outside the tenants' operating hours. If the survey shows asbestos, the abatement is done and cleared before the general strip-out starts.
Is a vacant Vaughan unit faster to strip out than an occupied one?
Usually, yes. A vacant unit can run full shifts with open haul-off and no protection of neighbours, so the strip-out moves much faster. In an occupied building we phase the work, add hoarding and after-hours windows, and coordinate abatement and haul-off with property management — slower, but the building stays open.

Scopes that usually run on the same contract
Most GTA projects need more than one of these. Running them under one contract with senior supervision keeps the sequence — and the accountability — in one place.
