Commercial demolition in Vaughan.

Sofisa Group Inc. mobilises from Mississauga and handles demolition across Vaughan and York Region — Concord and Steeles industrial tear-down and strip-out, Highway 7, Keele and Jane office soft demo, Woodbridge and Maple plaza gut-outs, Vaughan Metropolitan Centre selective strip-out, and haul-off planned around units that stay open.

One contract, our own crews, senior supervision on site. Commercial and industrial work only.

Where the work sits

Vaughan runs from warehouse tear-down to tower strip-out

York Region is a mix, and the demolition reflects it. A Concord or Steeles industrial building is racking, a mezzanine, a warehouse office block and a slab that has carried process equipment for decades. A Highway 7, Keele or Jane office suite is partitions, ceilings and services back to base building. A Woodbridge or Maple plaza unit is a gut-out with the stores either side trading. A Vaughan Metropolitan Centre floor is selective strip-out on booked loading. Those are four different prices, and a square-foot rate hides all of it.

  • Concord and Steeles industrial tear-down, warehouse strip-out and mezzanine removal
  • Highway 7, Keele and Jane office and medical suites coming out between tenants
  • Woodbridge and Maple plaza gut-outs with the neighbouring stores trading
  • Vaughan Metropolitan Centre selective strip-out in tower and podium space
  • Older York Region commercial stock where a designated substance survey sets the sequence

Crews run up the 427 and the 400 from the Mississauga yard, so getting a project manager onto a Vaughan site to look at the slab and the loading before quoting is normal practice rather than a favour.

Grade and dock access, not a booked hoist

York Region industrial hands you the loading arrangement a tower cannot: doors at grade, a dock apron, and a spot for the bin a few steps from the work. Production then runs on truck cycles rather than elevator windows, and what slows the job down is the business next door — their apron, their forklifts, their customer parking — not a permit from the City. Vaughan Metropolitan Centre inverts it, and there the schedule follows the landlord: bins kept away from live docks, loads timed around peak hours, protection installed before anything is cut. The size of that difference is broken down in commercial demolition cost in the GTA. How the same work behaves in the core is on commercial demolition in Toronto.

If the scope touches structure, a demolition permit from the City of Vaughan usually applies — see our commercial demolition permit guide for Ontario.

Scope handled on the same contract

Structural and industrial

  • Concord and Steeles industrial buildings tear-down, entire or section by section
  • Mezzanine steel, dock walls and slab openings cut out of York Region warehouse space
  • Machine bases, pits and foundations broken out where a Concord line has been retired
  • Sites levelled off Keele and Jane ahead of redevelopment or a new tenancy

Interior, live sites and haul-off

  • Highway 7, Keele and Jane office and medical suites soft-demoed to base building
  • Woodbridge and Maple plaza units gutted between two trading storefronts
  • Racking, washroom cores and disused services taken out of Concord bays
  • VMC podium and tower debris staged, sorted and removed under the same contract

On file

  • One contract, senior supervision

Occupied buildings versus vacant space

Empty properties are rare in Vaughan. The normal picture is a Concord bay being emptied between two units that are still loading trailers, a Woodbridge plaza unit coming apart over a weekend the neighbouring shops work straight through, or a Highway 7 suite being cleared with a full floor of tenants directly overhead.

Where the building is empty, speed of removal is the whole conversation. Where it is not, the conversation is about everybody else: a boundary that holds, dust and noise that stay behind it, exits and fire routes that never close, and the disruptive stages confined to hours the property has agreed to release. Those two jobs do not cost the same, so which one it is gets nailed down before the number leaves rather than after the crew arrives.

Survey first, then demolition, then the rebuild

A Vaughan tear-down is sequenced backwards from the designated substances survey: it is read, whatever it names is cleared, and only then does anything get opened. The obligation sits with the owner under Ontario law, and pre-1990 Concord industrial units and older Highway 7 offices are where it most often changes the plan. Our own asbestos abatement crew does that removal, with the local detail on asbestos abatement in Vaughan, so the three stages stay under one contract. The reasoning is laid out in designated substance surveys before commercial renovation in Ontario.

If the structure is untouched and only the fit-out leaves, that scope is interior demolition. With the unit back to shell, the new layout is built out in steel and board through drywall and steel stud framing in Vaughan.

FAQ

Vaughan demolition questions

Do you cover Vaughan from the Mississauga yard?

Yes. The yard is in Mississauga, and Vaughan is a straight run up the 427 and the 400 for crews, equipment and bins. A Concord or Highway 7 site walk is a short-notice item rather than a mobilisation, and travel does not become a line in the price.

How does Vaughan demolition differ from downtown Toronto work?

Chiefly in how material gets out. A Concord or Steeles building offers grade doors, docks and space in the yard for a bin, so output depends on the crew and how quickly trucks turn around. The core runs on booked hoists, elevator-sized loads and permits to stand on the street. Vaughan Metropolitan Centre is the local exception, where tower loading behaves like downtown — priced as such at quote stage, not billed as an extra later.

Can you strip out one industrial bay while the neighbours keep operating?

Along Steeles and through the Concord industrial condos that is the usual arrangement. A solid boundary divides the unit from the ones still running, haul routes avoid the shared apron and any forklift aisle, and loud or dusty stages are moved into hours the other occupants can live with. The phasing is spelled out in the scope so no owner loses a loading door without warning.

Do you handle plaza gut-outs in Woodbridge and Maple?

Yes. In those strips it is really re-tenanting work performed between two open businesses — the shopfront protected, dust and noise held at the demising line, exits and fire routes kept usable, and material taken out when shoppers are not around. The landlord's loading and after-hours rules usually decide the shape of the working day.

What happens if the survey flags something?

Everything waits on the designated substances survey. Once it has been read, whatever it identifies is removed before demolition resumes. Pre-1990 Concord industrial units and older Highway 7 offices are the typical candidates. We do the removal ourselves, so survey, abatement and teardown stay on one contract rather than in a queue between two firms.

How fast can we get a demolition price for a Vaughan site?

Pricing follows the scope, provided it says what goes, what stays, whether the neighbours keep trading, how loading and docks are controlled, and whether a survey exists. On a Concord slab or a VMC floor a site walk is usually arranged too, because the drawing rarely shows what the last tenant left behind.

Interior strip-out or full structural demolition — which does a Vaughan commercial building need?

It depends on what happens next. If the shell, structure and roof stay and the space is being re-leased or re-fit, an interior strip-out to shell is usually enough. If the building is coming down for redevelopment, it is a structural demolition with engineering, permits and utility disconnects. We walk the Vaughan site and scope it before pricing.

How is abatement sequenced with the demolition on a Vaughan job?

Abatement comes first. We review the designated substance survey, complete the Type 1–3 asbestos removal and get clearance, and only then start the strip-out or teardown — with the same site lead and under one contract, so there is no hand-off gap between two contractors.

Most GTA projects need more than one of these. Running them under one contract with senior supervision keeps the sequence — and the accountability — in one place.
