Commercial drywall and framing in Mississauga.

Sofisa Group Inc. works out of Mississauga, and handles steel stud framing, Type X board, walls to deck, rated and acoustic assemblies, T-bar grid and drywall ceilings for Mississauga office, industrial, retail and medical space on the same contract.

One contract, our own crews, senior supervision on site. Commercial and industrial work only.

Key takeaways

  • Sofisa is a commercial drywall and framing contractor based in Mississauga, ON. It handles steel-stud framing, drywall, bulkheads, ceilings and demising walls, plus the demolition and fit-out around them, on the same contract.
  • Building or removing walls is construction under Ontario's Building Code Act, so a permit from the chief building official is needed before work starts (s. 8). In Mississauga, permits come from the City's building division.
  • Old partitions and drywall compound can contain asbestos. The owner must identify designated substances before a project starts (OHSA s. 30).
  • WSIB-cleared, $5M general liability insurance, IICRC-aligned. Commercial only.

Mississauga walls, building by building

Mississauga's commercial stock does not behave like one market. An Airport Corporate Centre floor is a demising and acoustic problem; a Dixie industrial bay is usually a warehouse office and a washroom block inside a shell; a Highway 10 plaza unit is a re-tenanting where the demising wall and the fire separation set the whole schedule. The wall package gets priced from that, not from a square-foot rate.

  • Airport Corporate Centre office suites and tenant floors
  • Meadowvale and Airport Corporate Centre office and flex space
  • Industrial and warehouse units along Dixie, Tomken and Hurontario
  • Plaza and strip retail being demised or re-tenanted
  • Medical, dental and professional suites carved into older buildings

Because the yard is in Mississauga, a site walk is a short-notice item rather than a scheduling exercise — most Peel walk-throughs happen within days of the drawings landing.

Commercial drywall installation for offices, retail and industrial units

Most commercial interiors in Mississauga are framed in steel stud rather than wood. Steel is non-combustible, stays straight, and suits the long runs, tall walls and bulkheads found in offices, retail units and industrial front offices. Sofisa builds partitions, demising walls between tenants, bulkheads and T-bar ceilings to the issued drawings and to Ontario's Building Code (O. Reg. 332/12, Building Code). Where the drawings call for fire-rated or acoustic assemblies, we build the assembly the designer specifies, using the listed components, and leave the rating design to the designer or engineer. Demising walls between tenants usually carry both requirements, so we confirm the assembly before framing starts. Because framing, drywall, ceilings and the fit-out around them sit on the same contract, the walls are sequenced with the demolition before them and the finishes after them, under one schedule.

Before the old walls come down

Older partitions, drywall joint compound and ceiling materials can contain asbestos. Under Ontario's Occupational Health and Safety Act, the owner must determine which designated substances are present before a project begins and list them (Occupational Health and Safety Act, s. 30). Asbestos is a designated substance (O. Reg. 490/09, Designated Substances). If the survey finds asbestos in the compound or other materials, removal follows O. Reg. 278/05 before demolition starts. Access and freight: Peel low-rise versus downtown

Almost every Peel building we board has a grade door, a dock or a parking stall within a few steps of the work. Steel, board and grid come off the truck beside the install, offcuts go straight into the bin, and nobody plans the shift around an elevator booking. Airport Corporate Centre tenant floors add a lobby route and business-hours rules; Dixie and Tomken industrial adds forklift traffic to work around. Neither compares with a downtown hoist window.

That is why the same wall schedule costs less labour here than it does on a tower floor: the assemblies are identical, the handling is not. We price the handling we can actually see, which is the part of a Mississauga package most likely to be underestimated from a drawing alone.

Scope handled on the same contract

Steel stud framing

  • Steel stud partitions and demising lines through Airport Corporate Centre tenant floors, carried to deck where the drawing calls for it
  • Bulkheads and soffits over Meadowvale open-plan areas, with drops and backing set before the grid goes in
  • Door, sidelight and borrowed-light openings framed for Meadowvale office and flex layouts
  • Blocking laid in for millwork, monitors and wall-hung equipment in medical and dental suites carved out of older Peel buildings

Boarding, finishing and ceilings

  • Regular, Type X, moisture- and abuse-resistant board hung to the wall schedule across Peel office and industrial units
  • Taping and finishing brought to the specified level and made good before the painter starts
  • Rated and acoustic assemblies built exactly as the detail draws them, layers and firestopping included
  • T-bar grid and tile for Airport Corporate Centre floors, plus drywall ceilings, bulkheads and drops

Occupied floors and after-hours work

Peel wall packages usually run inside a building that is still working. A tenant floor at Airport Corporate Centre gets re-planned while the rest of the suite answers phones; a Dixie industrial unit keeps shipping while its office block is rebuilt. Hoarding and poly go up before the first track is cut, dust control is planned around the unit and its access route, and finished floors and frames are protected instead of repaired at the end.

Where the landlord's rules or the tenant's hours require it, track cutting, screw guns and sanding move to evenings or weekends. Those hours are settled before the number is issued, because access is the single item most likely to turn a Mississauga wall package into a change order.

How walls sequence with the rest of the job

A wall goes up where something came out. interior demolition removes the partitions and ceilings the new plan replaces, and if a designated substance survey flags material, asbestos abatement is finished before any framing begins.

With the board taped and made good, interior fit-out carries the suite through to handover — the same contract and the same supervisor from strip-out to keys.

FAQ

Mississauga drywall and framing questions

Are you actually based in Mississauga?

Yes — Mississauga. Crews, material and project managers all leave from that yard, which is why a Mississauga site walk is usually a matter of days.

How quickly can we get a drywall price for a Mississauga unit?

Pricing follows the drawings and a site review — on most Peel jobs we walk the unit as well, because what is already standing in a Dixie or Meadowvale space moves the price more than the square footage does.

Do you frame and board under one contract?

Yes. Steel stud framing, boarding, taping, finishing and the ceilings sit in one package with one crew and one schedule — no handoff between a framing sub and a drywall sub, and no gap where the two blame each other.

Can you work around a tenant who stays open?

Yes. Hoarding and poly go up first, dust control is planned for the specific unit and its access route, existing finishes are protected, and cutting, screwing and sanding move to evenings or weekends where the landlord's rules or the tenant's hours require it. An Airport Corporate Centre floor is routinely reframed with the rest of the suite still working.

How is a Peel low-rise different from a downtown Toronto tower?

A Mississauga low-rise is loaded at a grade or dock door, so board and steel arrive beside the studs and the day is not built around an elevator booking. A tower floor means hoist windows, night loading and tight staging. That lands in the labour, not just the calendar.

Can drywall start before the strip-out is finished?

Often, yes. Framing can chase the demolition area by area instead of waiting for a whole floor to clear, and that works best when the strip-out and the walls are on the same contract with one supervisor watching both.

Do I need a permit to add or move walls in a Mississauga office?

Usually, yes. Under Ontario's Building Code Act, construction needs a permit from the chief building official before work starts. The City of Mississauga's building division confirms what your scope needs.

Building Code Act, 1992 · City of Mississauga, Building permits

Can drywall compound contain asbestos?

Yes, in older buildings. The owner must identify designated substances, including asbestos, before the project starts, and any removal follows O. Reg. 278/05.

Occupational Health and Safety Act · O. Reg. 278/05

Do you work after hours on occupied floors?

Yes. Noisy cutting and framing can be scheduled outside business hours where the building allows it, and phasing is agreed with the property manager before work starts.

Does Sofisa do drywall for houses?

No. Sofisa works only on commercial, institutional and industrial projects.
