Office Renovation Contractor in Mississauga
Office renovations in Mississauga, handled on one contract
Mississauga's office stock runs from towers around Square One and City Centre to the suites in Meadowvale, Airport Corporate Centre and the business parks along Highway 401 and 403. Most office renovations follow the same sequence: strip out the old layout, deal with whatever is behind the walls and ceilings, rebuild partitions, and close out finishes so the tenant can move in. Sofisa is a commercial general contractor based in Mississauga, ON, WSIB-cleared and fully insured, that handles each of those stages on the same contract, so the owner or property manager has one schedule and one point of contact from first site walk to handover.
Sofisa is an IICRC Certified Firm and carries $5M general liability insurance. We work for property managers, landlords, tenants and facility teams. We don't take residential work.
What a commercial office renovation includes
Selective interior demolition. Removing partitions, millwork, ceilings and flooring while protecting the base building, the risers and neighbouring tenants. See interior demolition in Mississauga.
Hazardous materials before the strip-out. Older office ceilings, drywall compound, flooring and pipe insulation can contain asbestos. Sofisa coordinates qualified assessors and accredited labs. We aren't a lab or a consultant, and abatement follows their findings. More on asbestos abatement in Mississauga and asbestos testing in Mississauga.
Framing and drywall. New offices, meeting rooms and demising walls built to the issued drawings. See drywall and framing in Mississauga.
Fit-out and finishes. Ceilings, flooring, doors and hardware, paint, and coordination with mechanical, electrical and IT trades. See interior fit-out in Mississauga.
How the work runs
- Site walk and scope. We walk the space with you and review the drawings and the building's rules for working hours, elevators and noise.
- Designated substances first. Before we price demolition, we ask for the owner's designated substance list. If there isn't one, we arrange for qualified assessors to produce one.
- Permits. Where the work needs a building permit, it has to be issued before construction starts. We coordinate the permit drawings with your designer or engineer.
- Phased construction. Where a tenant has to stay open, we can phase the work by floor or zone and schedule noisy demolition outside business hours, subject to the building's rules.
- Closeout. Deficiency walk, cleanup and turnover documents.
Rules every Mississauga office renovation follows
- Designated substances (OHSA s. 30). "Before beginning a project, the owner shall determine whether any designated substances are present at the project site and shall prepare a list." If the work is tendered, that list must be included in the tender information. Source: Occupational Health and Safety Act, R.S.O. 1990, c. O.1, s. 30.
- Building permits (Building Code Act s. 8(1)). "No person shall construct or demolish a building or cause a building to be constructed or demolished unless a permit has been issued therefor by the chief building official." Source: Building Code Act, 1992, S.O. 1992, c. 23. Local process: City of Mississauga, Building permits.
- WSIB clearance in construction. A principal who directly retains a contractor for construction work must obtain a clearance certificate before the work begins and keep one in effect for the whole job. Source: WSIB Operational Policy, Clearance Certificate in Construction.
Why property managers use one contractor
Splitting demolition, abatement and the build-back across separate firms adds hand-offs, and every gap between trades is a day the space sits empty. When one commercial GC handles demolition, abatement coordination, framing and finishes on the same contract, the designated substance findings, the permit and the build schedule sit in one plan. For the wider scope, including retail, clinic and industrial front-office work, see commercial renovation in Mississauga and the Mississauga service area page.

FAQ
Do you renovate offices in Mississauga while the tenant stays open?
Yes. We can phase the work by floor or zone so the business keeps operating, and noisy demolition can go outside business hours where the building allows it. The phasing is agreed with you and the property manager before work starts.
Do I need a building permit for an office renovation in Mississauga?
Usually, yes, if the scope is construction or demolition. Section 8(1) of Ontario's Building Code Act requires a permit from the chief building official before anyone constructs or demolishes a building. The City of Mississauga's building division confirms what your specific scope needs.
Does an office renovation need an asbestos check first?
Yes. Section 30 of Ontario's Occupational Health and Safety Act requires the owner to identify designated substances, including asbestos, before a project begins. Sofisa coordinates qualified assessors and accredited labs, and abatement follows their findings.
Is Sofisa a residential renovator?
No. Sofisa is a commercial general contractor and only takes commercial, institutional and industrial work such as offices, retail, clinics and front offices.
What does Sofisa handle on the same contract?
Interior demolition, asbestos and hazardous materials abatement coordination, framing, drywall, and interior fit-out and finishes, so you have one schedule and one point of contact.
How do I check Sofisa's insurance and WSIB status?
Ask us for our WSIB clearance and our $5M general liability insurance certificate before you sign. WSIB requires a valid clearance to be in place before construction work starts.
