Commercial drywall and framing in Toronto.

Sofisa Group Inc. handles steel stud framing, Type X and fire-rated board, walls to deck, rated and acoustic assemblies, T-bar grid and drywall ceilings on downtown and midtown Toronto office floors — and the same package in North York, Scarborough and Etobicoke commercial stock.

One contract, our own crews, senior supervision on site. Commercial and industrial work only.

Where the work sits

Toronto walls, floor by floor

A Financial District tower floor, a Yonge–Bloor midtown suite, a North York City Centre office and a Scarborough industrial-office unit are four different wall packages. The assemblies may be near-identical; what differs is the freight elevator window, the dock booking, the after-hours noise rule and whether staff are still working twenty feet from the track line. That is what a Toronto price gets built from — not a square-foot rate.

  • Financial District and downtown office floors (Bay, King, Adelaide corridors)
  • Midtown towers and mixed-use (Yonge–Bloor, Yorkville, College)
  • North York City Centre and Don Mills office suites
  • Scarborough and Etobicoke industrial-office and flex units
  • Medical, dental and professional suites in older midtown and downtown stock

Before a downtown number is issued we want the building rules alongside the drawings: freight hours, elevator booking process, loading dock access and the noise window the property manager enforces.

Access and freight: downtown Toronto versus Peel low-rise

Downtown the building, not the drawing, sets the pace. A freight elevator window decides how much steel and board reaches the floor in a shift, so material is broken into lifts that fit the car, waste rides back down the same route, and crew size is matched to the window rather than to the linear feet of wall. Bay, King and Adelaide floors add security sign-in, protected lobby paths and loading bays shared with every other trade in the tower.

Peel work is the opposite end of that scale — see drywall and framing in Mississauga for the low-rise version, where the truck parks beside the unit. Same Type X, same walls to deck, same rated details; the difference is entirely in how the material moves.

Scope handled on the same contract

Steel stud framing

  • Steel stud partitions, corridor lines and demising walls on Bay, King and Adelaide office floors, taken to deck where the wall schedule requires
  • Bulkheads, soffits and ceiling drops framed around tower services in Yonge–Bloor and Yorkville suites
  • Door, window and borrowed-light framing for glazed fronts on North York City Centre and Don Mills floors
  • Blocking for millwork, screens and wall-hung fixtures in midtown and downtown professional suites

Boarding, finishing and ceilings

  • Regular, Type X, moisture- and abuse-resistant board matched to the wall schedule floor by floor downtown
  • Taping and finishing to the level specified, patched and made good ahead of paint
  • Fire-rated and acoustic assemblies — shaft, corridor and demising — built to the detail as drawn, not substituted on site
  • T-bar grid and tile on tower floors, with drywall ceilings, bulkheads and drops where the ceiling plan calls for them

Occupied floors and after-hours work

Downtown floors rarely empty out. Half a floor keeps working while the other half is reframed, corridors stay in use for every other tenant in the tower, and the lobby has to look untouched at eight in the morning. Hoarding, poly and protected paths go in first; dust control is a building-relations item here, not just a housekeeping one.

Building rules routinely push cutting, screwing and sanding into evenings or weekends, and the freight window often only exists at night. We price the access hours the building actually grants rather than a daytime assumption, because on a tower floor that assumption is the difference between the quote and the invoice.

How walls sequence with the rest of the job

Framing follows removal. interior demolition takes out the partitions, ceilings and finishes the new layout replaces, and where a survey identifies designated material, asbestos abatement is completed before studs go in.

Once taping is done, interior fit-out takes the floor to occupancy. One contract across the sequence means the handover between trades is a date on a schedule, not a gap to be argued about.

FAQ

Toronto drywall and framing questions

Do you actually work downtown Toronto drywall, or only from Mississauga?

Both. The yard is in Mississauga, but a large share of our wall work is on downtown and midtown Toronto office floors. Crews, material and supervision travel to the building; what changes downtown is the loading and access plan, not who does the work.

How do freight elevators change a Toronto drywall price?

The booked window decides how much steel and board can reach the floor in a shift. Material is broken into lifts that fit the car, waste rides back down the same way, and the crew is sized to the window rather than to the wall count. That is labour, and it belongs in the quote rather than in a change order later.

Can you frame and board after hours on an occupied office floor?

Yes. Hoarding and poly go up first, finished surfaces are protected, and track cutting, screw guns and sanding move to evenings or weekends where the building rules or the tenant's hours require it. We price the hours the building actually grants, not a daytime assumption.

Do you frame and board under one contract?

Yes — framing, boarding, taping, finishing and ceilings are one package under one supervisor. On a tower floor that matters more than usual, because a single trade holding the freight booking is far easier to schedule than two.

Do you build Type X / fire-rated and acoustic assemblies?

Yes — rated partitions, shaft and corridor walls, walls to deck and acoustic assemblies built to the detail as drawn, with board type, layers and firestopping matched to the wall schedule rather than substituted on site.

Can drywall start before the strip-out is finished?

Often, yes. Framing can follow the demolition area by area rather than waiting for the whole floor, which matters most downtown where freight windows limit how much can move in a day. It is easiest when the strip-out and the walls are on the same contract with one supervisor.

For the wider trade see commercial drywall and framing, for the city overview see what we handle in Toronto, and for the detail behind the walls read fire-rated and steel stud assemblies.

Scopes that usually run on the same contract

Most GTA projects need more than one of these. Running them under one contract with senior supervision keeps the sequence — and the accountability — in one place.
