Commercial contractor in Toronto — demolition, abatement, drywall and framing.
In Toronto the constraint is rarely the work itself. It is the freight elevator, the dock window, the tenant on the floor below and the hours the building will allow. We price and sequence around those before the first wall comes down.
Demolition, asbestos abatement and drywall and framing are handled under one contract with senior supervision on site.
Downtown and midtown logistics decide the schedule
A strip-out on a Bay Street floor and the same square footage in a single-storey building are not the same job. Downtown, everything moves through one shared route in and out, and the programme is built backwards from that. Midtown mixed-use adds residential neighbours above retail, which usually decides when the loud work can happen at all.
- Freight elevator bookings that set how much material moves in a shift
- Loading dock windows and street-level staging on constrained sites
- After-hours and weekend work where daytime noise is not an option
- Tenant notice, hoarding and dust control on floors that stay occupied
- Waste removal timed to the building's schedule, not ours
- Older downtown and midtown stock where a survey drives the sequence
We confirm the access rules with property management at the site walk, so the number reflects the building rather than a generic assumption about it.

Toronto commercial flood and mould rebuild
The early-September storm left a lot of Toronto basements, ground floors and below-grade services wet. We handle the stage after the water is out: stripping the damaged materials, dealing with mould where it has started, and rebuilding. Commercial and industrial property only.
See water damage restoration and flood rebuild and mould remediation and removal for what each covers.
Toronto questions
Do you work downtown, or only in the suburbs?
Both. Our office is in Mississauga, and a large share of the work is downtown and midtown Toronto — office floors, retail at grade, medical and professional suites. Access, not distance, is what shapes the programme.
Can the work be done after hours?
Yes, where the building requires it. Noise-generating demolition and material movement are commonly scheduled to evenings or weekends in occupied Toronto towers, and the price reflects the shift pattern rather than a surcharge invented later.
How do freight elevators affect a Toronto demolition or fit-out?
Heavily. A single booked freight elevator caps how much debris leaves and how much board arrives per shift, so the sequence is planned around the booking. We confirm it with property management before pricing rather than assuming.
Can a floor stay open while you work on it?
Often, in part. The work area is separated from the rest of the floor with controlled access, and the sequence is built around the building's hours and tenant notice requirements. What is workable in a given building gets settled at the site walk.
Do you take commercial renovations and tenant fit-outs in Toronto, or only demolition?
Both. In Toronto we carry commercial renovations, interior build-outs and tenant fit-outs as the general contractor, and we also take demolition-only or abatement-only packages. We handle the demolition, the abatement and the drywall and framing on the same contract, so a full renovation stays under one contract.
Can one contract cover abatement, demolition and the new drywall on a Toronto office floor?
Yes. That is the normal Sofisa sequence: designated substance survey, abatement and clearance, interior demolition, then new framing and drywall — all planned around the building's freight elevator and after-hours windows, with one schedule and one point of contact.
