Commercial water damage restoration in Toronto.
Sofisa Group Inc. handles commercial flood and water damage work across downtown, midtown, North York, Scarborough and Etobicoke — emergency strip-out of what the water reached, dry-out coordination, and the framing, board and ceilings that put the floor back.
One contract, our own crews, senior supervision on site. Commercial and industrial work only.
IICRC-aligned commercial water mitigation
Sofisa follows IICRC-aligned water restoration practices for Toronto commercial sites: stop the source, extract, dry, document moisture readings, and coordinate with your insurer. We work occupied floors where sequencing allows. Sofisa handles the construction half — emergency strip-out and the rebuild that follows — while extraction and mechanical drying are coordinated with IICRC-aligned drying and restoration specialists working to their own equipment and drying plan.
Flood restoration Toronto for commercial buildings
Commercial flood and water-loss work is what we do daily: strip-out of what the water reached, dry-out coordination with the appointed drying contractor, then framing, board and ceilings back through offices, retail units and multi-unit buildings. That is a different job from a residential-only restoration outfit — the constraints are freight windows, occupied tenancies, property-management paperwork and an adjuster on the file.
Where the water landsToronto buildings that flood, and how
Downtown the call is usually a sprinkler head knocked during a tenant move, a riser or domestic line that let go overnight on an upper floor, or a storm that found the ramp into below-grade parking. The water rarely stays where it started — it tracks along the slab and drops through ceilings two and three floors down, so by the morning several tenancies are involved and the property manager needs one contractor coordinating all of it.
- Financial District office floors after a sprinkler discharge or riser burst (Bay, King, Adelaide)
- Yonge–Bloor and midtown mixed-use suites with residences above the affected floor
- North York City Centre and Don Mills elevator-bound office space
- Scarborough and Etobicoke industrial-office and flex units with grade or dock access
- Below-grade parking, service corridors and mechanical rooms that take the water first
Crews mobilise from the Mississauga yard, and downtown the freight window sets the day: what can be taken out between bookings decides how fast a wet floor actually dries.
Strip out, dry out, then rebuild
Downtown the clock is set by the building, not the crew. Water is isolated, soaked material leaves on the freight windows the property manager grants, a drying contractor holds the space until the readings settle, and reconstruction only begins after that. Skip the wait and the floor comes apart again later as mould remediation.
Finding extraction in Toronto is easy. Finding framing and board crews with real capacity the week the readings clear is not, and that is what drywall and steel stud framing in Toronto is for. The same pattern runs in Peel under water damage restoration in Mississauga.
Scope handled on the same contract
Emergency strip-out
- Wet drywall, insulation and vapour barrier cut out of Bay and Adelaide floor plates above the tide line
- Ceiling grid, tile and drywall bulkheads dropped where a riser tracked across a midtown suite
- Broadloom, tile, underlay and adhesive lifted where moisture is trapped over a Yonge–Bloor slab
- Wet material crated and moved on booked freight cars and night dock slots, never through a tenant lobby
Dry-out and rebuild
- Drying contractor readings signed off before a downtown cavity is boarded
- Steel stud, board, tape and finish back through the affected wing of the floor
- Grid and tile reset, paint, doors, hardware and trim made good to base-building standard
- One contract from the first wet cut to handover, supervised through every after-hours shift
Floors that cannot close
A downtown floor almost never empties for a loss. One wing takes the water while the rest of the tenancy keeps trading, residences sit above the midtown suite, and the lobby stays open. The wet zone is sealed, retained finishes and lobby routes are sheeted, and the elevator lobby is protected before a single cut is made.
Loud and dusty work runs in the after-hours window the property manager grants, security and cleaning are told the schedule, and neighbouring tenants get notice. An occupied Toronto floor is a different number from a vacant one, and that is settled before the price is issued.
What the strip-out turns up
Cutting into a wet wall in an older Toronto building sometimes turns up more than water. Where a material is flagged, it comes out as asbestos abatement in Toronto before anything else proceeds, and where the damage reaches far enough that the tenancy is being emptied, the scope becomes commercial demolition in Toronto.
Because one contract and one supervisor cover the whole sequence, a find behind the board reorders the programme instead of freezing the site while a second trade is tendered.
Toronto water damage questions
Your yard is in Mississauga — how does that work for a downtown Toronto flood?
Crews mobilise from Mississauga and work across Toronto every week. Downtown the constraint is almost never the drive, it is the freight elevator and dock booking. Call (647) 963-4310 with the address and what has happened and we will tell you what we can get on site and when.
Can you strip out an office floor that stays occupied?
Yes, and most Toronto floors we strip are still trading. The wet area is hoarded and sealed off from the working side, protection goes down on lobbies and retained finishes, and cutting and hauling happen in the after-hours window the building allows. Occupied work costs more than vacant, so we settle which it is before quoting.
How does haul-off work downtown compared with a Mississauga unit?
In Peel wet material usually goes straight out a grade or dock door into a bin. Downtown it has to fit a booked freight car, an elevator-sized load and a night loading slot, so the volume per shift is planned in the schedule rather than discovered on day one.
Do you dry the building, or only strip and rebuild?
Strip-out and reconstruction are ours; the drying is a separate trade, and we work with whichever drying contractor the building or insurer has appointed. Their readings govern our start date — no downtown cavity gets closed until the numbers hold.
What if the water sat long enough for mould?
Then remediation comes before reconstruction. The area is contained, the affected material is removed under that containment, and the rebuild picks up afterwards — same crew, same downtown contract, so the floor does not sit idle waiting on another firm.
What do you need to price a Toronto restoration?
The address and floor, what let go and whether it has been repaired, an approximate wet area, any adjuster or hygienist report in hand, and the building's freight and after-hours rules. to respond, and we walk the floor before the number goes out.
Does Sofisa handle insurance claims for Toronto commercial water damage?
Yes. We document cause, scope, and moisture readings so your insurer has what it needs for commercial water losses in Toronto. Ask for an insurance-ready assessment.
How fast can you respond to a Toronto commercial water emergency?
Call for emergency dispatch. We prioritize extraction and drying to limit secondary damage on commercial floors.

Scopes that usually run on the same contract
Most GTA projects need more than one of these. Running them under one contract with senior supervision keeps the sequence — and the accountability — in one place.
