Commercial water damage restoration in Etobicoke.

Sofisa Group Inc. handles Etobicoke and west Toronto commercial and industrial flood work end to end — emergency strip-out of what the water reached, dry-out coordination, and the framing, board and ceilings that put the space back.

Crews mobilise from the Mississauga yard over the QEW and 427, so attendance is quick and travel does not land in the number. One contract, our own crews, senior supervision on site.

Commercial and industrial property only — offices, retail, clinics, warehouses and multi-unit commercial buildings.

Where the water lands

West Toronto buildings that flood, and how

Etobicoke calls are rarely the same twice. A sprinkler head clipped by a forklift in an airport-adjacent warehouse off Dixon, a supply line that let go over a weekend in a Queensway condo bay and ran under the demising wall into the neighbour, a backed-up roof drain over a Sherway or Bloor West plaza, or storm water down the ramp into a below-grade parking and storage level. By Monday the board is wicking, the base is soft and the tenant wants a date to trade again.

  • Airport-adjacent industrial off Airport Road and Dixon after a sprinkler discharge or line break
  • Queensway and Dixie multi-unit industrial and condo bays where water crossed a demising wall
  • Plaza and strip retail around Sherway, Bloor West and Lakeshore with shared roof drains
  • Kipling–Islington office and professional suites after a riser burst or mechanical failure
  • Below-grade storage, service corridors and parking levels that take the storm water first

The yard is in Mississauga and Etobicoke is minutes away over the QEW and 427, so getting eyes on a flooded unit and starting the strip-out is a short-notice attendance rather than a scheduling exercise.

Strip out, dry out, then rebuild

West Toronto losses reward doing it in order. Isolate the source, strip what the water reached, let the drying contractor bring the readings down and hold them, then rebuild. Closing a Queensway wall early is the classic way a unit comes back around to mould remediation a season later.

Extraction is not the hard part to book in Etobicoke. Framing and board crews with capacity when the readings clear are, and that is drywall and steel stud framing in Etobicoke — same contract, same supervisor, no gap in the middle.

Grade doors and docks, not hoist windows

Etobicoke commercial stock is mostly low-rise with a grade door, a dock or parking within metres of the wet zone. The drying contractor sets up at the door, wet board and soaked insulation go directly to the bin, and the rebuild materials land beside the install. Downtown the identical scope is paced by freight elevator bookings and night loading — see water damage restoration in Toronto for that side, and water damage restoration in Mississauga for Peel.

Scope handled on the same contract

Emergency strip-out

  • Wet board, insulation and vapour barrier cut out of Kipling–Islington professional suites
  • Ceiling grid and tile taken down across Queensway and Dixie bays where water ran the demising line
  • Flooring, underlay and adhesive lifted off slabs around Sherway and Lakeshore retail that are still damp
  • Wet material wheeled straight to a bin at the grade door, kept off customer entrances and staff routes

Dry-out and rebuild

  • Drying contractor readings verified before any west Toronto cavity is boarded
  • Steel stud, board, tape and finish back through the affected bay or suite
  • Grid and tile reset, paint, doors and trim made good to match the rest of the unit
  • One contract from first wet cut to handover, with senior supervision on the unit

  • One contract, senior supervision

Buildings that cannot close

Etobicoke units are usually still working when the water arrives. A neighbouring bay keeps shipping, a Sherway retailer trades through the weekend, a Kipling suite has staff at desks twenty feet from the wet wall. The affected area is hoarded and sealed, routes out are kept off public and staff paths, and stock and equipment are covered first.

Anything loud or dusty is moved into the hours the landlord permits, and occupants are given the schedule beforehand. Whether a bay stays open or empties out is a real difference in the price, so it is agreed before the quote lands.

What the strip-out turns up

Older west-end stock has surprises behind a wet wall. Where a material is flagged it is removed as asbestos abatement — the Peel equivalent is asbestos abatement in Mississauga — before any further cutting, and where the water carried far enough that the unit is being emptied, the scope becomes commercial demolition in Etobicoke.

Everything runs on one contract with a senior supervisor, so a find behind the board reorders the work rather than halting it while another company is engaged.

FAQ

Etobicoke water damage questions

How fast can you get to a flooded Etobicoke building?

The yard is in Mississauga and Etobicoke is a short run east on the QEW or 427, so attendance is a drive rather than a mobilisation. Call (647) 963-4310 with the address and what has happened, and we will tell you what we can get on site and when.

Do you dry the building or only strip and rebuild?

The strip-out and the reconstruction are ours. Drying is a separate trade and we coordinate with the drying contractor on the Etobicoke site rather than doing that half ourselves. Their readings, not the calendar, decide when walls go back up.

Water crossed the demising wall into the next bay. Can you handle both units?

Yes, and that is common in Etobicoke multi-unit industrial and condo bays. The wet zone is mapped across both sides, hoarding goes up on each, and the strip-out runs to where the moisture actually stopped rather than to the lease line. Access for each tenant is agreed before the work starts.

Can you work in an industrial unit off Airport Road that keeps shipping?

Yes — most of that stock cannot stop. The wet office block is sealed off from the operating bay, haul routes are kept clear of dock aprons and forklift lanes, and cutting moves to hours shipping can absorb. Operating around live logistics is part of the quoted scope, not a surprise.

How is an Etobicoke flood different from a downtown one?

Almost everything in Etobicoke has a grade door, a dock or parking beside the unit, so wet material goes straight to the bin and the drying contractor sets up without waiting on a booking. Downtown the same job waits on freight elevator windows and night loading. The scope is the same; the day is not.

What do you need to price the restoration?

Address, cause of the water and whether it has been stopped, rough size of the wet area, any adjuster or inspection report, and when we can access the unit. to reply, and most Etobicoke units get walked before the number is issued.
