Commercial and industrial demolition in Toronto.

Sofisa Group Inc. handles commercial and industrial demolition across downtown, midtown, North York, Scarborough and Etobicoke — structural teardown, full strip-out to shell, selective removals on floors that stay occupied, and haul-off that has to fit a booked dock and a freight elevator, not a yard next to the unit.

One contract, our own crews, senior supervision on site. Commercial and industrial work only.

Where the work sits

Toronto demolition, building by building

A Bay, King or Adelaide floor in the Financial District is usually a strip-out around a tenant that is leaving, with every load timed to a freight booking. A Yonge–Bloor, Yorkville or College suite is mixed-use, often with residential above, so noise hours and vibration matter more than production rate. North York City Centre and Don Mills office stock is a different loading story again — surface docks, quieter streets, but still elevator-bound. Scarborough and Etobicoke industrial-office and flex units behave closer to Peel than to the PATH. The package gets priced from the building, not from a square-foot rate.

  • Financial District and downtown office floors (Bay, King, Adelaide) being stripped or reconfigured
  • Midtown mixed-use towers and suites (Yonge–Bloor, Yorkville, College)
  • North York City Centre and Don Mills office stock
  • Scarborough and Etobicoke industrial-office and flex units with grade or dock access
  • Older downtown and midtown commercial stock where a designated substance survey sets the sequence

Before a downtown number is issued we want the building rules alongside the scope: freight hours, dock booking process, protected routes through finished lobbies, and the noise window the property manager enforces.

Access, haul-off, after-hours and permits

Everything in a core demolition day hangs off four bookings: the freight car, the dock slot, the street-occupancy or lane permit, and the hours the City allows noise. Material is reduced to lifts the elevator will take, loading after dark is ordinary rather than exceptional, and PATH connections and finished lobbies are treated as routes to protect, never as routes to haul through. Out in Peel low-rise none of that applies: the bin is at the bay and the material goes straight into it. The scope is the same; the labour behind it is not, and how that labour lands in a figure is set out in commercial demolition cost in the GTA.

A City of Toronto demolition or interior-alteration permit, and the occupancy of the public street that bins and trucks require, are quoted items rather than surprises raised halfway through the job. How the process actually runs is described in commercial demolition permits in Ontario.

Scope handled on the same contract

Interior, occupied sites and haul-off

  • Bay, King and Adelaide floors stripped to base building around a departing tenant
  • Selective removals in Yonge–Bloor and Yorkville mixed-use space with residents overhead
  • North York City Centre and Don Mills suites emptied through a booked freight window
  • Debris sorted, staged and moved out on the dock slot the property manager issues

Occupied strip-out versus vacant floors

In the core, an empty floor is rarely an empty building. Tenants sit above and below, the lobby is in use all day, and a Yonge–Bloor address may have residents overhead. Where the floor is genuinely vacant the question is throughput — how fast material reaches the dock. Where it is not, the question becomes what the neighbours experience.

So protection and hoarding go in before a tool is lifted, dust and noise are contained at the demising line, corridors and lobbies that staff and visitors cross are kept off the haul route, and disruptive stages are pushed into whatever evening or weekend slot the property manager will release. Working that way costs more than working in a stripped-out shell, and the quote states so from the outset.

Designated substances, then demolition, then haul-off

The survey comes before the schedule. Until the designated substances survey has been read and everything it identifies has been cleared, nothing is opened up — an owner's duty under Ontario law, and in a pre-1990 Bay or College Street tower it is normally the first thing that dictates the running order. Because asbestos abatement is on the same contract, survey, removal and demolition run under a single contract rather than stalling in the gap between two companies. Why that has to happen before mobilisation is covered in why a designated substance survey matters before commercial renovation in Ontario.

When the base building stays put and only the tenant's work leaves, the trade is interior demolition — partitions, ceilings, flooring, millwork and services taken back to shell, one level at a time as the freight booking permits.

Process

How a Toronto demolition project runs

Downtown, the building's rules are part of the scope. They are collected before the price, not discovered on the first night shift.

  1. Site walk and building rules — scope, freight car and dock booking process, noise window, protected lobby routes and where a bin or truck can legally sit.
  2. Survey and permits — the designated substance survey is read first; a City of Toronto demolition or interior-alteration permit and any street occupancy permit are sequenced into the programme where the scope needs them.
  3. Pre-start — service disconnects confirmed, surveyed material abated by our own crew, hoarding, poly and lobby protection signed off.
  4. Demolition — staged floor by floor, with percussive work inside the hours the property manager releases, often evenings and weekends.
  5. Haul-off and handover — loads sized to the freight car, sorted for recycling where the dock allows, and the floor left at the agreed end state.

Where a survey flags material, it is cleared through asbestos abatement Toronto; where only the tenant's fit-out is leaving, the work runs as interior demolition in Toronto.

Industrial demolition in North York, Scarborough and Etobicoke

Toronto's industrial pockets work differently from downtown floors. Access is usually at grade or through docks rather than freight elevators. The scopes are larger: mezzanines, racking, office pods, process-area strip-outs and structural openings. The building often keeps operating around the work. Process equipment is isolated and removed by the owner's specialists first, then we strip out the surrounding area, sequenced after any abatement the survey requires.

Demolition contractors Toronto for commercial and industrial work

Demolition contractors Toronto for commercial and industrial scopes must plan freight, dock windows, street occupancy and after-hours noise before the first wall moves. Sofisa runs structural teardown and strip-out downtown and midtown from the Mississauga yard, with designated substances cleared first on the same contract. Commercial and industrial only.

Choosing a demolition company Toronto for tower and midtown scopes

When property managers choose a demolition company Toronto for a tower or midtown floor, compare the freight and dock plan, whether street occupancy is priced in, WSIB clearance and $5M liability certificates for the building file, whether abatement is handled on the same contract, and how the end state is written into the scope. Those items decide schedule risk more than the breaking itself.

Commercial and industrial only in Toronto

Sofisa's Toronto demolition work is commercial and industrial: office floors, retail and restaurant units, clinics, mixed-use commercial space and industrial buildings in North York, Scarborough and Etobicoke. We don't take on house or residential demolition. That keeps the crews and the paperwork built around freight bookings, building rules, tenants above and below, and a closeout file a property manager can use. For plant and warehouse work, see industrial demolition.

Structural prechecks before a Toronto commercial teardown

A demolition permit and an asbestos report answer different questions. Toronto Building handles the municipal approval for the teardown; that approval does not replace the owner's designated substances information or the construction-site checks before demolition. Keep the approved removal scope, the substance information and the structural review together so the demolition sequence is based on the building that will actually be taken apart.

Section 214 of O. Reg. 213/91 requires gas, electrical and other services that may endanger people with access to the structure to be shut off and disconnected before demolition, and to remain so during the work. Section 212 separately requires bracing, shoring and safeguards where a damaged structure threatens workers through collapse. These controls are not supplied by an interior strip-out drawing or an available loading-dock booking.

Section 30 of the Occupational Health and Safety Act puts designated substances disclosure ahead of the contract. For asbestos, O. Reg. 278/05 also requires material that may be disturbed during demolition to be removed to the extent practicable before demolition proceeds. Municipal permission, structural planning and asbestos controls remain distinct steps, even when abatement and teardown share one commercial contract.

FAQ

Toronto demolition questions

Do you actually demolish downtown Toronto, or only from Mississauga?

The yard is in Mississauga, but a large share of our demolition work is downtown and midtown Toronto. Crews, equipment and supervision travel to the building; what changes in the city is the loading and access plan, not who does the work.

How quickly can we get a demolition price for a Toronto site?

A downtown number needs the scope and the building's rulebook together: which freight car is available and when, how the dock is booked, what noise hours the property manager enforces, and the designated substances survey if the owner holds one. That package comes back answered, and on a King or Adelaide floor we would want to stand in the space before issuing it.

Can you strip an occupied Toronto floor after hours?

Yes — most towers require it. Protection and hoarding are installed first, then the cutting, the dust and the load movement shift into evenings or weekends to suit the building. Night and weekend shifts are not a surcharge tacked on later; they are built into the figure when the quote is written.

Do you handle permits for Toronto demolition?

Where the scope calls for a City of Toronto demolition or interior-alteration permit, that sits inside the contract, as does a street occupancy or lane permit when bins and trucks have to sit on the public realm. The order those are obtained in is agreed while the price is being put together, so mobilisation is not held up waiting on paperwork.

What happens with designated substances on a Toronto teardown?

Demolition waits on the survey. Whatever it identifies is removed first, by our own abatement crew rather than a second contractor brought in behind us. In pre-1990 downtown and midtown buildings that is routinely what dictates the order of the work.

How is haul-off different downtown versus a Mississauga industrial bay?

In the core every load is sized to the elevator, timed to a dock slot and often moved at night under a street occupancy permit. Out on a Mississauga industrial bay the bin stands at the door and the truck cycle is the only real limit. Identical material, wildly different handling — which is priced in at quote stage instead of appearing later as a change order.

What is included in a Toronto demolition price?

The demolition, protection of retained finishes and the shared lobby and corridor route, the after-hours shifts the building requires, freight and dock coordination, bins, haul-off and any street occupancy, service disconnect coordination, and the end state written into the scope. Abatement of surveyed designated substances is a separate line on the same contract.

What insurance and safety documentation do you carry?

WSIB clearance in good standing and $5M general liability insurance, with certificates provided for the property manager's file before mobilisation. A named senior supervisor runs the site, and the building's contractor rules — orientation, freight and noise windows — are confirmed before work starts.

Are Sofisa demolition contractors limited to Toronto, or GTA-wide?

GTA-wide, with a large share of work downtown and midtown Toronto. The Mississauga yard sends crews; the loading plan changes by building, not the contractor.

What should a property manager ask a demolition company Toronto before awarding?

How freight, dock and noise windows are priced; whether abatement is handled on the same contract; what end state is written into the scope; and whether WSIB clearance and liability certificates are ready for the building file before mobilisation.

Do demolition services Toronto include both interior strip-out and structural teardown?

Yes. Interior strip-out that stops at the structure and commercial/structural demolition that includes slab openings, steel and concrete can run as one package when the project needs both.

Do you do residential demolition in Toronto?

No. Our Toronto demolition work is commercial and industrial only: office, retail, restaurant, clinic, mixed-use commercial and industrial buildings.

Do you take on industrial demolition in Toronto?

Yes, including warehouse and plant interiors in North York, Scarborough and Etobicoke. Once the owner's specialists have isolated and removed process equipment, we strip out mezzanines, racking, office pods and redundant services, after any abatement the survey requires.

Is a demolition contractor the same as a junk removal company in Toronto?

No. Junk removal takes away loose contents. A demolition contractor removes building elements and handles the survey and abatement sequence, protection, freight-timed haul-off and the closeout paperwork.

Does a Toronto demolition permit replace the designated substances information?

No. Municipal approval and the owner's disclosure duties are separate. OHSA section 30 requires designated substances information before contracting, while O. Reg. 278/05 sets the asbestos reporting and removal requirements that apply before demolition.

What happens to hazardous utilities before a Toronto commercial teardown?

Section 214 of O. Reg. 213/91 requires gas, electrical and other services that may endanger people with access to the structure to be shut off and disconnected before demolition, dismantling or moving. They must remain shut off and disconnected during that work. This requirement is separate from municipal approval and designated substances disclosure.
