Project profile

Major structural demolition across Toronto & the GTA.

GTA · structural teardown and heavy removals

When the scope is a structure rather than an interior, the work moves to heavy equipment: excavators, hydraulic breakers, skid steers and haul-off trucks, with permits, utility disconnects and a site-specific safety and traffic plan in place before anything comes down.

  • WSIB clearance — Good Standing (Clearance ID D0000JZAHE)
  • $5M general liability insurance
  • One contract, senior supervision

What the client gets

A controlled teardown

A sequence that keeps the structure predictable as it comes down, with neighbouring property, public space and site personnel protected throughout.

Clear for rebuild

The site is handed over cleared, graded and free of below-grade surprises that would otherwise appear as an excavation change order.

Documented compliance

Permits, utility disconnect confirmations, abatement clearances, weight tickets and diversion rates delivered as one closeout package.

One accountable contractor

Survey through grading under one contract with senior supervision, so nobody is coordinating three separate demolition subcontractors on the owner's behalf.

Overview

What this project profile covers

Structural demolition is an engineered operation, not a heavy-equipment exercise. The order in which a building comes down is designed: what is removed first, what remains to hold the rest up, where the machine stands, how the debris falls, and how the neighbouring property, sidewalk and road stay protected while it happens. The equipment is the easy part to hire. The sequencing, the permits and the protection are what separate a controlled teardown from an incident.

Sofisa delivers structural demolition across Toronto, Mississauga and the GTA on standalone commercial and industrial buildings, partial teardowns where part of a structure stays in service, and site clearing ahead of redevelopment. We coordinate the survey, abatement, utility disconnects, permits and engineered sequencing under one contract, and we hand over a site that is clear, graded and documented, ready for the rebuild rather than ready for another round of cleanup.

Scope

What this scope covers

Large-scale demolition deploying heavy equipment — excavators, hydraulic breakers, skid steers and haul-off trucks — for structural teardown, concrete breaking and removal, site clearing, and waste diversion and recycling.

Projects in this profile range from single-storey commercial and industrial structures on tight urban lots up to larger multi-building site clearances, plus partial demolition where a section is removed and the remaining structure has to be made weather-tight and stable. Site constraints usually matter more than building size: lot line proximity, overhead services, truck turning and neighbouring occupancy determine both method and duration.

Scope typically covers the designated-substance and hazardous-materials survey, abatement coordination where required, demolition permit applications and utility disconnect coordination with the service providers, engineered demolition sequencing and any required shoring or temporary support, site fencing, hoarding, dust suppression and noise control, mechanical teardown with excavators and hydraulic attachments, concrete breaking and rebar separation, foundation and slab removal where the scope calls for it, sorted material haul-off with diversion tracking, and final site clearing, backfill and grading.

What we deliver

  • Pre-demolition survey, permits and utility disconnects
  • Site fencing, hoarding, dust suppression and noise controls
  • Heavy-equipment mobilisation and structural teardown
  • Concrete breaking, sorting and removal
  • Site clearing and grading
  • Waste-diversion tracking for LEED and ESG reporting
Challenges

What makes this scope difficult

Permits and disconnects gate the start

Demolition permits, utility disconnect confirmations from each provider and any municipal road or sidewalk occupancy approvals all have to be in hand before mobilisation. These lead times are real and are built into the program rather than assumed away.

Abatement before any structure is touched

Where the survey identifies designated substances, abatement is completed and cleared first. Structural demolition through un-abated material is the fastest way to turn a project into a regulatory problem.

Neighbours, lot lines and public space

Urban GTA sites usually sit close to another building, a sidewalk or a live road. Protection, hoarding, traffic management, vibration awareness and dust suppression are engineered for the specific site rather than applied as a generic template.

Partial demolition leaves something behind

When only part of a structure comes down, the remaining building has to stay stable, weather-tight and usable. Shoring, temporary closure of the exposed face and protection of live services are part of the demolition scope, not a follow-on job.

Approach

How Sofisa runs it

Engineered sequence agreed before mobilisation

A demolition methodology and sequence, with structural input where the scope requires it, is agreed with the owner and the authority having jurisdiction, covering machine positions, drop zones, shoring and the order of removal.

Protection and safety planned for the specific site

Site-specific safety plan, hoarding and fencing, pedestrian protection, traffic management, dust suppression and noise controls, with daily site supervision by senior Sofisa staff.

Abatement and services coordinated under one contract

Survey, abatement, utility disconnects and the teardown itself sit with one contractor, so there is no gap between the trade that clears the hazard and the trade that swings the breaker.

Sorted removal and site closeout

Concrete, steel, wood and mixed waste are separated for diversion, foundations and slabs are removed to the agreed depth, and the site is backfilled and graded to leave a clean, documented starting point for the next phase.
