Commercial interior fit-out in Etobicoke.
Sofisa Group Inc. builds tenant improvements across Etobicoke and west Toronto — industrial-office suites, professional floors, clinics and plaza retail taken from a landlord turnover to a space that can open, under one contract.
Our office and yard are in Mississauga, minutes from Dixie and the airport lands, so Carlingview, the Queensway and Kipling are everyday runs. Framing, drywall and ceilings are handled on the same contract. Commercial and industrial only.
Tenant improvements across Etobicoke
Etobicoke fit-out work runs along a few clear lines. Airport Road and Carlingview hold industrial-office suites where the front is rebuilt while the operation behind it keeps running. Dixie and the Queensway carry flex units whose offices are re-planned on an allowance. Kipling and Islington hold professional floors that change hands between leases. Bloor West, Sherway and the Queensway bring plaza retail working to an opening that was fixed before the drawings were finished.
- Airport Road and Carlingview industrial-office suites re-planned for an incoming tenant while the warehouse behind keeps shipping
- Dixie and Queensway flex units where the front office is rebuilt on a landlord allowance
- Kipling and Islington office floors and professional suites turned over between leases
- Bloor West, Sherway and Queensway plaza retail fitted to a fixed opening date
- Clinics, studios and back-of-house additions inside space a tenant already holds
From the Mississauga yard a site walk is usually booked within days, and there is no travel premium on anything east of the 427.
The allowance, the date and what is overhead
Three things set an Etobicoke fit-out number long before the finish schedule does. First is the turnover condition: a Kipling suite handed over with base-building washrooms, grid and distributed servicing starts far ahead of a Queensway storefront given up as bare floor with a capped stack. Second is the allowance, priced against so the split between landlord scope and tenant extras is written down early. Third is what sits above the ceiling — older Queensway and Airport Road stock rarely matches the drawings, and the first tile lifted usually settles more of the price than the floor plan does.
The programme is built backwards from the move-in or opening date, and at quote stage we name what threatens it: long-lead millwork, clinic or retail equipment, City of Toronto inspection windows, landlord approvals and anything needing a base-building shutdown. If that date is not realistic you hear it while it can still be changed.
Fit-out scope
- Tenant improvement scope set against the landlord's turnover condition so allowance work and tenant extras are separated before mobilising
- Steel stud partitions, Type X and acoustic assemblies, board and taped finish by our own crews
- T-bar grid and bulkheads reworked around what an existing Airport Road or Queensway suite already carries overhead
- Millwork, reception casework, doors and hardware, flooring, paint, washrooms and back-of-house built to the opening date
Coordination
- Mechanical, electrical, plumbing and sprinkler coordinated to the reflected ceiling plan — coordinated under the same contract through the appropriate trades
- Landlord submissions, approved-contractor paperwork, insurance documents and access bookings handled with property management
- Data, security and card access rough-in placed while partitions are still open
- Inspections, deficiency list and handover carried by the supervisor who ran the framing
Trading neighbours and shared loading
Very little of this work happens in an empty building. Sherway and Bloor West units sit between shops that stay open, a Queensway plaza keeps its parking in use, and the warehouse behind a Carlingview office front keeps shipping through the day. Hoarding and dust protection go up before the first stud, shared entrances and fire routes stay clear and covered, and deliveries are timed so a single loading area is not tied up during trading hours.
In the airport-lands parks grade access carries the load: millwork, board, grid and equipment land beside the install and waste leaves on the same trip. Where a Kipling or Islington landlord limits hours, coring, cutting and demolition noise go into the permitted window and those hours are in the tender — a price built on daytime access and then pushed into evenings is where change orders come from.
Where fit-out sits in the sequence
Where the suite still carries the last tenant's plan, interior demolition in Etobicoke clears it first, and where a designated substance survey flags asbestos in older Queensway or Airport Road stock, asbestos abatement in Etobicoke is finished and cleared before any new set-out is marked.
Partitions and ceilings are ours — drywall and framing in Etobicoke is handled on the same contract, so the stage everyone else waits on is not in another company's schedule. Where the space starts as a base-building shell instead of a built suite, interior build-out in Etobicoke is the truer scope. Either way: one contract, one supervisor.
Etobicoke interior fit-out questions
What does an Etobicoke fit-out include?
The whole distance between a landlord turnover and a space a tenant can trade or work from: partitions, ceilings, millwork, doors, flooring, paint, washrooms and back-of-house, with mechanical, electrical, plumbing and sprinkler coordinated around them. One contract, one supervisor, one date.
Can you price against a landlord TI allowance?
Yes — most west-end turnovers are structured that way. We price to the turnover condition so allowance scope and tenant extras sit on separate lines. A Kipling office suite handed over with washrooms and grid already in is a very different number from a Queensway storefront given up as bare floor.
How fast can we get a fit-out price in Etobicoke?
Send drawings and the landlord's rules and a response comes back. We usually walk the unit as well, because on Airport Road what is sitting above the ceiling shifts the number more than the floor area does.
Can the work run with neighbours still open?
Yes. A Sherway or Bloor West plaza keeps trading either side of a hoarded unit, and a Carlingview warehouse keeps shipping behind a rebuilt office front. Protection goes up before the first stud, cart routes stay off shared entrances and fire routes, and noisy work is set into the hours the landlord permits — with those hours in the price.
Who deals with the landlord approvals?
We do, straight with property management: approved-contractor paperwork, insurance certificates, work hours, loading and access bookings, hot-work permits. On a Kipling or Islington floor that list is longer than in the business parks, so it is settled before the number goes out rather than mid-project.
Do you do retail and clinic fit-outs here?
Yes. Queensway and Bloor West retail brings landlord design criteria, storefront and signage timing; clinics bring treatment room servicing and equipment suppliers with inspections between the steps. Holding that order is what protects the opening date.
What does grade access change in Etobicoke?
Material gets handled once. Around Airport Road, Carlingview and Dixie, board, grid, millwork and equipment come off the truck next to the install and waste goes straight into a bin — no freight elevator window to book. The same assemblies cost fewer labour hours than they do on a downtown floor.

Scopes that usually run on the same contract
Most GTA projects need more than one of these. Running them under one contract with senior supervision keeps the sequence — and the accountability — in one place.
