Commercial interior fit-out in Vaughan.
Sofisa Group Inc. builds tenant improvements across Vaughan and York Region — Highway 7 and VMC office suites, Jane and Weston industrial-office, Woodbridge and Maple retail — taken from a landlord turnover to a space that can open, under one contract.
Our office and yard are in Mississauga, a straight run up the 427 and 407, so Concord, Woodbridge and the VMC are routine. Framing, drywall and ceilings are handled on the same contract. Commercial and industrial only.
Tenant improvements across Vaughan
Vaughan splits into two very different fit-out markets. The Highway 7 corridor and the Vaughan Metropolitan Centre behave like downtown: booked freight elevators, protected lobby routes, restricted hours. Jane, Weston, Keele and Concord behave like the industrial parks they are, with grade and dock access beside the unit. Woodbridge, Maple and Rutherford plazas sit between the two — small frontages, trading neighbours, and an opening date that was set before drawings were final.
- Highway 7 corridor and Vaughan Metropolitan Centre office suites re-planned for an incoming tenant on a landlord allowance
- Jane, Weston and Keele industrial-office fronts rebuilt while the plant behind them keeps running
- Concord and Woodbridge flex units turned over between leases
- Maple, Woodbridge and Rutherford plaza retail fitted to a fixed opening date
- Clinics, showrooms and back-of-house additions inside space a tenant already occupies
From the Mississauga yard a site walk is normally booked within days, and mobilising into York Region carries no travel premium.
The allowance, the access and the date
A Vaughan fit-out number is decided by three things well before the finish schedule. The turnover condition comes first: a Highway 7 suite with base-building washrooms, grid and distributed servicing starts far ahead of a Concord unit handed back as bare floor with a capped stack. Access comes second, and here it swings harder than in most of the GTA — the same partition layout costs more in a VMC tower than in a Keele flex unit purely in handling. The allowance comes third, priced against so landlord scope and tenant extras are written down before anyone mobilises.
The programme runs backwards from the opening or move-in date, and at quote stage we say what threatens it: long-lead millwork and casework, clinic or retail equipment, City of Vaughan inspection windows, landlord approvals and anything needing a base-building shutdown. If that date is not achievable you hear it while there is still room to move.
Fit-out scope
- Tenant improvement scope written to the landlord's turnover condition so allowance work and tenant extras are on separate lines before mobilising
- Steel stud partitions, Type X and acoustic assemblies, board and taped finish by our own crews
- T-bar grid and bulkheads reworked around the servicing an existing Highway 7 or Concord suite already carries
- Millwork, reception casework, doors and hardware, flooring, paint, washrooms and back-of-house built to the opening date
Coordination
- Mechanical, electrical, plumbing and sprinkler coordinated to the reflected ceiling plan — coordinated under the same contract through the appropriate trades
- Landlord submissions, approved-contractor paperwork, insurance documents and access bookings handled with property management
- Data, security and card access rough-in dropped in while the partitions are open
- Inspections, deficiency list and handover carried by the supervisor who ran the framing
Tower floors and trading plazas
On a VMC or Highway 7 floor the building sets the rhythm: elevator windows are booked, lobby and corridor routes are papered and protected, and deliveries are staged so nothing sits in a shared loading bay. Those constraints are counted in the tender rather than absorbed on site, because a price built on daytime access and then pushed into evenings is how tenants end up reading change orders.
In Woodbridge and Maple plazas the neighbours stay open, so hoarding and dust protection go up before the first stud, sidewalks and fire routes stay clear, and material comes in around trading hours. In the Jane, Weston and Concord parks it is simpler — grade doors let board, grid, millwork and equipment land beside the install and waste leave on the same trip.
Where fit-out sits in the sequence
If the suite still carries the previous tenant's layout, interior demolition in Vaughan clears it first, and where a designated substance survey flags asbestos in older Weston Road or Keele stock, asbestos abatement in Vaughan is completed and cleared before the new set-out is marked.
The partitions and ceilings are ours — drywall and framing in Vaughan is handled on the same contract, so the stage every other trade waits on is not sitting in someone else's calendar. Where the space begins as a base-building shell rather than a built suite, interior build-out in Vaughan is the truer scope. Either way it is one contract and one supervisor.
Vaughan interior fit-out questions
What does a Vaughan fit-out include?
Everything between a landlord turnover and a space a tenant can open in: partitions, ceilings, millwork, doors, flooring, paint, washrooms and back-of-house, with mechanical, electrical, plumbing and sprinkler coordinated around them. One contract, one supervisor, one date.
Can you price to a landlord TI allowance?
Yes, and most Highway 7 and VMC turnovers work that way. We price against the turnover condition so allowance scope and tenant extras are separated on paper. A VMC floor handed over with washrooms and grid in place is nothing like a Woodbridge plaza unit given up as bare shell.
How fast can we get a fit-out price in Vaughan?
Drawings plus the landlord's rules let us review the scope. A walk-through usually follows, because in a Concord or Keele unit what is already above the ceiling moves the number further than the square footage does.
How does tower access on Highway 7 change the job?
A VMC or Highway 7 tower means booked freight elevators, protected lobby routes and often after-hours deliveries, so material is handled two or three times instead of once. Those hours are counted in the price rather than discovered later.
And in the industrial parks?
Around Jane, Weston and Concord, grade and dock access do the work: board, grid, millwork and equipment come off the truck beside the install and waste goes straight to a bin. The same assemblies cost fewer labour hours than an identical suite in a tower.
Can the fit-out run while the building stays occupied?
Yes. A Woodbridge plaza keeps trading either side of a hoarded unit and a Keele plant keeps operating behind a rebuilt office front. Protection goes up before the first stud, shared entrances and fire routes stay clear, and noisy work sits inside the hours the landlord permits — with those hours priced in.
Who handles landlord approvals and City of Vaughan permits?
We do. Approved-contractor paperwork, insurance certificates, work hours, loading bookings and hot-work permits go through property management, and permit and inspection windows are built into the programme rather than treated as a surprise near the opening date.

Scopes that usually run on the same contract
Most GTA projects need more than one of these. Running them under one contract with senior supervision keeps the sequence — and the accountability — in one place.
