Commercial asbestos abatement in Vaughan.

Sofisa Group Inc. handles Type 1, 2 and 3 asbestos removals across Vaughan and York Region — Highway 7, Keele and Jane office and medical suites, Concord and Steeles industrial-office and warehouse cores, and Vaughan Metropolitan Centre and plaza retail re-tenancies. Sealed work areas, waste out the grade door or dock, and clearance before the demolition or the walls that follow.

One contract, our own crews, senior supervision on site. Commercial and industrial work only.

Where the work sits

Vaughan abatement, building by building

A Concord industrial-office core on its third interior, a Highway 7 medical suite handed back between practices, a Woodbridge plaza unit being re-tenanted with neighbours trading either side — the material is often similar and the job is not. Here the removal is priced from the unit: where the containment can be built, how the waste leaves, and which hours the bay or the storefront can spare.

  • Highway 7, Keele and Jane office and medical suites in pre-1990 stock turning over between tenants
  • Concord and Steeles industrial-office cores and warehouse mezzanines re-partitioned several times since
  • Vaughan Metropolitan Centre fit-outs where an older adjacent block is being absorbed into the scope
  • Woodbridge and Maple plaza retail being re-tenanted with neighbours trading either side
  • Industrial condo bays where the unit next door keeps shipping through the removal

Crews mobilise from the Mississauga yard along the 427 and the 400, so attending a Vaughan building to look at a suspect material is a matter of scheduling access rather than finding a crew.

Grade doors and docks, not booked freight

Almost everything we abate in Vaughan loads at grade. Poly, framing, negative air units and bagged waste move through the bay door or the dock into a bin standing a few metres away, so the constraint on a day's output is the tenant's own shipping and trading pattern rather than a building's access calendar.

Where those conditions reverse — booked freight, night loading, protected lobby routes — the effect on labour is set out on asbestos abatement in Toronto. Same scope of removal, a different number of shifts to finish it.

Scope handled on the same contract

Removals

  • Type 1 — limited non-friable items in a Highway 7 or Keele suite: a short tile lift, a gasket, a patch of board
  • Type 2 — larger non-friable scope in Concord and Steeles cores: mastic, board and enclosed pipe insulation
  • Type 3 — friable material taken out under full containment with negative air running
  • Glovebag work on pipe and fitting insulation where a Concord mechanical room has to stay in service

Site control and handover

  • Hoarding, poly and negative air in place before a Vaughan unit is opened up
  • Haul routes kept off forklift aisles, dock aprons and Woodbridge plaza walkways
  • Waste bagged, labelled and taken out the grade door into a bin standing at the unit
  • Clearance air testing before Maple or Concord space goes back to the following trades

Survey before tender in York Region stock

Finding asbestos late in a pre-1990 Vaughan unit is expensive in ways the removal line never shows: the trades stop, the bay is cleared a second time, and the date already given to a tenant starts to move. A designated substance survey read before tender keeps the work a planned item with its own window.

Designated substance surveys for Ontario commercial renovations covers what the survey has to take in, and Ontario Type 3 asbestos notice timelines sets out the notice timing where Type 3 work is involved.

Cleared, then torn out, then rebuilt

Once an area clears it goes into commercial demolition for the teardown or strip-out, or interior demolition where the structure stays.

Drywall and steel stud framing in Vaughan then puts the interior back, and where an opened wall turns up growth instead of asbestos it becomes mould remediation in Vaughan — still one contract and one supervisor.

FAQ

Vaughan asbestos abatement questions

You are based in Mississauga — do you cover Vaughan?

Yes. From Mississauga it is a straight run up the 427 and the 400, so crews, poly and supervision head into Vaughan daily. A Concord or Woodbridge removal carries no travel line, and we normally view the space before pricing it.

Can a Concord warehouse keep shipping while you abate the office core?

Generally it can. We seal and depressurise the office, washroom or lunchroom core while the warehouse keeps running, keep waste routes off the forklift aisles and the dock apron, and place the disruptive stages in whatever hours the tenant can release.

How does access in Vaughan compare with downtown Toronto?

Vaughan is mostly grade doors, docks and low-rise along Highway 7, Keele and Steeles, so material comes in and bagged waste goes out right at the unit. In the core the same job competes for a booked freight car and a night dock slot, capping daily output — which is the main reason a Vaughan removal finishes sooner.

Do we need a designated substance survey before you can price it?

The survey is what turns a suspicion into a scope, and the owner has to have one in place before renovation or demolition begins. Send it with the drawings for an accurate price; if it has not been done, say so at enquiry stage and we will set out what comes first.

What usually turns up in older Vaughan buildings?

Tile and mastic under carpet in Highway 7 and Keele suites, pipe and duct insulation through Concord and Steeles mechanical rooms, sprayed fireproofing over a T-bar grid, and joint compound inside Woodbridge plaza demising walls nobody intended to open.

What happens after the area clears?

After the air clearance comes back the space passes into demolition and then the rebuild without a second contract being let. The release is made by the supervisor standing in the unit, which is why the framing crew can follow the strip-out directly.

How is a Vaughan commercial asbestos removal classified as Type 1, 2 or 3?

Ontario Regulation 278/05 sets the classification by the material, its condition and how it will be disturbed. Small, non-friable removals are usually Type 1; larger non-friable work or minor friable work is often Type 2 with an enclosure; friable material in quantity — sprayed fireproofing, pipe lagging, some ceiling plasters — is Type 3 with full negative-pressure containment and air monitoring. The survey and the consultant set the Type; we price and staff to it.

Why should the asbestos survey be done before a Vaughan job goes to tender?

Because the survey decides the scope. Without it, every bidder guesses at quantities and Type, so the numbers cannot be compared and the surprises show up as change orders after demolition starts. With a designated substance survey in the tender package, the abatement is priced on real quantities and sequenced ahead of the strip-out from day one.
