Commercial interior fit-out in Mississauga.
Sofisa Group Inc. builds tenant improvements in Mississauga and Peel commercial space — offices, retail units, clinics, restaurants and warehouse-office suites taken from a landlord turnover to a space that can open, under one contract.
Our office and yard are in Mississauga, so Airport Corporate, Meadowvale, Heartland and Dixie–Eglinton are local work. Framing, drywall and ceilings are handled on the same contract. Commercial and industrial only.
Tenant improvements across Peel
Most Mississauga fit-out work begins with a lease. A landlord turns a suite over in a defined condition, an allowance is agreed, and the tenant needs the rest built before a move-in or an opening. Airport Corporate Centre suites get re-planned for the incoming layout. Meadowvale flex units have their office fronts improved while shipping continues behind them. Heartland and Courtneypark warehouse-office cores pick up lunchrooms, meeting rooms and washrooms. Dixie–Eglinton industrial-office suites turn over between leases, and the plaza retail, clinics and restaurants along Hurontario, Derry and Britannia work to a date that was fixed before the drawings were finished.
- Airport Corporate Centre office suites being re-planned for an incoming tenant off Eglinton
- Meadowvale and Meadowvale Business Park flex units where the office front is improved and the warehouse keeps working
- Heartland and Courtneypark warehouse-office cores getting new lunchrooms, washrooms and meeting space
- Dixie–Eglinton industrial-office suites turned over between leases on a landlord allowance
- Plaza retail, clinics and restaurants along Hurontario, Derry and Britannia fitted to an opening date
Because the yard is in Mississauga, a site walk is usually booked within days and mobilisation carries no travel into the price.
The allowance, the date and the landlord
Three things shape a Peel fit-out price more than the finish schedule does. The first is what the landlord actually hands over: base-building washrooms, an existing ceiling grid and distributed servicing in an Airport Corporate suite is a very different starting point from a Dixie unit handed over as open floor with a capped stack. The second is the allowance, which we price against so the split between landlord scope and tenant extras is written down before anyone starts. The third is the date — a lease commencement, a franchise opening, a clinic that has patients booked.
We build the schedule backwards from that date and say at quote stage what threatens it: long-lead millwork and reception casework, restaurant equipment and exhaust, inspection windows in the City of Mississauga, landlord approvals, and anything needing a base-building shutdown. Where the date is genuinely at risk you hear it while there is still time to change something.
Fit-out scope
- Tenant improvement scope written against the landlord's turnover condition so the allowance and the tenant's extras are separated before work starts
- Steel stud partitions, Type X and acoustic assemblies, board and level-of-finish taped by our own Peel crews
- T-bar grid and drywall bulkheads reworked around the servicing an existing Airport Corporate or Hurontario suite already carries
- Millwork, reception casework, doors and hardware, flooring, paint, washroom and back-of-house finishes to the opening date
Coordination
- Mechanical, electrical, plumbing and sprinkler coordinated to the reflected ceiling plan — coordinated under the same contract through the appropriate trades
- Landlord submissions, approved-contractor paperwork, insurance documents and access bookings handled with property management
- Data, security and card access rough-in dropped in while the partitions are still open
- Inspections, deficiency list and handover carried by the supervisor who ran the framing
Phasing around a building that stays open
A Peel fit-out rarely gets an empty building. The plaza on Britannia keeps trading through the unit next door being rebuilt, the Heartland bay behind a new lunchroom keeps shipping, and the floors above and below an Airport Corporate suite keep their staff in. Hoarding and dust protection go in before the first stud, cart routes are kept off shared lobbies, docks and fire routes, and finishes along the path are covered rather than patched at the end.
Grade and dock access is the Mississauga advantage. Millwork sections, board, grid and equipment land beside the install instead of being cut to fit a freight elevator, and waste leaves on the same trip. Where the landlord restricts hours, the loud work is scheduled into the hours allowed and those hours are in the tender number — a fit-out priced on daytime access and then pushed to evenings is where tenants meet change orders.
Where fit-out sits in the sequence
If the suite still carries the last tenant's layout, interior demolition in Mississauga clears it first, and where a designated substance survey flags asbestos in older Dixie or Hurontario stock, asbestos abatement in Mississauga is completed and cleared before the new set-out is marked.
The partitions and ceilings are ours — drywall and framing in Mississauga is handled on the same contract, which is why the stage the rest of the trades queue behind is not in another company's calendar. Where the space starts as a base-building shell rather than a built suite, interior build-out in Mississauga is the truer scope. Either way it is one contract and one supervisor.
Mississauga interior fit-out questions
What does a Mississauga fit-out include?
Everything needed to turn a built or turned-over Peel unit into a space a tenant can trade from: partitions, ceilings, millwork, doors, flooring, paint, washrooms and back-of-house, with mechanical, electrical, plumbing and sprinkler coordinated around them. One contract, one supervisor, one opening date.
Can you price to a landlord TI allowance?
Yes, and in Mississauga turnovers that is the usual ask. We price against the landlord's turnover condition so it is clear which line items the allowance covers and which sit on the tenant — a Dixie–Eglinton unit handed over with base-building washrooms prices very differently from one handed over as open floor.
How fast can we get a fit-out price in Mississauga?
Send drawings and the landlord's rules. We normally walk the unit too: what is already in the ceiling of an Airport Corporate suite moves the number far more than the floor area does.
Do you handle the landlord approvals and building rules?
We deal with property management directly — approved-contractor paperwork, insurance certificates, access hours, dock and elevator bookings, hot-work permits. In Peel that is often a short list, but it is agreed before we issue a price rather than discovered in week two.
Can the fit-out run while neighbouring units stay open?
Yes. A Hurontario or Britannia plaza keeps trading, and the suites either side of an Airport Corporate floor keep their staff in. Hoarding and protection go up first, cart routes stay off shared lobbies and fire routes, and coring and cutting move to the hours the landlord permits — with those hours priced in.
Do you do restaurant, retail and clinic fit-outs in Mississauga?
Yes. Restaurant and clinic work carries the most coordination — kitchen equipment, exhaust and make-up air, plumbing, fire suppression, or treatment room servicing and equipment suppliers — all landing in an order that has inspections between the steps. That sequencing is what protects a fixed opening date on Hurontario or Derry.
What does grade and dock access change compared with downtown?
In Meadowvale, Heartland or Dixie the material is handled once: millwork, board and grid land beside the install and waste goes straight to a bin. There is no elevator booking eating half a day. Fewer labour hours and a shorter calendar — the assemblies themselves are identical to a Toronto tower.
How the trade runs start to finish is on our commercial fit-out page, everything else we handle in Peel is on our Mississauga page, and the neighbouring scopes are drywall and framing in Mississauga and interior build-out in Mississauga. Scopes that usually run on the same contract
Most GTA projects need more than one of these. Running them under one contract with senior supervision keeps the sequence — and the accountability — in one place.
