Commercial Renovation in Mississauga

Office, retail, and commercial renovation for Mississauga property owners — permit-aware delivery from strip-out to handover.

Sofisa Group Inc. renovates and rebuilds Mississauga and Peel commercial space — Airport Corporate office floor plates, Meadowvale office fronts, plaza units, clinics and warehouse-office cores taken from dated or damaged to finished, in phases the building can live with. Restoration after a water, flood, fire or mould loss runs on the same contract.

Our office and yard are in Mississauga, so Airport Corporate, Meadowvale, Heartland and Dixie–Eglinton are local work. Strip-out, framing, drywall and ceilings are handled on the same contract. Commercial and industrial only.

Key takeaways

Where the work sits

Renovation and rebuild work across Peel

Peel renovation work arrives in two forms. Either a space still functions but no longer suits the business in it — an Airport Corporate floor plate being reconfigured, a Meadowvale office front that has aged past its tenant, a Heartland core that needs a proper lunchroom and washrooms — or something has damaged the building and the interior has to be put back. Both end in the same trades; only the beginning is different.

  • Airport Corporate Centre office floors reconfigured between tenants while the floors above and below stay staffed
  • Meadowvale and Meadowvale Business Park flex units where the office front is rebuilt and shipping carries on behind it
  • Heartland and Courtneypark warehouse-office cores renewed — lunchrooms, washrooms, meeting space and worn finishes
  • Dixie–Eglinton industrial-office suites brought back to a leasable condition between tenancies
  • Hurontario, Derry and Britannia plaza retail, clinics and restaurants refreshed around trading hours
  • Rebuilds after a water, flood, mould or fire loss in Peel commercial stock, once the source has been dealt with

Because the yard is in Mississauga, a site walk is usually booked within days and mobilisation carries no travel into the price.

Office Renovation in Mississauga

Office renovation in Mississauga work is the larger half of what we renovate in Peel. Airport Corporate Centre floor plates are reconfigured between tenants, Meadowvale office fronts are brought up to a leasable standard, and Heartland and Courtneypark warehouse-office cores are rebuilt with lunchrooms, washrooms and meeting space that match how the business actually runs. The assemblies are the same as any commercial renovation — steel stud, board, tape, grid and finishes — but the constraint is different, because the people who work there are usually still there.

  • Office suites and floor plates reconfigured between or during tenancies
  • Common areas — lobbies, washrooms, kitchenettes and meeting rooms
  • After-hours and weekend work inside the landlord's permitted windows
  • Abatement and demolition coordinated on the same contract

The work is phased. One wing or one half-floor at a time is hoarded and dust-protected, staff are relocated into the completed side before the next zone opens, and the floors above and below stay staffed throughout. Cart routes are kept off shared lobbies and elevator cabs, and the loud work — cutting, coring, demolition of existing partitions — runs in the hours the landlord permits, priced that way in the tender rather than raised later.

Strip-out and rebuild sit on one contract with one supervisor. Sofisa handles the demolition of the old layout and the framing, drywall and ceilings that replace it on the same contract, with mechanical, electrical, plumbing and sprinkler coordinated around the sequence. That removes the handover gap where an office floor sits stripped and idle waiting on a second company to mobilise.

A typical office renovation here covers partitions and glazed fronts, ceiling grid and tile, flooring, lighting and power, washroom and kitchenette upgrades, doors, hardware and paint. Where the building or the tenant cannot take daytime disruption, the demolition, coring and cutting run after hours or at weekends within the landlord's permitted window — priced that way from the start.

The same team runs office renovation Toronto floors, and where the old layout has to come out first, commercial demolition in Mississauga runs on the same contract. Recent work is on our projects page.

Commercial contractor Mississauga — one GC for strip-out through rebuild

Owners and property managers usually come looking for a commercial contractor Mississauga can send to the building quickly, not a head office two regions away. Sofisa Group Inc. runs out of a yard in Mississauga, so a site walk is normally booked within days, crews and material arrive without travel loaded into the price, and a change found on a Tuesday afternoon gets looked at rather than scheduled for next week.

The second reason is scope. Sofisa handles strip-out, framing, drywall, ceilings and abatement on the same contract, with mechanical, electrical, plumbing and sprinkler coordinated around that sequence, so an occupied Peel renovation runs under one contract and one supervisor instead of being split between a demolition company, a drywall company and a general contractor who has to referee them. That is what keeps a phased floor moving when a tenant is still working beside the hoarding.

The logistics are in renovating occupied commercial space in the GTA without emptying the floor.

The paperwork side matters to landlords as much as the trades do: WSIB documentation, general liability insurance documentation, approved-contractor forms and certificates issued before mobilisation. Send drawings, a photo set or just the address, or call (647) 963-4310 and talk it through.

What the extent, the source and the date decide

Three things move a Peel rebuild price more than the finish schedule does. The first is how far the strip-out has to run before you reach sound substrate — on a water loss in a Dixie unit that is rarely the line drawn on the first walk-through, so the scope is written against what is actually behind the board. The second is whether the source is repaired: a roof, a service line, a failed fitting. Closing a cavity over an active leak means doing the work twice, so where that repair belongs to another trade we sequence around it and confirm it is done. The third is the date — a lease commencement, a clinic with patients booked, a restaurant with an opening.

We build the schedule backwards from that date and say at quote stage what threatens it: long-lead millwork, inspection windows in the City of Mississauga, landlord approvals, and anything needing a base-building shutdown. Where the date is genuinely at risk you hear it while there is still time to change something.

Scope we handle on the same contract

  • Strip-out of damaged or dated material back to sound substrate, with the affected extent agreed on the walk rather than guessed from a plan
  • Steel stud framing, Type X and acoustic assemblies, board, taping and finishing handled on the same contract
  • T-bar grid, tile, drywall bulkheads and access hatches reworked around the servicing an existing Airport Corporate or Heartland suite already carries
  • Flooring removal, subfloor preparation, doors and hardware, millwork, paint and fixture reinstatement to a dated handover

Coordination

  • Mechanical, electrical, plumbing and sprinkler coordinated around the rebuild on the same contract
  • Landlord and property-management paperwork for Peel buildings: approved-contractor forms, insurance certificates, access and dock bookings
  • Hoarding, dust control and protected routes so a trading plaza or a working warehouse keeps operating through the phase
  • Photographed conditions and separated strip-out and reconstruction pricing where an insurer or adjuster is involved

On file

  • One contract, senior supervision

Phasing a building that never closes

Peel renovation almost never gets an empty building. A Hurontario plaza keeps trading while the unit beside it is stripped, a Courtneypark bay keeps shipping behind a rebuilt core, and the tenants either side of an Airport Corporate floor keep their staff in. Hoarding and dust protection go up before the first stud comes out, cart routes are kept off shared lobbies, docks and fire routes, and finishes along the path are covered rather than patched at the end.

Grade and dock access is the Mississauga advantage on a rebuild. Board, grid, millwork and debris are handled once instead of being cut to fit a freight elevator, and waste leaves on the same trip. Where the landlord restricts hours, the noisy work is scheduled into the hours allowed and those hours sit in the tender number — a renovation priced on daytime access and then pushed to evenings is where owners meet change orders.

Where renovation sits in the sequence

Where a loss started the job, water damage restoration in Mississauga and mould remediation Mississauga deal with the affected material first, and where a survey flags asbestos in older Dixie or Hurontario stock, asbestos abatement in Mississauga is completed and cleared before the rebuild is set out. When a Peel rebuild follows growth rather than a dry water loss, our guide to mold removal Mississauga covers the IICRC-aligned process and the insurance documentation side.

What the new layout replaces comes out under interior demolition in Mississauga, the walls and ceilings are ours through drywall and framing in Mississauga, and where the work is really a tenant's new space rather than a renewal, interior fit-out in Mississauga is the truer scope. Either way it is one contract and one supervisor.

Where the strip-out goes past the old layout and into structure or a partial teardown, the approvals side changes — our guide to the commercial demolition permit process in Ontario sets out where that line sits.

Mississauga building permits for a commercial renovation

Under section 8 of Ontario's Building Code Act, 1992, a building may not be constructed or demolished without a permit from the chief building official. The City of Mississauga's list of projects that require a building permit covers most of what a commercial renovation touches: interior alterations, a change of use, plumbing fixtures that are added, removed or relocated, HVAC systems, sprinklers, fire alarm systems, kitchen exhaust, mezzanines and loading docks. Painting and cabinetry are on its list of projects that do not need a permit.

For non-residential interior alterations, the City asks for an Applicable Law Form, a Commitment to General Review, a Supplementary Information Form and a Letter of Use. The drawing set includes a key plan showing the unit and the occupancies of adjacent units; architectural drawings that identify existing and proposed fire separations and the partition and door schedules; HVAC, plumbing and electrical drawings, with the electrical layout designed by an electrical engineer; a sprinkler plan where the room layout changes; and NFPA 96 kitchen exhaust drawings for commercial cooking. The City strongly recommends a design professional for the drawings, and every application is filed through ePlans.

The City's cost and time frames page puts commercial permits at a minimum of $386, with a $50 administrative fee paid at submission. Prescreening usually takes about 7 to 10 business days, a first review of a complete commercial application takes 20 business days, and a commercial alteration averages about 9 weeks to issue. Depending on the property, the City's application process page lists other approvals that may come first: site plan approval, heritage approval, conservation authority approval from Credit Valley Conservation, Conservation Halton or the Toronto and Region Conservation Authority, Ministry of Transportation approval in MTO-controlled areas, and Committee of Adjustment approval where zoning is not met. A backflow preventer also needs a permit and falls under the Region of Peel's Backflow Prevention By-law 10-2017.

Inspections and designated substances on a Mississauga renovation

The City states that building permit inspections are mandatory for renovation, demolition and change-of-use projects, that an initial site inspection should be booked before construction starts, and that work must be inspected before it is covered with insulation or drywall. Inspections run Monday to Friday, 8:30 a.m. to 4:30 p.m. A fire separation inspection is booked once the framing, sound insulation, plumbing and heating rough-in inspections have passed and before drywall goes on; the inspector checks that separations stay continuous at bulkheads, ductwork and stairwells, that openings have approved closures, and that fire-rated doors carry labels and self-closing devices.

Because Sofisa handles the framing, drywall and ceilings on the same contract, those inspections sit inside our own sequence: board goes up after the rough-in and fire separation inspections pass, and the inspection windows are built into the schedule we issue at quote stage.

Older Peel buildings add a provincial step. Section 30 of the Occupational Health and Safety Act requires the owner to determine whether designated substances are present before the project begins, and to give that list to prospective constructors and contractors before a binding contract. For asbestos, O. Reg. 278/05 requires a report on the material's location, condition and friability. Where that report flags material, asbestos removal Mississauga is completed and cleared before the new layout is set out.

Commercial renovation in Mississauga: permits and drawings for an occupied building

Commercial renovation in Mississauga usually means interior alterations, and the City of Mississauga lists interior alterations among the projects that need a building permit before work starts City of Mississauga: When a building permit is required. In the City's words, "most renovation, construction or demolition projects require a building permit" City of Mississauga: When a building permit is required. We plan the renovation schedule around that permit, not the other way round.

The permit drawings themselves reflect that the building stays occupied. For commercial interior alterations, the City's key plan must show the unit number and location, the project area in relation to the rest of the building, and the occupancies of any adjacent units City of Mississauga: Non-residential interior alterations. Those are the same facts that drive our phasing: which neighbours stay open, where hoarding goes, and which hours are quiet. We gather them once, at pricing, so the permit package and the site plan agree.

Many Peel units are older industrial and office stock. Where the renovation will disturb existing finishes, we ask for the owner's asbestos report up front. Ontario's asbestos regulation requires the owner to give a copy to any prospective constructor Ontario's asbestos regulation guide, and an abatement scope changes both the sequence and the price.

Sofisa handles the strip-out, any abatement, framing and drywall, and the finished rebuild on the same contract. One schedule, one set of site rules and one point of contact for the landlord. We are WSIB-cleared and carry $5M general liability insurance, and we supply those documents for the landlord or property manager package.

FAQ

Mississauga renovation and restoration questions

Do you handle office renovation in Mississauga projects?

Yes — office renovation in Mississauga work is a large part of what we do in Peel. Airport Corporate floor plates reconfigured between tenants, Meadowvale office fronts brought up to date, and Heartland warehouse-office cores rebuilt with proper lunchrooms, washrooms and meeting space. The work is phased so the floors above and below stay staffed. Send the drawings or photos.

How fast can I get a renovation price in Mississauga?

Send what you have. We normally walk the space as well — on a Dixie–Eglinton suite what sits above the ceiling and how far the damaged or dated material actually runs moves the number far more than the floor area does.

Can the building stay open while you renovate?

Usually, in part. A Britannia plaza keeps trading while the unit next door is rebuilt, and a Heartland bay keeps shipping behind a new lunchroom. A commercial renovation in Mississauga is phased zone by zone: the area is hoarded and dust-protected before the first stud comes out, cart routes stay off shared lobbies, docks and fire routes, and loud or dusty operations run only in the hours the landlord permits — with those hours priced into the tender rather than raised later as a change.

What proof do you carry for a landlord or property manager?

WSIB and insurance documentation, which is what most Peel approved-contractor packages ask for. Send the details, or call (647) 963-4310.

Do you do the strip-out as well as the rebuild?

Yes, both. Sofisa handles demolition, strip-out, framing, drywall and ceilings on the same contract. On a Meadowvale flex unit that is what removes the usual gap — nobody is waiting on a handover between the company that took the material out and the company hired to put it back.

What is the difference between renovation and restoration here?

Renovation is a choice: an Airport Corporate floor plate that still works but no longer suits the tenant in it. Restoration is a response: water, flood, fire or mould has taken material out of a Peel building and the interior has to be rebuilt. The construction overlaps heavily — restoration just starts with a strip-out and a source that has to be confirmed as repaired.

Do you work with insurance companies on a Mississauga loss?

Yes. Conditions are photographed as the work proceeds so the file carries what an adjuster needs, and removal and reconstruction can be priced as separate lines where that helps the claim.

What if a survey turns up asbestos in an older Dixie or Hurontario unit?

Then abatement is completed and cleared before the new set-out is marked. Older Peel stock is where this comes up most, and it is sequenced ahead of the rebuild rather than discovered halfway through it.

Does grade and dock access change anything compared with downtown?

It changes the labour, not the assemblies. In Meadowvale, Heartland or Dixie, board, grid and millwork land beside the install and waste goes straight to a bin, with no elevator window eating half a day. Fewer handling hours and a shorter calendar for identical work.

Does a commercial renovation in Mississauga need a permit?

Usually yes. Mississauga lists interior alterations among the projects that need a building permit City of Mississauga: When a building permit is required.

What do Mississauga permit drawings need to show for a unit in a multi-tenant building?

The key plan has to show the unit number and location, the project area within the building and the occupancies of adjacent units City of Mississauga: Non-residential interior alterations.

Do you need the asbestos report before you price a renovation?

For older buildings, yes. Ontario requires the owner to give the report to any prospective constructor Ontario's asbestos regulation guide.

Can strip-out and rebuild be one contract?

Yes. Sofisa handles demolition, abatement and the rebuild on the same contract.
