Commercial renovation and restoration in Vaughan.
Sofisa Group Inc. renovates and rebuilds Vaughan commercial interiors — Highway 7 and VMC office suites, Concord and Keele industrial-office units, Woodbridge plazas and Maple main-street space — whether the trigger is a planned refresh or a rebuild after water, flood, mould or fire.
Strip-out, framing, drywall and ceilings are handled on the same contract, so the stage every other trade waits on sits on our own calendar. One contract, one senior supervisor. Commercial and industrial only.
Renovation and rebuild work across Vaughan
Vaughan has changed shape faster than most of the GTA, and the renovation work follows it. Along Highway 7 and around the Vaughan Metropolitan Centre the job is increasingly a tower or mid-rise office suite being renewed while the floors above and below stay leased. Out along Steeles, Keele, Weston Road and the Highway 400 spine it is warehouse-office and flex stock, where the office end is rebuilt and shipping carries on behind the demising wall. In Concord and off Jane it is industrial condo bays turning over one unit at a time. Woodbridge and Maple bring the smaller, higher-finish end: plaza clinics, professional suites and storefronts on a live street. What they share is that the trigger varies — sometimes a lease turnover, sometimes water through a roof or a service line that took out board, insulation and ceiling across a wide area.
- Highway 7 and Vaughan Metropolitan Centre office suites renewed floor by floor while the neighbouring tenancies stay in occupation
- Steeles and Keele industrial-office buildings where the front office is rebuilt and the plant behind it never stops
- Weston Road and Highway 400 warehouse-office space reinstated after water through a flat roof, a riser or a sprinkler line
- Concord and Jane industrial condo bays turned over between tenants without closing the shared drive aisle
- Woodbridge plaza units, clinics and professional suites brought back to a leasable standard
- Maple commercial and mixed-use ground-floor space refreshed on a live street
Sites across Highway 7, Concord, Woodbridge, Maple and the 400 corridor run under one contract and one supervisor, so a multi-unit or multi-property programme is not stitched together out of separate jobs.
What actually moves the number here
The first question on a Vaughan job is which kind of building you are in, because the same scope prices very differently across the city. A Concord bay or a Weston Road unit with a dock at grade takes material straight in and debris straight out, in daytime hours, with nothing booked. A Highway 7 or VMC office floor reintroduces everything the industrial stock spares you: a shared elevator, a loading window, routes through common areas other tenants use, and noisy work pushed into evenings. Those hours belong in the tender number, not in a change order six weeks later.
On a restoration the second variable is extent — how far the strip-out runs before you reach sound substrate — and in wide open warehouse-office areas that line moves once the board is off, which is why it gets settled on the walk. The third is the fixed date at the end: a lease commencement, a clinic reopening, a tenant paying rent somewhere else in the meantime. We build the schedule backwards from it and flag anything that genuinely threatens it — a long-lead item, an inspection window, a landlord approval, a roof repair owned by someone else — while there is still time to do something about it.
Scope handled on the same contract
- Strip-out of water-damaged, mould-affected or end-of-life material back to sound substrate, with the real extent agreed on the walk instead of assumed off a drawing
- Steel stud framing, Type X and acoustic assemblies, board, taping and level-of-finish handled by our own crews
- T-bar grid, tile, drywall bulkheads and access panels rebuilt around whatever already runs above the ceiling
- Subfloor preparation and flooring, doors and hardware, millwork, paint and fixture reinstatement to an agreed handover standard
Coordination
- Mechanical, electrical, plumbing and sprinkler coordinated around the rebuild — coordinated under the same contract through the appropriate trades
- York Region property-management paperwork: approved-contractor forms, insurance certificates, elevator and dock bookings, hot-work permits
- Hoarding, dust control and protected routes so shared lobbies, drive aisles and plaza walkways keep working
- Conditions photographed as the job proceeds, with strip-out and reconstruction priced on separate lines where an adjuster is on the file
Working while the building stays open
Very little here is handed over empty. A Highway 7 office floor is renewed a suite at a time with the rest of the building leased, a Keele or Steeles industrial-office front end is rebuilt while production continues behind the demising wall, and a Woodbridge plaza keeps every other unit trading through the job. Separation goes up before anything comes out: hoarding, sealed penetrations, dust control, protected finishes along the route, and a haul-off path that never crosses a public entrance.
Industrial condo bays in Concord add their own constraint — the drive aisle and shared dock belong to the neighbours, so deliveries and bin swaps get timed around their shipping rather than ours. Where a unit is handed over vacant instead, the programme changes shape rather than simply shrinking: trades overlap, material arrives on demand at grade, and demolition runs in daylight.
Where renovation sits in the sequence
When a loss started it, water damage restoration in Vaughan and mould remediation in Vaughan deal with the affected material first, and where a survey identifies asbestos in older stock, asbestos abatement in Vaughan is completed and cleared before any new set-out is marked.
Whatever the new layout replaces comes out under interior demolition in Vaughan, the partitions and ceilings are ours through drywall and framing in Vaughan, and where the job is really a tenant's new space rather than a renewal, interior fit-out in Vaughan is the better description. Either way it stays one contract and one supervisor.
Vaughan renovation and restoration questions
How fast can I get a renovation price in Vaughan?
Pricing follows the details you provide, and usually after a site walk as well. On a VMC office floor or a Concord industrial condo bay the walk routinely changes the number, because what sits above the ceiling and behind the board is what drives it.
Can we keep operating through the work?
Yes — most Vaughan work runs that way. Floors, suites or bays are taken in sections so the rest of the building keeps trading, staff and customer routes stay clear of construction traffic, and the sequence is settled with property management before the price goes out rather than argued on site.
Is access easier in Vaughan than downtown?
Usually. Steeles, Keele, Weston Road and Concord stock nearly always offers a grade door or a dock, so material and debris move directly and the work stays in daytime hours. Highway 7 and VMC towers are the exception — shared elevators, booked windows and restricted hours apply there, and we price those hours upfront.
Do you handle the strip-out as well as the rebuild?
Both, under one contract and with our own crews. The delay we get called in to fix most often is the handover between whoever removed the damaged material and whoever was hired later to rebuild it — on a Weston Road warehouse-office core that gap costs more calendar than the construction does.
Do you work with insurers and adjusters?
Yes. Conditions are photographed as work proceeds so the file carries what an adjuster needs, and removal and reconstruction can be priced on separate lines where that keeps the claim moving.
What if the source of the water has not been fixed yet?
It gets repaired, or firmly scheduled, before anything is closed back up. Flat roofs and long horizontal service runs are the usual culprits in this stock, and boarding over a live source means paying for the same wall twice.
What happens if asbestos shows up in older York Region stock?
Abatement is completed and cleared before any new set-out is marked. Older Woodbridge, Maple and Jane Street buildings are where a designated substance survey most often finds something, and it belongs ahead of the rebuild rather than in the middle of it.

Scopes that usually run on the same contract
Most GTA projects need more than one of these. Running them under one contract with senior supervision keeps the sequence — and the accountability — in one place.
