Commercial interior demolition in Toronto.

Sofisa Group Inc. handles commercial interior strip-out on the same contract across downtown, midtown, North York, Scarborough and Etobicoke — partitions, ceilings, flooring, millwork, washrooms and services cut back to base building. Selective removals on a floor that stays occupied, or a clean strip back to bare shell — with haul-off that has to fit a booked freight elevator and dock window, not a bin beside the unit.

One contract, senior supervision on site. Commercial and industrial work only.

Key takeaways

Where the work sits

Toronto strip-out, floor by floor

A Financial District floor on Bay, King or Adelaide turning over between tenants is partitions, grid, carpet and a reception wall — but the schedule is written by the freight bookings, not the square footage. A Yonge–Bloor, Yorkville or College mixed-use suite with residences above turns noise and vibration into the governing constraint. North York City Centre and Don Mills office stock is elevator-bound the same way a tower is. Scarborough and Etobicoke industrial-office sits closer to Peel conditions, with grade or dock access right outside.

  • Financial District and downtown office floors (Bay, King, Adelaide) stripped between tenancies
  • Midtown mixed-use towers and suites (Yonge–Bloor, Yorkville, College)
  • North York City Centre and Don Mills office stock
  • Scarborough and Etobicoke industrial-office and flex units with grade or dock access
  • Older downtown and midtown commercial stock where a designated substance survey sets the sequence

Before a downtown number is issued we want the building rules alongside the scope: freight hours, dock booking, protected routes through finished lobbies, and the noise window the property manager enforces.

Hoarding, after-hours and getting the debris out

Nothing opens until the protection is signed off: hoarding at the suite line, poly sealed, corridor and lobby finishes covered, elevator cabs padded on the agreed route. The debris path downtown is a booked freight car — material sized to the cab, a lobby run kept clear of tenants and visitors, and a loading slot that frequently lands after hours.

West of the city the same suite empties through a grade door with bins alongside, which is a different labour bill entirely; that comparison sits on interior demolition in Mississauga. The variables behind either number are in interior strip-out cost in the GTA, and structural work — slabs, mezzanines, load-bearing removals — runs as commercial demolition in Toronto.

Occupied floors versus vacant suites

A vacant downtown suite reduces to booking: how much material clears the building in the freight windows you were given. Hoarding is minimal and the programme is really an elevator programme.

Occupied is the usual case here, with tenants above, below and across the core. Everything then hangs on the boundary — protection before demolition, dust and sound stopped at the line, material kept off tenant and visitor routes, and percussive work placed inside the hours the property manager signs off. Those hours drive crew size and shift pattern, so the question is answered before pricing, never in a change order. Where the floor stays partly occupied through the rebuild, that is renovation and restoration.

Designated substances before anything opens up

Ceiling tile, floor adhesive, joint compound and pipe insulation lead every strip-out, and in older downtown and midtown towers they are exactly where a survey lands. The designated substances survey is an owner obligation in Ontario; it is read at planning, not after demolition has started. There is more in why a designated substance survey matters before commercial renovation in Ontario.

Anything it identifies is abated ahead of the strip-out, handled on the same contract through commercial asbestos abatement in Toronto, so survey, abatement and demolition sit on one contract instead of stalling between trades. Once the floor is at base building the rebuild carries on with drywall and framing in Toronto.

Process

How a Toronto strip-out runs — building rules, permits and handover

Downtown and midtown, the building's rules are collected with the scope, because they set the shift pattern and the price.

  1. Walk and building rules — scope, freight car hours, dock booking process, noise window and the protected route through the lobby.
  2. Survey and permits — the designated substance survey is read at planning, and whether the work needs a City of Toronto building or interior-alteration permit is confirmed before mobilising.
  3. Protection — hoarding at the suite line, poly sealed, corridor finishes covered and elevator cabs padded on the agreed route.
  4. Strip-out — selective removals or full strip to base building, with percussive work inside the hours the property manager signs off.
  5. Haul-off and handover — loads sized to the freight car, sorted where the dock allows, and the floor left at the agreed end state.

How permits work for demolition and alteration scopes is covered in our commercial demolition permit guide for Ontario.

Interior demolition services on Toronto commercial floors

Interior demolition services on Toronto tower and midtown floors are governed by freight bookings, dock windows and after-hours noise rules as much as by square footage. Sofisa strips occupied and vacant commercial suites with lobby protection and waste timed to the building’s slots. Commercial and industrial only.

Occupied commercial strip-out sequenced with abatement downtown

On occupied downtown floors, hoarding separates the work zone, asbestos flagged by the survey is removed and cleared first, then strip-out opens walls and ceilings. Drywall and framing can follow on the same contract so the cleared floor does not wait on another contractor.

Matching survey boundaries to a Toronto interior strip-out

An occupied commercial building may have an asbestos report without every part of the proposed strip-out having been assessed. The useful check is whether the report covers the materials the current drawings will disturb, including concealed layers behind retained finishes. A report for a previous tenancy is not a reason to assume that newly added ceiling, flooring or partition removals have already been addressed.

Section 10 of O. Reg. 278/05 ties the asbestos report to material condition, friability and location. Compare those locations with the demolition boundary and the services being cut back. Where access was limited or the scope has moved beyond the assessed area, ask the qualified assessor to address the gap before that material is disturbed. Sofisa coordinates the assessor and accredited lab rather than presenting the strip-out crew as the testing authority.

Section 30 of the Occupational Health and Safety Act also requires the designated substances list to reach prospective contractors before a binding contract. When the commercial removal scope changes, bring the drawings and substance information back into alignment. Keeping that review separate from tenant access arrangements avoids treating an available evening work window as permission to open an unassessed area.

Interior demolition in Toronto: permit and survey before the first wall comes out

Interior demolition in Toronto is permitted work in most cases. The City of Toronto states that a building permit is required under the Building Code Act for most construction, demolition, additions or major renovations City of Toronto: Apply for a Building Permit. For a strip-out ahead of a new tenant fit-out, the demolition is usually drawn and permitted with the new work, so we price the strip-out from the same drawings the permit uses.

Before anything opens up, the owner's asbestos report has to be in hand. Ontario's asbestos regulation requires the owner to give any prospective constructor a copy of the report showing whether materials to be disturbed contain asbestos Ontario's asbestos regulation guide. On older Toronto floors we check the survey's boundaries against the demolition drawings. If the strip-out reaches a ceiling, shaft or wall the survey didn't sample, it gets flagged before mobilization.

If suspect material turns up anyway, the regulation requires immediate notice, in writing and orally, to a Ministry of Labour, Training and Skills Development inspector, the owner, the contractor and the joint health and safety committee or representative Ontario's asbestos regulation guide. Work on that material stops until it is identified. That is why we put abatement in the schedule as a possible stage, not an afterthought.

Sofisa handles asbestos abatement, interior demolition and the rebuild on the same contract, so a Toronto suite goes from survey to strip-out to framing without a hand-off between firms. We are WSIB-cleared and carry $5M general liability insurance.

FAQ

Toronto interior demolition questions

Your yard is in Mississauga — how does that work downtown?

Crews, tools and project managers mobilise from Mississauga and work downtown and midtown daily. On a tower the drive is not the constraint — the freight booking and the loading window are, and the crew is planned around them.

How fast can we get a strip-out price for a Toronto floor?

Send the demolition plan or a written scope with the building rules attached — freight hours, dock booking, noise window — and the price comes back. On most downtown floors we walk the suite and the haul route first.

Can you strip out a suite while the floors above and below stay occupied?

Yes, and on Bay or Adelaide that is the standard arrangement. The zone gets hoarded with its own way in, dust stops at the containment line, and percussive work is placed inside the hours the property manager signs off. The shift pattern is priced up front, not raised later as a change.

What happens with designated substances before a strip-out?

Nothing opens before the survey is read, and flagged material is abated ahead of demolition. Sofisa handles that scope on the same contract, so survey, abatement and strip-out stay on one contract. Older downtown and midtown towers are where this most often drives the order of work.

How does downtown haul-off differ from a Mississauga unit?

In Peel a bin sits at the grade door and debris goes straight onto the truck. Downtown, every load is cut down to what a booked freight car takes, walked through protected lobby routes and frequently loaded at night. Same suite, many more hours — and the quote has to carry that.

Selective removals or full strip-out to shell — which do we need?

Only what the new drawings supersede. Where the plan keeps demising walls, sound grid or reusable distribution, leaving them in saves the cost of reinstating them. If a floor is heading back to market without a plan, taking it to shell is usually the cleaner starting point.

Do you protect what stays?

Yes. Protection precedes demolition — hoarding and poly at the line, finishes covered, cabs and lobby paths protected along the agreed route, and dust held at the boundary instead of chased through a finished floor afterwards.

Can you do the rebuild too?

Yes. Framing and board go back in on the same contract under the same project manager, so moving from strip-out to rebuild is a scheduling decision, not a gap between contractors.

What do Toronto interior demolition services include on a tower floor?

Full or selective strip-out of the tenant fit-out — partitions, ceilings, flooring, millwork and M&E cut-backs — with lobby and freight protection, after-hours shifts when the building requires them, and disposal timed to dock windows.

How do you sequence asbestos abatement before a Toronto strip-out?

Survey first, Type 1–3 removal and clearance next, then interior demolition. Handling both on the same contract means the cleared zone moves straight into tear-out under the same supervisor.

Selective demolition or full shell — how do you decide on a Toronto floor?

Only what the new drawings supersede comes out. If demising walls, sound grid or reusable distribution stay in the plan, leaving them saves reinstatement. Floors going back to market with no plan yet are often taken to shell.

Can a survey from a previous tenancy cover a new Toronto strip-out?

It may provide useful information, but its assessed locations must be compared with the current removal drawings. If new ceiling, flooring, partition or service removals reach material outside that coverage, a qualified assessor needs to address the gap before disturbance.

What if the interior demolition drawings change after the survey is issued?

Compare the revised removal boundary with the report's identified locations and any areas that were not assessed. Have the qualified assessor address newly affected material before it is disturbed, then use the findings to define any asbestos removal ahead of the revised strip-out.

Does interior demolition in Toronto need a permit?

Usually. Toronto requires a building permit under the Building Code Act for most construction, demolition, additions and major renovations City of Toronto: Apply for a Building Permit.

Do we need an asbestos report before a Toronto strip-out?

Yes. Ontario requires the owner to give the asbestos report to any prospective constructor Ontario's asbestos regulation guide.

What if suspect material is found mid-demolition?

Work on it stops, and a Ministry inspector, the owner, the contractor and the health and safety committee or representative are notified immediately, in writing and orally Ontario's asbestos regulation guide.

Can the interior demolition contractor also handle abatement?

Sofisa handles abatement and interior demolition on the same contract.
