Large-scale commercial interior demolition to shell in Toronto & Mississauga.
Toronto / Mississauga · full interior strip-out to bare shell
Stripping a commercial building back to bare shell is a logistics job: hoarding and life-safety first, hazardous materials handled before the strip-out starts, services made safe, then floor-by-floor demolition with continuous debris haul-off that does not block the building's elevators or loading dock.
- WSIB clearance — Good Standing (Clearance ID D0000JZAHE)
- $5M general liability insurance
- One contract, senior supervision
What the client gets
A shell the next trade can start on
Clean slab, deck and columns, services terminated and labelled where they will be reused, and no hidden leftovers behind a bulkhead for the fit-out contractor to find.
Containment that held
Occupied floors keep operating with no dust migration, no unplanned alarm activations and no loss of exits.
Documented diversion and clearance
Weight tickets, diversion percentages and abatement clearance certificates delivered as one closeout package.
Schedule certainty into the rebuild
Because we also build the interiors that follow, the strip-out is finished in the order the rebuild needs, not just in the order that is fastest to demolish.

What this project profile covers
Demolition to shell looks like the simplest scope on a project and behaves like the most constrained. The physical work — partitions, ceilings, flooring, casework, non-structural walls and abandoned services out to the slab, deck and columns — is fast. What governs the schedule is everything around it: the hazardous-materials survey, the life-safety provisions while sprinkler and alarm are off, the elevator and dock bookings that decide how many bins a day can leave, and the condition the next contractor actually needs the shell to be in.
Sofisa runs strip-out to shell across Toronto, Mississauga and the GTA on single suites, whole floors and multi-floor tenancies ahead of a fit-out, a repositioning or a sale. Because we also build interiors, we strip a floor to the state a builder wants it in — services terminated where they will be reused, backing and structure left where the next layout needs it, and a documented record of what came out — rather than leaving a mess that the incoming trade has to price around.
What this scope covers
Full multi-floor interior strip-out of commercial space back to base-building shell — hoarding, hazmat and abatement coordination, MEP make-safe, and continuous debris haul-off — delivered on tight building schedules.
Scopes in this profile range from a single floor of roughly 10,000 sq ft up to multi-floor programs several times that, delivered floor by floor so hoarding, life-safety and haul-off can be managed in sequence. The governing numbers are rarely area: they are bin capacity per day, elevator hours available, and how much of the strip-out has to wait behind an abatement program.
The contract typically covers the pre-demolition designated-substance and hazardous-materials survey coordination, full-floor hoarding and floor protection, temporary life-safety provisions agreed with the building, mechanical, electrical, sprinkler and fire-alarm make-safe by licensed trades, removal of partitions, ceilings, flooring, millwork, washroom fixtures and abandoned services back to base-building shell, selective retention of anything the next scope reuses, sorted haul-off with diversion tracking, and a final clean shell with a photographic and weight-ticket record at handover.
What we deliver
- Pre-demolition survey and hazardous-material coordination before any strip-out
- Full-floor hoarding and life-safety coordination with building management
- Mechanical, electrical and sprinkler make-safe
- Multi-floor strip-out back to base-building shell
- Continuous sorted haul-off, with after-hours removals where access is shared
- Clean shell handed over ready for base-building tie-ins
What makes this scope difficult
Hazardous materials come before everything
Older buildings carry asbestos in board joint compound, vinyl tile, mastic, texture coat, fireproofing and pipe insulation. Nothing is disturbed until the survey is in hand and any required abatement is complete, because getting that order wrong turns a strip-out into an incident and a stop-work order.
Life-safety cannot be switched off and forgotten
Sprinkler isolations, fire-alarm device removals and exit-route changes are all controlled events in an occupied building. Each one is booked, covered by a temporary provision and restored on a schedule the building's operating staff sign off on.
Debris logistics limit the pace
A floor can be broken out far faster than it can be carried down a shared elevator and into a bin. Removals are planned around dock and elevator availability, with after-hours runs where the building's daytime access is committed to tenants.
Shell condition is often undefined
"Back to shell" means different things to a landlord, a tenant and the next contractor. We agree what stays — structure, backing, risers, terminations, base-building ceilings — in writing before demolition, so no one is rebuilding what was just removed.
How Sofisa runs it
Survey, plan, then break
Pre-demolition survey, make-safe plan, hoarding and life-safety drawings and a haul-off logistics plan are all agreed before mobilisation. Demolition is the last thing to start, not the first.
Abatement sequenced ahead of the strip-out
Where designated substances are present, abatement is run in the correct type and containment by licensed crews and cleared before the general strip-out crew is allowed into the area, with clearance documentation kept in the project record.
Containment that protects the rest of the building
Sealed hoarding, protected elevators and corridors, dust suppression and daily clean-down of shared routes, so the floors still occupied do not experience the demolition happening above them.
Sorted diversion, documented
Metals, concrete, drywall, ceiling tile and clean wood are separated where the site allows it, with weight tickets and diversion rates reported for LEED and ESG reporting.

One contract, senior supervision on site. Scope varies by building — the photo above shows the type of work described, not a specific client project.
Scopes that usually run on the same contract
Most GTA projects need more than one of these. Running them under one contract with senior supervision keeps the sequence — and the accountability — in one place.
