Commercial asbestos abatement in Burlington.
Sofisa Group Inc. handles Type 1, 2 and 3 asbestos removals across Burlington and Halton — Appleby, Harvester and Mainway industrial-office, QEW and North Service Road flex, Brant Street and Plains Road plaza retail, Aldershot professional stock and Fairview and Guelph Line office suites. Sealed work areas, waste out the grade door or dock, and clearance before the demolition or the walls that follow.
One contract, our own crews, senior supervision on site. Commercial and industrial work only.
Burlington abatement, building by building
A Mainway warehouse office on its third layout, an Aldershot professional suite handed back between tenants, a Brant Street storefront being re-tenanted with neighbours trading either side — the material is often similar and the job is not. Here the removal is priced from the unit: where the containment can be built, how the waste leaves, and which hours the bay or the storefront can spare.
- Harvester Road and Mainway industrial-office cores on their second or third interior since the unit was built
- Appleby Line and North Service Road flex bays where the warehouse keeps running through the removal
- Brant Street and Plains Road plaza retail re-tenanted with the units either side still trading
- Aldershot professional and low-rise stock handed back between tenants in pre-1990 buildings
- Fairview and Guelph Line office suites being re-planned around a new layout
Crews mobilise from the Mississauga yard along the QEW and the 403, so attending a Burlington building to look at a suspect material is a matter of scheduling access rather than finding a crew.
Grade doors and docks, not booked freight
Along the Harvester and Mainway corridor everything loads at grade: poly, framing and filtration in through the bay door, bagged waste back out into a bin beside the unit. What limits a shift is the tenant's shipping schedule or the store's opening hours, not a booking held at a loading dock office downtown.
Those downtown conditions — reserved freight, overnight loading, protected lobby routes — are described on asbestos abatement in Toronto, and they are usually why an identical removal prices higher in the core than it does in Burlington.
Scope handled on the same contract
Removals
- Type 1 — small non-friable items in an Aldershot or Fairview suite: a short tile lift, a gasket, a board patch
- Type 2 — wider non-friable scope through Harvester and Mainway office cores: mastic, board, enclosed pipe insulation
- Type 3 — friable material removed under full containment and negative air
- Glovebag removals on pipe and fitting insulation where an Appleby Line warehouse keeps its mechanical running
Site control and handover
- Hoarding, poly containment and negative air up before a Burlington bay is opened
- Haul routes kept off shipping aisles, dock aprons and Brant Street shopfront doors
- Bagged and labelled waste out the dock into a bin standing beside the unit
- Air clearance before a Plains Road or Guelph Line space goes to demolition or board
Survey before tender in Halton industrial stock
A late find in a pre-1990 Burlington unit is charged to the schedule rather than to the removal — trades stood down, the bay emptied for a second time, and a promised occupancy date sliding. Reading the designated substance survey before pricing keeps abatement an activity with its own place in the programme.
Designated substance surveys for Ontario commercial renovations explains what the survey has to take in, and Ontario Type 3 asbestos notice timelines sets out the notice timing where Type 3 work applies.
Cleared, then torn out, then rebuilt
Once the area clears it moves into commercial demolition for teardown or strip-out, or interior demolition where the structure is untouched.
Drywall and steel stud framing in Burlington then rebuilds the interior, and if an opened wall turns up growth instead of asbestos the work becomes mould remediation in Burlington on the same contract.
Burlington asbestos abatement questions
You are based in Mississauga — do you cover Burlington?
Yes. The QEW puts Burlington within an easy daily run of our Mississauga yard, so crews, poly and supervision mobilise without travel being priced in. Harvester Road and Brant Street sites are normally viewed before the figure is issued.
Can a Harvester Road unit keep shipping while you abate the office core?
Typically it can. The office core is sealed and depressurised while the warehouse keeps operating, waste routes are kept off the shipping aisles and dock apron, and anything loud is scheduled into hours the tenant releases.
How do Burlington access conditions compare with downtown Toronto?
Burlington is mostly grade-loaded: bins beside the unit, docks at the back, daily output governed by the tenant's own hours. A core floor rations the same removal through a booked freight car and a night dock slot, which is why an equivalent Mainway area clears in fewer shifts.
Do we need a designated substance survey before you can price it?
The survey is what makes a removal pricable, and it is the owner's obligation before renovation or demolition work begins. Send it with the drawings and the scope is quoted properly; if nobody has commissioned one, say so early and we will explain the order things have to happen in.
What usually turns up in older Burlington buildings?
Tile and mastic under carpet in Aldershot and Fairview suites, pipe and duct insulation in Harvester and Mainway mechanical rooms, sprayed fireproofing above a T-bar grid, and joint compound in Brant Street demising walls nobody planned to open.
What happens after the area clears?
Once the area clears it moves into the teardown and then the rebuild under one contract. The supervisor on site signs the space over, so there is no gap while another company is appointed.
How is a Burlington commercial asbestos removal classified as Type 1, 2 or 3?
Ontario Regulation 278/05 sets the classification by the material, its condition and how it will be disturbed. Small, non-friable removals are usually Type 1; larger non-friable work or minor friable work is often Type 2 with an enclosure; friable material in quantity — sprayed fireproofing, pipe lagging, some ceiling plasters — is Type 3 with full negative-pressure containment and air monitoring. The survey and the consultant set the Type; we price and staff to it.
Why should the asbestos survey be done before a Burlington job goes to tender?
Because the survey decides the scope. Without it, every bidder guesses at quantities and Type, so the numbers cannot be compared and the surprises show up as change orders after demolition starts. With a designated substance survey in the tender package, the abatement is priced on real quantities and sequenced ahead of the strip-out from day one.

Scopes that usually run on the same contract
Most GTA projects need more than one of these. Running them under one contract with senior supervision keeps the sequence — and the accountability — in one place.
