Commercial asbestos abatement in Markham.
Sofisa Group Inc. handles Type 1, 2 and 3 asbestos removals across Markham and York Region — Highway 7, Warden and Kennedy office and medical suites, Commerce Valley and Highway 404 office parks, Woodbine and Markville industrial-office, and Unionville Main Street plaza retail. Sealed work areas, waste out the grade door or dock, and clearance before the demolition or the walls that follow.
One contract, our own crews, senior supervision on site. Commercial and industrial work only.
Markham abatement, building by building
A Woodbine industrial-office core on its third layout, a Warden medical suite handed back between practices, a Unionville storefront being re-tenanted with neighbours trading either side — the material is often similar and the job is not. Here the removal is priced from the unit: where the containment can be built, how the waste leaves, and which hours the bay, the floor or the storefront can spare.
- Highway 7, Warden and Kennedy office and medical suites changing hands between practices and tenants
- Commerce Valley and Highway 404 office park floors being re-planned around a new department layout
- Woodbine, Rodick Road and Markville industrial-office cores re-partitioned more than once since the unit was built
- Unionville Main Street and Markville-area plaza retail re-tenanted with neighbours trading either side
- Older professional low-rise stock through York east where ceilings and floors predate the current fit-out
Crews mobilise from the Mississauga yard across the 407 and down the 404, so attending a Markham building to look at a suspect material is a matter of scheduling access rather than finding a crew.
Grade doors and docks, not booked freight
Through York east the containment, the negative air units and the waste all move at grade, into and out of a bin parked at the unit. A day's progress is therefore governed by the tenant's shipping pattern or trading hours rather than by an elevator booking, and that is as true of a Woodbine core as of a Markville storefront.
Where a building imposes booked freight, night loading and protected lobby routes, the labour picture changes entirely; that version is set out on asbestos abatement in Toronto. The removal method does not change, only how long it takes to move material.
Scope handled on the same contract
Removals
- Type 1 — limited non-friable items in a Warden or Kennedy medical suite: an isolated tile lift or gasket
- Type 2 — larger non-friable removals across Commerce Valley office floors: mastic, board, enclosed pipe insulation
- Type 3 — friable material removed in full containment with negative air maintained
- Glovebag work on pipe and fitting insulation in Woodbine and Rodick Road mechanical rooms still in use
Site control and handover
- Containment, hoarding and negative air standing before a Markham suite or core is opened
- Haul routes kept clear of shipping aisles, dock aprons and Unionville Main Street footpaths
- Waste bagged, labelled and moved out the grade door or dock into a bin at the unit
- Air clearance before a Markville or Highway 404 area is released to the next trade
Survey before tender in York east stock
In older Markham stock the damage from a late find lands on the programme, not the removal: trades sent home, a floor emptied twice, and a tenant date already in writing. A designated substance survey read before the package is priced turns that risk into a scheduled activity.
The coverage a survey needs is described in designated substance surveys for Ontario commercial renovations, and Type 3 notice timing is explained in Ontario Type 3 asbestos notice timelines.
Cleared, then torn out, then rebuilt
After clearance the area goes into commercial demolition for the teardown or strip-out, or interior demolition where the building stays as it is.
Drywall and steel stud framing in Markham then reinstates the layout, and where the opened wall turns out to hold growth rather than asbestos it becomes mould remediation in Markham.
Markham asbestos abatement questions
You are based in Mississauga — do you cover Markham?
Yes. Crews run across the 407 and down the 404 from Mississauga, so Markham is a daily move rather than an out-of-town job. Travel is not priced into a Markham removal and we generally walk the suite first.
Can a Woodbine industrial unit keep shipping while you abate the office core?
In most cases. The office core is sealed and held under negative pressure while the bay behind it keeps shipping, waste routes avoid the forklift aisles and dock apron, and the disruptive work runs in the hours the tenant can spare.
How does a Highway 7 office tower compare with a Commerce Valley low-rise?
The material may be identical; the handling is not. A Highway 7 tower floor means booked elevators, protected corridors and restricted hours, while a Commerce Valley low-rise usually lets containment and waste move at grade. That difference lands in the labour rather than the method.
How does Markham compare with downtown Toronto?
Most of York east behaves like low-rise: bins at the door, grade or dock access, output set by the tenant's hours. In the core the same removal is rationed by the freight window and a night dock slot, so an equivalent Markham area normally clears in fewer shifts.
What usually turns up in older Markham buildings?
Tile and mastic under carpet in Warden and Kennedy suites, pipe and duct insulation in Woodbine and Rodick Road mechanical rooms, sprayed fireproofing above a T-bar grid, and joint compound in Unionville and Markville demising walls nobody expected to open.
What happens after the area clears?
Clearance releases the area into demolition, and the framing and board follow on the same agreement. That handover happens on site rather than through a second procurement cycle, so the programme does not stall between trades.
How is a Markham commercial asbestos removal classified as Type 1, 2 or 3?
Ontario Regulation 278/05 sets the classification by the material, its condition and how it will be disturbed. Small, non-friable removals are usually Type 1; larger non-friable work or minor friable work is often Type 2 with an enclosure; friable material in quantity — sprayed fireproofing, pipe lagging, some ceiling plasters — is Type 3 with full negative-pressure containment and air monitoring. The survey and the consultant set the Type; we price and staff to it.
Why should the asbestos survey be done before a Markham job goes to tender?
Because the survey decides the scope. Without it, every bidder guesses at quantities and Type, so the numbers cannot be compared and the surprises show up as change orders after demolition starts. With a designated substance survey in the tender package, the abatement is priced on real quantities and sequenced ahead of the strip-out from day one.

Scopes that usually run on the same contract
Most GTA projects need more than one of these. Running them under one contract with senior supervision keeps the sequence — and the accountability — in one place.
