Commercial drywall and framing in Burlington.

Sofisa Group Inc. handles steel stud framing, Type X board, walls to deck, rated and acoustic assemblies, T-bar grid and drywall ceilings for Burlington and Halton — QEW and North Service Road office and flex, Appleby Line, Harvester Road and Mainway industrial, business-park suites north of the 403 and plaza retail.

Crews mobilise from the Mississauga yard straight down the QEW, so travel does not land in the number. One contract, our own crews, senior supervision on site. Commercial and industrial work only.

Where the work sits

Burlington walls, building by building

Burlington splits along the highways. The QEW and North Service Road carry office and flex buildings where a wall package is usually a re-plan between tenants — offices, boardrooms, acoustic separations and partitions taken to the ceiling or the deck, built around a floor still in use. Inland, off Appleby Line, Harvester Road and Mainway, the stock is industrial and warehouse: office, lunchroom and washroom cores framed inside a bay that keeps shipping, and demising walls between units. Business-park suites north of the 403, plaza retail and Brant Street storefronts turning over, and older Halton commercial stock fill in the rest.

  • Office and flex suites along the QEW and North Service Road
  • Industrial and warehouse office blocks off Appleby Line, Harvester Road and Mainway
  • Business-park units north of the 403 re-planned between tenants
  • Plaza retail and Brant Street storefronts turning over to a new tenant
  • Older Halton commercial stock reworked around existing conditions

The yard is in Mississauga and Burlington sits on the same QEW corridor as Oakville, so a site walk is booked within days and mobilisation does not carry travel into the price.

Access and freight: Burlington grade doors and docks versus downtown hoists

Burlington loads easily. Appleby Line, Harvester Road and Mainway buildings have a dock or a drive-in door at the unit, and QEW and North Service Road suites usually have a lay-by or parking a few metres from the work, so material is handled once and offcuts leave the same way. Brant Street storefronts are the tight case — short street windows and pedestrians past the hoarding.

None of it resembles drywall and framing in Toronto and its booked freight windows. drywall and framing in Oakville is the closest sibling in loading terms, one exit east along the same corridor. The rated and acoustic assemblies are unchanged; the hours behind them are what differ.

Scope handled on the same contract

Steel stud framing

  • Steel stud partitions and demising lines in QEW and North Service Road office-flex suites, taken to deck where the schedule shows it
  • Bulkheads, soffits and drops framed into Appleby Line, Harvester Road and Mainway warehouse office blocks, with backing ahead of the ceiling
  • Door, window and borrowed-light framing for Brant Street storefronts turning over to a new tenant
  • Blocking set for millwork, fixtures and wall-hung equipment in older Halton stock north of the 403

Boarding, finishing and ceilings

  • Regular, Type X, moisture- and abuse-resistant board hung to the wall schedule through Halton office, flex and retail units
  • Taping and finishing to the level specified, patched and made good ahead of paint
  • Rated and acoustic assemblies built to the detail as drawn, which older Halton stock tends to need most
  • T-bar grid and tile in North Service Road suites, with drywall ceilings, bulkheads and drops

Occupied bays and after-hours work

Halton work tends to be phased around an occupied building. A Harvester Road bay keeps shipping while its office block is framed; a Brant Street storefront is rebuilt while the units either side stay open. Hoarding and poly are first on site, the haul route avoids shared entrances and dock aprons, and protected finishes stay protected rather than being made good afterwards.

Cutting, screw guns and sanding move to evenings or weekends where the landlord's rules or neighbouring hours require it. Agreeing those hours before the quote is issued is what keeps a Burlington wall package from drifting into change orders.

How walls sequence with the rest of the job

A wall package starts with a removal. interior demolition takes out the partitions and ceilings being replaced, asbestos abatement follows wherever a designated substance survey flags material, and anything heavier runs through commercial demolition.

With finishing complete, interior fit-out carries the unit through to handover — the same contract and the same supervisor throughout.

FAQ

Burlington drywall and framing questions

Do you have drywall crews working in Burlington?

Yes. The yard is in Mississauga and Burlington is a straight run down the QEW — the same corridor as Oakville. Crews, steel and board mobilise the way they do on a job in Peel, and travel is not a line item on a Burlington wall package.

How fast can we get a Burlington drywall price?

Send the architectural set and the wall schedule for a quote. Most Burlington packages also get a short site walk, because existing conditions in older Halton stock and permitted access hours move the price further than floor area does.

Can you build a warehouse office off Harvester Road while the bay keeps shipping?

Yes — a large share of the Burlington work runs that way. Hoarding and poly go up first, the delivery and haul route stays clear of forklift aisles and dock aprons, and framing and boarding are phased so shipping continues while the office, lunchroom and washroom core goes in.

Can you demise a unit on Appleby Line or Mainway while the neighbour stays open?

Yes. The demising wall and its fire separation set the schedule, and the work is staged so shared docks, drive aisles and entrances stay usable. Cutting, screw guns and sanding shift to evenings or weekends where the landlord's rules or the neighbouring hours require it.

How is Burlington access different from downtown Toronto?

Burlington is mostly low-rise with a grade door, a dock or a lay-by within metres of the unit, so steel, board and grid come off the truck close to the install and waste goes straight to the bin. QEW and North Service Road office suites add a lobby path and business-hours rules, but nothing like a downtown freight elevator window.

Do framing and drywall run under the same contract as the strip-out?

Yes. Interior demolition clears what the new layout replaces, abatement follows where a designated substance survey flags material, then framing, board and ceilings, and fit-out or build-out carries the suite to handover — one contract, one supervisor.

Scopes that usually run on the same contract

Most GTA projects need more than one of these. Running them under one contract with senior supervision keeps the sequence — and the accountability — in one place.
