Commercial demolition in Markham.
Sofisa Group Inc. mobilises from Mississauga and handles demolition across Markham and York Region east — Woodbine and Rodick industrial tear-down and strip-out, Markville industrial-office removals, Highway 7, Warden and Kennedy office soft demo, Commerce Valley floor strip-out, Unionville and plaza retail gut-outs, and haul-off planned around units that stay open.
One contract, our own crews, senior supervision on site. Commercial and industrial work only.
Markham runs from Woodbine tear-down to Highway 7 office soft demo
York Region east is not one building type, and the demolition follows. A Woodbine or Rodick industrial unit is racking, a mezzanine, a warehouse office block and a slab that has carried process equipment for years. A Highway 7 or Warden office suite is partitions, ceilings and services back to base building. A Commerce Valley floor is strip-out on a booked freight elevator. A Unionville or Markville plaza unit is a gut-out with the stores either side trading. Those are four different prices, and a square-foot rate hides all of it.
- Woodbine Avenue and Rodick Road industrial tear-down, warehouse strip-out and mezzanine removal
- Markville and Steeles-area industrial-office blocks where the office core comes out and the plant keeps running
- Highway 7, Warden and Kennedy office suites soft-demoed back to base building between tenants
- Commerce Valley and Highway 404 office park strip-out ahead of a full floor re-fit
- Unionville Main Street and plaza retail gut-outs with the neighbouring units trading
Crews run east on the 407 and the 401 from the Mississauga yard, so getting a project manager onto a Markham site to look at the slab, the dock and the loading rules before quoting is normal practice rather than a favour.
Grade and dock access, or a booked freight elevator
Out on Woodbine and Rodick the building works with you rather than against you: doors at grade, a dock apron, and somewhere to drop a bin next to the work. Material then leaves on truck cycles instead of elevator windows, and the schedule bends around the neighbours rather than around a permit — their apron, their forklifts, the staff parking between the two. Climb into a Highway 7 or Commerce Valley office and it reverses completely: one freight car, protection through the lobby and corridors, loads timed off the busy hours. The cost consequences are broken down in commercial demolition cost in the GTA. The same job handled in the core is described on commercial demolition in Toronto.
If the scope touches structure, a demolition permit from the City of Markham usually applies — see our commercial demolition permit guide for Ontario.

Occupied buildings versus vacant space
Markham jobs rarely come with the building to yourself. More typically a Woodbine unit is being emptied while both neighbours load trucks, a Unionville storefront is cleared across a weekend the rest of the street trades through, or a Commerce Valley floor comes out with staff at their desks on the levels above.
An empty building turns the job into arithmetic — crew, bins, truck cycles. An occupied one turns it into discipline: the boundary goes up before anything else, dust and noise stop there, exits and fire routes stay open all the way through, and disruptive stages only run in hours the property has granted. The two are not interchangeable on price, which is why the condition is agreed in the scope and never left to become a change order.
Survey first, then demolition, then the rebuild
Before a Markham tear-down is scheduled, the designated substances survey is read and everything it names is cleared; only then is the building opened. Ontario law puts that on the owner, and it is the first genuine input into the running order. The older professional and industrial stock around Steeles and Markham Road is where it turns up most often. The clearing is our own asbestos abatement work, set out locally on asbestos abatement in Markham, which is what keeps all three stages on one contract. The wider argument is in designated substance surveys before commercial renovation in Ontario.
Leave the structure alone and remove only what sits inside it and the trade is interior demolition. Once the floor is bare, the next layout is framed and boarded through drywall and steel stud framing in Markham.
Markham demolition questions
Do you cover Markham from the Mississauga yard?
Yes. The yard is in Mississauga, and crews, equipment and bins run up the 407 or across the 401 to Markham daily. A Woodbine or Commerce Valley site walk is a short-notice item rather than a mobilisation, and the travel does not become a line in the price.
How does Markham demolition differ from downtown Toronto work?
It is decided by the exit route for material. Woodbine, Rodick and Steeles stock comes with grade doors, docks and space for a bin outside, so the crew and the truck cycle govern output. In the core it is a hoist booking, elevator-sized loads and a permit to occupy the street. The York Region twist is a Highway 7 or Commerce Valley office tower, where a single freight car and the property manager's window set the tempo — allowed for in the quote, not billed afterwards.
Can you strip out one Woodbine industrial unit while the neighbours keep operating?
In Markham's multi-unit industrial that is the standard job. The unit being emptied is sealed off from those still working, the haul route is drawn clear of shared aprons and forklift aisles, and the stages that make noise or dust are placed in hours the other occupants can accept. Everything about that phasing appears in the written scope, so no neighbour loses access unexpectedly.
Do you handle plaza and Unionville retail gut-outs?
Yes. Along Highway 7, at Markville and on Unionville Main Street this is re-tenanting work performed between two open businesses: the shopfront protected, dust and noise held at the demising line, exits and fire routes kept clear, and material carried out when customers are not around. The landlord's loading and after-hours rules generally define the working day.
What happens if the survey flags something?
The building stays shut until the designated substances survey has been read and everything it lists has been cleared. Around Steeles and Markham Road, in the older professional and industrial stock, that comes up regularly. We remove it with our own crew, which keeps survey, abatement and demolition on one contract instead of stalled between two companies.
How fast can we get a demolition price for a Markham site?
Pricing follows a scope that covers what is being removed, what stays, whether neighbouring units remain open, how the loading and elevators are controlled, and any survey already done. On a Woodbine slab or a Commerce Valley floor a walk-through is usually booked before the number is finalised.
Interior strip-out or full structural demolition — which does a Markham commercial building need?
It depends on what happens next. If the shell, structure and roof stay and the space is being re-leased or re-fit, an interior strip-out to shell is usually enough. If the building is coming down for redevelopment, it is a structural demolition with engineering, permits and utility disconnects. We walk the Markham site and scope it before pricing.
How is abatement sequenced with the demolition on a Markham job?
Abatement comes first. We review the designated substance survey, complete the Type 1–3 asbestos removal and get clearance, and only then start the strip-out or teardown — with the same site lead and under one contract, so there is no hand-off gap between two contractors.

Scopes that usually run on the same contract
Most GTA projects need more than one of these. Running them under one contract with senior supervision keeps the sequence — and the accountability — in one place.
