Commercial renovation and restoration in Burlington.

Sofisa Group Inc. renovates and rebuilds Burlington commercial interiors — Harvester Road corporate space, Fairview and Aldershot industrial-office units, Brant Street storefronts and Appleby Line plazas — whether the driver is a planned refresh or a rebuild after water, flood, mould or fire.

Strip-out, framing, drywall and ceilings are handled on the same contract, so the stage every other trade waits on sits on our own calendar. One contract, one senior supervisor. Commercial and industrial only.

Where the work sits

Renovation and rebuild work across Burlington

Burlington's commercial property sits in two bands, and the renovation work reflects both. South of the QEW, Brant Street and Lakeshore Road hold smaller, higher-finish space — offices above retail, clinics, professional suites and restaurants — where the street is part of the job and the finish standard is visible to every customer walking past. North and east of it, along Harvester Road, Fairview Street, Appleby Line and out into Aldershot, the stock is corporate office, industrial-office and plaza, where a grade door or a dock changes what a programme costs. Work gets triggered either way: a tenancy turning over on one job, water through a roof or a service line on the next, taking out board, insulation and ceiling across a wide area before anyone plans a renovation at all.

  • Downtown Burlington and Brant Street offices, storefronts and professional suites renewed on a busy retail street
  • Fairview Street and QEW industrial-office buildings where the office end is rebuilt and the shop behind it keeps working
  • Harvester Road corporate-corridor space renewed floor by floor while neighbouring tenancies stay occupied
  • Appleby Line plaza units and clinics reinstated after water from a flat roof, a riser or a sprinkler line
  • Aldershot commercial and flex stock turned over between tenants without closing the shared yard
  • Lakeshore Road commercial and mixed-use ground-floor space brought back to a leasable standard

Sites across Harvester Road, Fairview, Appleby, Aldershot, Brant Street and the Lakeshore run under one contract and one supervisor, so a multi-unit or multi-property programme is not built out of separate jobs.

What actually moves the number here

The first question on a Burlington job is which side of the QEW you are on, because the same scope prices very differently. A Fairview or Aldershot unit with a dock at grade takes material straight in and debris straight out, in daytime hours, with nothing booked. A Harvester Road multi-storey office adds a shared elevator, a loading window and routes through common areas other tenants use. Brant Street and Lakeshore Road add the street: limited frontage, pedestrians, parked cars, and neighbouring businesses that cannot lose their entrance. Those constraints belong in the tender number, not in a change order six weeks later.

On a restoration the second variable is extent — how far the strip-out runs before you reach sound substrate — and in open plaza and warehouse-office areas that line moves once the board comes off, which is why it gets settled on the walk. The third is the fixed date at the end: a lease commencement, a clinic reopening, a tenant paying rent somewhere else in the meantime. We build the schedule backwards from it and flag whatever genuinely threatens it — a long-lead item, an inspection window, a landlord approval, a roof repair owned by someone else — while there is still time to act on it.

Scope handled on the same contract

  • Strip-out of water-affected, mould-affected or end-of-life material back to sound substrate, with the real extent settled on the walk rather than taken off a drawing
  • Steel stud framing, Type X and acoustic assemblies, board, taping and level-of-finish handled by our own crews
  • T-bar grid, tile, drywall bulkheads and access panels rebuilt around the servicing already running overhead
  • Subfloor preparation and flooring, doors and hardware, millwork, paint and fixture reinstatement to an agreed handover standard

Coordination

  • Mechanical, electrical, plumbing and sprinkler coordinated around the rebuild — coordinated under the same contract through the appropriate trades
  • Halton property-management paperwork: approved-contractor forms, insurance certificates, elevator and dock bookings, hot-work permits
  • Hoarding, dust control and protected routes so shared lobbies, yards and plaza walkways keep working
  • Conditions photographed as the job proceeds, with strip-out and reconstruction priced on separate lines where an adjuster is on the file

On file

  • One contract, senior supervision

Working while the property stays open

Very little here is handed over empty. A Harvester Road office is renewed a floor at a time with the rest of the building leased, a Fairview industrial-office front end is rebuilt while the shop behind the demising wall carries on, and an Appleby Line plaza keeps every other unit trading through the job. Separation goes up before anything comes out: hoarding, sealed penetrations, dust control, protected finishes along the route, and a haul-off path that never crosses a public entrance.

Downtown Brant Street and Lakeshore Road put the sidewalk in play — hoarding, deliveries and waste have to coexist with pedestrians and street parking, which normally means smaller loads at agreed times instead of one large drop, and evening or early-morning windows for the noisy stages. Where an Aldershot or Fairview unit is handed over vacant instead, the programme changes shape rather than simply shrinking: trades overlap, material arrives on demand at grade, and demolition runs in daylight.

Where renovation sits in the sequence

When a loss started it, water damage restoration in Burlington and mould remediation in Burlington deal with the affected material first, and where a survey identifies asbestos in older stock, asbestos abatement in Burlington is completed and cleared before any new set-out is marked.

Whatever the new layout replaces comes out under interior demolition in Burlington, the partitions and ceilings are ours through drywall and framing in Burlington, and where the job is really a tenant's new space rather than a renewal, interior fit-out in Burlington is the better description. Either way it stays one contract and one supervisor.

FAQ

Burlington renovation and restoration questions

How quickly can I get a renovation price in Burlington?

Pricing follows the details you provide, and normally after a site walk as well. On a Harvester Road office floor or a Fairview industrial-office unit the walk regularly changes the number, because what runs above the ceiling and what sits behind the board are the real drivers.

Can the building keep trading while you work?

Yes, and that is how most Burlington work runs. Floors, suites or units are taken in sections so the rest of the property keeps operating, customer and staff routes stay clear of construction traffic, and the sequence is agreed with property management before pricing rather than argued later on site.

How does access vary across Burlington?

A lot. Harvester Road, Fairview and Aldershot stock usually gives you a grade door or a dock, so material and debris move directly in daytime hours. Brant Street and Lakeshore Road are the opposite — a narrow, busy frontage where loading windows, smaller deliveries and protected sidewalk routes shape the programme, and we price those conditions upfront.

Do you handle the strip-out as well as the rebuild?

Both, under one contract and with our own crews. The delay we are most often called in to fix is the handover between whoever removed the damaged material and whoever was hired afterwards to rebuild it — on an Appleby Line plaza unit that gap usually costs more calendar than the construction.

Do you work with insurers and adjusters?

Yes. Conditions are photographed as the work proceeds so the file carries what an adjuster needs, and removal and reconstruction can be priced on separate lines where that helps the claim move.

What if the source of the water is still live?

It is repaired, or firmly scheduled, before anything is closed back up. Flat roofs and long horizontal service runs are the usual culprits in this stock, and boarding over a live source means buying the same wall twice.

What happens if asbestos is found in older Halton stock?

Abatement is completed and cleared before any new set-out is marked. Older downtown Burlington, Lakeshore and Aldershot buildings are where a designated substance survey most often finds something, and it belongs ahead of the rebuild rather than part-way through it.
