Commercial interior demolition in Burlington.

Sofisa Group Inc. handles commercial interior strip-out across Burlington and Halton — Harvester Road, Mainway and Appleby Line industrial-office, Fairview Street and Guelph Line office soft demo, and Brant Street, Plains Road and Aldershot plaza gut-outs. Partitions, ceilings, flooring, millwork, washrooms and services cut back to base building, with bins at the grade door beside the unit wherever the building allows it.

One contract, our own crews, senior supervision on site. Commercial and industrial work only.

Where the work sits

Burlington strip-out, unit by unit

A Harvester Road or Mainway industrial-office block coming back to shell before the next lease is partitions, grid, carpet and a washroom core, with the warehouse side often still shipping. An Appleby Line multi-unit bay turning over between tenancies is a straight production job once the dock is agreed. A Fairview Street or Guelph Line office floor adds stair, lobby and corridor protection and a loading window set by the property manager. A Brant Street or Plains Road plaza unit is a gut-out with the stores either side trading through it, and older Aldershot space is selective removal in finished rooms. Same trade, four different working days.

  • Harvester Road and Mainway industrial-office cores stripped back between tenancies
  • Appleby Line multi-unit industrial where the bay keeps shipping through the work
  • Fairview Street and Guelph Line office suites taken back to base building
  • Brant Street and Plains Road plaza gut-outs with the neighbouring stores trading
  • Older Aldershot commercial stock where a designated substance survey sets the sequence

Before a Burlington number is issued we want the access rules alongside the scope: dock, grade door or elevator availability, whether the neighbouring bay or store stays open, and the hours the landlord allows for noise and loading.

Hoarding, dust control and getting the debris out

Protection is built first — hoarding at the line, poly sealed, covers over retained finishes, and a route for material that keeps away from shipping doors and storefronts. On Harvester, Mainway and Appleby Line the bin sits outside the bay and the truck cycle sets production. On Fairview Street and Guelph Line the route runs through a shared lobby to one elevator on a landlord window.

A downtown floor changes that again, with booked freight and night loading, as described on interior demolition in Toronto. The pricing variables are in interior strip-out cost in the GTA, and slab openings, mezzanines or structural removals are quoted as commercial demolition in Burlington.

Occupied buildings versus vacant units

A vacant Burlington bay is the easy version: light hoarding, a bin outside the door, and a programme set by how often the truck returns.

The harder and more common version has someone working next door — an Appleby Line bay shipping, a Brant Street store open, a Guelph Line suite still staffed. The boundary becomes the job: protection installed first, dust and noise stopped at the line, material routed away from shopfronts and loading doors, and noisy work placed inside permitted hours. That shapes crew size and shift pattern, so it is resolved before the price and not after. If the unit stays partly in use through the rebuild, that is renovation and restoration.

Designated substances before anything opens up

Floor adhesive, ceiling tile, joint compound and pipe insulation are the first materials a strip-out reaches, and older Aldershot and Harvester industrial-office stock is where a survey tends to flag them. Ontario places the designated substances survey with the owner, and we read it before mobilising. More in why a designated substance survey matters before commercial renovation in Ontario.

Anything flagged is abated first, handled on the same contract through commercial asbestos abatement in Burlington, so survey, abatement and strip-out run on one contract rather than passing between firms. With the unit at base building, drywall and framing in Burlington handles the rebuild.

FAQ

Burlington interior demolition questions

Your yard is in Mississauga — how does that work in Burlington?

Crews, tools and project managers mobilise from Mississauga, and Burlington is a straight run west on the QEW or the 403. Travel is not a line item, and on most Burlington strip-outs we walk the unit and the haul route before the number is issued.

How fast can we get a strip-out price for a Burlington unit?

We need the demolition plan or a written scope plus the building rules — dock, grade door or elevator access, whether the neighbouring bay or store stays open, and the loading and noise window the landlord enforces. We come back with a price.

Can you strip out one Harvester Road unit while the neighbours keep operating?

Yes, and across the Harvester, Mainway and Appleby belt it is the normal case. The zone is hoarded with its own way in, dust is stopped at the line, haul routes stay clear of shipping doors and forklift aisles, and disruptive work is timed to what the neighbours can absorb. The phasing is in the price from day one.

What happens with designated substances before a Burlington strip-out?

The survey is read before anything is opened and flagged material is abated ahead of demolition. Because abatement is handled on the same contract, survey, removal and strip-out stay on one contract. Older Aldershot stock and pre-1990 Harvester industrial-office is where this most often sets the order.

How does a Burlington job differ from a downtown Toronto floor?

Most Burlington work loads at a grade door or dock beside the unit, so debris goes straight onto the truck and production is limited by the crew and the truck cycle. Downtown, every load is broken into what a booked freight elevator will take and much of the loading happens at night. Fairview Street and Guelph Line mid-rise sits in between — a shared lobby, one elevator and a landlord loading window, but a much shorter queue for it.

Selective removals or full strip-out to shell — which does a Burlington unit need?

Whatever the new drawings supersede is what comes out. If the plan keeps demising walls, sound ceiling grid or reusable distribution, leaving them in is money you do not spend putting them back. Where a Brant Street plaza unit or a Mainway bay is being re-leased with no plan yet, back to shell is usually the cleaner starting point.

How do you control dust and noise in an occupied Burlington building?

We build hoarding with sealed poly or drywall partitions, put the work area under negative air with HEPA filtration where needed, protect corridors and elevators, and schedule noisy work such as coring and breaking outside the tenants' operating hours. If the survey shows asbestos, the abatement is done and cleared before the general strip-out starts.

Is a vacant Burlington unit faster to strip out than an occupied one?

Usually, yes. A vacant unit can run full shifts with open haul-off and no protection of neighbours, so the strip-out moves much faster. In an occupied building we phase the work, add hoarding and after-hours windows, and coordinate abatement and haul-off with property management — slower, but the building stays open.

Most GTA projects need more than one of these. Running them under one contract with senior supervision keeps the sequence — and the accountability — in one place.
