Commercial interior demolition in Markham.
Sofisa Group Inc. handles commercial interior strip-out across Markham and York Region east — Woodbine and Rodick Road industrial-office, Highway 7, Warden and Kennedy office soft demo, Commerce Valley and Allstate Parkway floors going back to base building, and Unionville and Markville plaza gut-outs. Partitions, ceilings, flooring, millwork, washrooms and services cut back to base building, with bins at the grade door beside the unit wherever the building allows it.
One contract, our own crews, senior supervision on site. Commercial and industrial work only.
Markham strip-out, unit by unit
A Woodbine or Rodick Road industrial-office block coming back to shell before the next lease is partitions, grid, carpet and a washroom core, with the warehouse side often still shipping. A Highway 7 or Warden office suite turning over adds stair, lobby and corridor protection and a loading window set by the property manager. A Commerce Valley floor being re-leased is a straight production job once the elevator is booked. A Unionville or Markville plaza unit is a gut-out with the stores either side trading through it. Same trade, four different working days.
- Woodbine and Rodick Road industrial-office blocks stripped back between tenancies
- Highway 7, Warden and Kennedy office suites taken to base building with the floor above still working
- Commerce Valley and Allstate Parkway strip-out ahead of a full-floor re-lease
- Unionville and Markville plaza units gutted while the neighbouring stores keep trading
- Older York Region east stock where a designated substance survey sets the sequence
Before a Markham number is issued we want the access rules alongside the scope: dock, grade door or elevator availability, whether the neighbouring bay or store stays open, and the hours the landlord allows for noise and loading.
Hoarding, dust control and getting the debris out
Hoarding and poly define the job before demolition does, with retained finishes covered and a debris path that avoids shipping doors, forklift aisles and tenant entrances. On Woodbine and Rodick that path is a few metres of concrete to a bin. On Commerce Valley and Allstate Parkway floors it is a protected lobby, one or two elevators and a loading window the property manager sets.
Downtown adds night loading and loads cut to cab size, which is covered on interior demolition in Toronto. The variables behind a strip-out price are in interior strip-out cost in the GTA, and once slabs, mezzanines or structure are in scope it runs as commercial demolition in Markham.

Occupied buildings versus vacant units
An empty Markham unit is measured in truck cycles: how much clears the grade door in a day, with a small crew and light protection. There is not much else to plan around.
Most of the time the building keeps working — a Woodbine warehouse shipping, a Commerce Valley floor above still staffed, a Unionville plaza trading either side. The boundary then carries the job: hoarding and covers first, dust and noise contained at it, haul routes kept off shipping doors and customer entrances, and percussive work fitted into the hours the operation can absorb. Crew and shift pattern move with that, so it is settled before a number goes out rather than in a change order. Where the space stays partly occupied through the rebuild, that is renovation and restoration.
Designated substances before anything opens up
Every strip-out disturbs adhesive, tile, joint compound and lagging before anything else, and older Warden and Kennedy office stock or pre-1990 Markville retail is where a survey usually finds it. The designated substances survey is an owner obligation in Ontario and is read at the planning stage. why a designated substance survey matters before commercial renovation in Ontario sets out why.
Flagged material is abated before the strip-out begins, handled on the same contract under commercial asbestos abatement in Markham, so one contract carries survey, abatement and demolition. Once the suite is at base building, drywall and framing in Markham rebuilds the interior.
Markham interior demolition questions
Your yard is in Mississauga — how does that work in Markham?
Crews, tools and project managers mobilise from Mississauga, and Markham is a straight run across the 407 or up the 404. Travel is not a line item, and on most Markham strip-outs we walk the unit and the haul route before the number is issued.
How fast can we get a strip-out price for a Markham unit?
Send the demolition drawings or a written scope with the access rules attached — dock, grade door or elevator, whether the neighbouring bay or suite keeps working, and the loading and noise window the property manager sets. A price follows.
Can you strip out one Woodbine industrial-office block while the warehouse keeps shipping?
Yes, and across the Woodbine, Rodick and Steeles belt that is the ordinary arrangement. The office core is hoarded with its own entrance, dust stops at the line, material keeps clear of shipping doors and forklift lanes, and loud work is placed where the operation can take it. The phasing is priced from the start.
What happens with designated substances before a Markham strip-out?
The survey is read at planning and flagged material is abated before demolition. Abatement is ours, so survey, removal and strip-out run under one contract. Older Warden and Kennedy office stock and pre-1990 Markville retail is where this most often sets the sequence.
How does a Highway 7 office floor differ from a downtown Toronto tower?
Commerce Valley and Highway 7 buildings are mid-rise: shared lobby, one or two elevators, a landlord loading window — real limits, but a far shorter queue than downtown, and often a surface dock at the back. Downtown cuts every load to a booked freight car and runs much of it overnight. Woodbine industrial-office is the far end again — grade door at the wall and a straight truck cycle.
Selective removals or full strip-out to shell — which does a Markham unit need?
Only what the new drawings supersede. Where demising walls, sound ceiling grid or reusable distribution survive the plan, leaving them in saves reinstatement. If a Unionville plaza unit or a Commerce Valley floor is heading back to market with nothing drawn, shell is usually the cleaner base.
How do you control dust and noise in an occupied Markham building?
We build hoarding with sealed poly or drywall partitions, put the work area under negative air with HEPA filtration where needed, protect corridors and elevators, and schedule noisy work such as coring and breaking outside the tenants' operating hours. If the survey shows asbestos, the abatement is done and cleared before the general strip-out starts.
Is a vacant Markham unit faster to strip out than an occupied one?
Usually, yes. A vacant unit can run full shifts with open haul-off and no protection of neighbours, so the strip-out moves much faster. In an occupied building we phase the work, add hoarding and after-hours windows, and coordinate abatement and haul-off with property management — slower, but the building stays open.

Scopes that usually run on the same contract
Most GTA projects need more than one of these. Running them under one contract with senior supervision keeps the sequence — and the accountability — in one place.
