Commercial interior fit-out in Burlington.
Sofisa Group Inc. builds tenant improvements across Burlington and Halton — Harvester and Mainway industrial-office, QEW corridor suites, Brant Street and Plains Road retail — taken from a landlord turnover to a space that can open, under one contract.
Our office and yard are in Mississauga, a straight run down the QEW to Harvester Road. Framing, drywall and ceilings are handled on the same contract. Commercial and industrial only.
Tenant improvements across Burlington
Burlington fit-out work divides three ways. Harvester Road, Mainway and Appleby Line are industrial-office: the front of a unit is rebuilt into offices, meeting rooms and staff space while the warehouse behind it keeps shipping. The QEW corridor and North Service Road are office — multi-tenant floors and professional suites where the building's own rules decide how material moves and when. Brant Street and Plains Road are retail and service tenancies, narrow frontages with neighbours trading and an opening date agreed before the drawings were finished.
- Harvester Road and Mainway industrial-office fronts rebuilt while the warehouse behind them keeps shipping
- QEW corridor and North Service Road office suites re-planned for an incoming tenant on a landlord allowance
- Appleby Line and Burloak flex units turned over between leases
- Brant Street professional suites and Plains Road plaza retail fitted to a fixed opening date
- Meeting rooms, showrooms and staff areas added inside space a Burlington tenant already occupies
From the Mississauga yard a site walk is normally booked within days, and mobilising into Burlington carries no travel premium.
The allowance, the condition and the date
Most of what a Burlington fit-out costs is decided before a finish is chosen. The turnover condition leads: a QEW corridor suite left with washrooms, grid and distributed servicing begins a long way ahead of a Mainway bay handed back as open floor with a capped stack. Access follows, and grade loading separates an industrial-office front from an upper office floor more than tenants expect. The allowance comes last and is priced against, so landlord scope and tenant extras are agreed on paper rather than at invoicing.
The programme is then written backwards from the opening or move-in date. Long-lead millwork, retail and clinic equipment, inspection windows and landlord approvals are the usual pressure points in Halton, and they are named at quote stage instead of after the lease commencement letter goes out.
Fit-out scope
- Tenant improvement scope set against the landlord's turnover condition, with allowance work and tenant extras written on separate lines before a crew mobilises
- Steel stud partitions, Type X and acoustic assemblies, board and taped finish by our own crews
- T-bar grid, bulkheads and ceiling transitions reworked around whatever a Harvester or Mainway unit already carries overhead
- Millwork, reception casework, doors and hardware, flooring, paint, washrooms and back-of-house built to the opening date
Coordination
- Mechanical, electrical, plumbing and sprinkler coordinated to the reflected ceiling plan — coordinated under the same contract through the appropriate trades
- Landlord submissions, approved-contractor paperwork, insurance certificates and loading bookings handled with property management
- Data, security and card access rough-in dropped in while the partitions are still open
- Inspections, deficiency list and handover carried by the supervisor who ran the framing
Grade doors, office floors, trading plazas
Along Harvester, Mainway and Appleby the loading is at grade, and that is the single biggest reason a Burlington fit-out prices the way it does. Board, grid, millwork and equipment come off the truck beside the install, waste leaves on the same trip, and the crew works the clock rather than a booking sheet. On a QEW corridor office floor the reverse applies: access windows, protected corridor routes and permitted hours set the labour, so those constraints go into the tender instead of arriving as change orders in the final fortnight.
On Brant Street and Plains Road the neighbours keep trading through the work. Hoarding and dust protection go up before the first stud, deliveries are timed around store hours, and the frontage stays presentable while the inside is being rebuilt.
Where fit-out sits in the sequence
Where the unit still carries the last tenant's layout, interior demolition in Burlington clears it first, and if a designated substance survey turns something up in older Aldershot or Harvester Road stock, asbestos abatement in Burlington is completed and cleared before the new set-out is marked.
The partitions and ceilings are ours — drywall and framing in Burlington is handled on the same contract, so the stage every following trade waits on is not parked in another company's calendar. Where the space starts as a base-building shell rather than a built suite, interior build-out in Burlington is the truer description of the scope. Either way it stays one contract and one supervisor.
Burlington interior fit-out questions
What does a Burlington fit-out include?
Everything between a landlord turnover and a unit a tenant can open in: partitions, ceilings, millwork, doors, flooring, paint, washrooms and back-of-house, with mechanical, electrical, plumbing and sprinkler coordinated around them. One contract, one supervisor, one date.
Can you price to a landlord TI allowance?
Yes — most Harvester Road and QEW corridor turnovers are handled that way. The quote is written against the turnover condition so allowance scope sits apart from tenant extras. An office suite handed over with washrooms, grid and distribution already in is a very different job from an Appleby Line bay given back as open floor.
How fast can we get a fit-out price in Burlington?
Send drawings and the landlord's rules so we can review the scope. We usually walk the unit after that, because in older Mainway or Plains Road stock what sits above the ceiling shifts the number more than the floor area does.
Will the opening date hold?
The schedule is built backwards from it and the risks are named while you can still act on them: long-lead millwork and casework, retail or clinic equipment, City of Burlington inspection windows, landlord approvals, and anything that needs a base-building shutdown. If the date does not work, you hear that at quote stage.
How is a QEW office suite different from a Mainway unit?
An office floor along the service roads runs on the building's terms — booked access, protected corridor routes, restricted hours, material handled two or three times. Around Harvester, Mainway and Appleby the doors are at grade, so board, grid, millwork and equipment land beside the install and the same assemblies take fewer labour hours.
Can the fit-out run while the building stays occupied?
Yes. A Plains Road plaza keeps trading either side of a hoarded unit and a Harvester operation keeps shipping behind a rebuilt office front. Protection goes up before the first stud, shared entrances and fire routes stay clear, and noisy work sits inside the hours the landlord allows — with those hours in the price.
Who handles landlord approvals and permits?
We do. Approved-contractor paperwork, insurance documents, work hours, loading bookings and hot-work permits go through property management, and permit and inspection windows are placed in the schedule rather than discovered near handover.

Scopes that usually run on the same contract
Most GTA projects need more than one of these. Running them under one contract with senior supervision keeps the sequence — and the accountability — in one place.
