Commercial interior fit-out in Markham.
Sofisa Group Inc. builds tenant improvements across Markham and York Region — Highway 7 office suites, Woodbine and Warden industrial-office, Unionville and Markville retail — taken from a landlord turnover to a space that can open, under one contract.
Our office and yard are in Mississauga, with the 407 running straight across to Woodbine and Warden. Framing, drywall and ceilings are handled on the same contract. Commercial and industrial only.
Tenant improvements across Markham
Markham's fit-out work falls into three patterns. Highway 7 and Commerce Valley are office: multi-tenant floors, professional and tech suites, base-building rules that decide how material moves. Woodbine, Warden, Denison and Steeles are industrial-office, where the front of a unit is rebuilt while the operation behind it keeps working. Unionville, Markville and Main Street are retail and service tenancies, small frontages with trading neighbours and an opening date set before drawings were final.
- Highway 7 and Commerce Valley office suites re-planned for an incoming tenant on a landlord allowance
- Woodbine, Warden and Denison industrial-office fronts rebuilt while the operation behind them keeps running
- Unionville, Markville and Main Street plaza retail fitted to a fixed opening date
- Markham Road and Steeles flex units turned over between leases
- Clinics, showrooms and training rooms added inside space a tenant already occupies
From the Mississauga yard a site walk is normally booked within days, and mobilising into Markham carries no travel premium.
The allowance, the condition and the date
What a Markham fit-out costs is largely settled before anyone picks finishes. The turnover condition comes first: a Highway 7 suite left with washrooms, grid and distributed servicing starts well ahead of a Woodbine unit handed back as bare floor with a capped stack. Access comes second, and it separates an office tower floor from a grade-loaded unit more than most tenants expect. The allowance comes third — priced against, so landlord scope and tenant extras are written down before mobilising rather than argued over at invoicing.
The programme then runs backwards from the opening or move-in date. Long-lead millwork, clinic and retail equipment, inspection windows and landlord approvals are the usual pressure points, and they are named at quote stage rather than after the lease commencement letter is out.
Fit-out scope
- Tenant improvement scope written against the landlord's turnover condition so allowance work and tenant extras sit on separate lines before mobilising
- Steel stud partitions, Type X and acoustic assemblies, board and taped finish by our own crews
- T-bar grid, bulkheads and ceiling transitions reworked around what an existing Highway 7 or Woodbine suite already carries
- Millwork, reception casework, doors and hardware, flooring, paint, washrooms and back-of-house built to the opening date
Coordination
- Mechanical, electrical, plumbing and sprinkler coordinated to the reflected ceiling plan — coordinated under the same contract through the appropriate trades
- Landlord submissions, approved-contractor paperwork, insurance certificates and access bookings handled with property management
- Data, security and card access rough-in dropped in while the partitions are still open
- Inspections, deficiency list and handover carried by the supervisor who ran the framing
Office floors, industrial fronts, trading plazas
On a Highway 7 or Commerce Valley floor the elevator window, the protected corridor route and the permitted work hours decide the labour, not the drawing. Those constraints go into the tender, because a price built on daytime access and then pushed into evenings is how a tenant ends up reading change orders in the last fortnight.
In Unionville and Markville plazas the neighbours stay open, so hoarding and dust protection go up before the first stud and material comes in around trading hours. Around Woodbine, Warden and Denison it is simpler: grade and dock doors let board, grid, millwork and equipment land beside the install, and waste leaves on the same trip.
Where fit-out sits in the sequence
If the suite still carries the previous tenant's layout, interior demolition in Markham clears it first, and where a designated substance survey flags asbestos in older Steeles or Markham Road stock, asbestos abatement in Markham is completed and cleared before the new set-out is marked.
The partitions and ceilings are ours — drywall and framing in Markham is handled on the same contract, so the stage every other trade waits on is not sitting in someone else's calendar. Where the space begins as a base-building shell rather than a built suite, interior build-out in Markham is the truer scope. Either way it is one contract and one supervisor.
Markham interior fit-out questions
What does a Markham fit-out include?
Everything between a landlord turnover and a space a tenant can open in: partitions, ceilings, millwork, doors, flooring, paint, washrooms and back-of-house, with mechanical, electrical, plumbing and sprinkler coordinated around them. One contract, one supervisor, one date.
Can you price to a landlord TI allowance?
Yes, and most Highway 7 and Commerce Valley turnovers work that way. We price against the turnover condition so allowance scope and tenant extras are separated on paper. A suite handed over with washrooms, grid and distribution in place is a different job from a Woodbine unit given back as bare floor.
How fast can we get a fit-out price in Markham?
Drawings plus the landlord's rules let us review the scope. A walk-through usually follows, because in an older Warden or Denison unit what sits above the ceiling moves the number further than the square footage does.
Will the opening date hold?
The programme is built backwards from it, and at quote stage we name what threatens it: long-lead millwork and casework, clinic or retail equipment, City of Markham inspection windows, landlord approvals and anything needing a base-building shutdown. If the date is not achievable you hear it while there is still room to move.
How is a Highway 7 office suite different from a Woodbine unit?
On a Highway 7 or Commerce Valley floor the building sets the rhythm — booked elevators, protected lobby routes, restricted hours, material handled two or three times. Around Woodbine and Warden, grade and dock access put board, grid and millwork beside the install, so the same assemblies cost fewer labour hours.
Can the fit-out run while the building stays occupied?
Yes. A Unionville or Markville plaza keeps trading either side of a hoarded unit and a Denison operation keeps running behind a rebuilt office front. Protection goes up before the first stud, shared entrances and fire routes stay clear, and noisy work sits inside the hours the landlord permits — with those hours priced in.
Who handles landlord approvals and permits?
We do. Approved-contractor paperwork, insurance documents, work hours, loading bookings and hot-work permits go through property management, and permit and inspection windows are built into the schedule rather than treated as a surprise near handover.

Scopes that usually run on the same contract
Most GTA projects need more than one of these. Running them under one contract with senior supervision keeps the sequence — and the accountability — in one place.
