Project profile

Overnight and phased restaurant & retail refresh across Toronto & the GTA.

Toronto / GTA · overnight and phased refresh of a trading unit

Refreshing a unit that is still trading is a closure-window problem. The work gets broken into overnight and weekend shifts so the doors open the next day: selective demolition, services updated behind the walls, then millwork, lighting and finishes back in. Framing and drywall are handled on the same contract as the remaining trades.

What the client gets

Minimal downtime

The unit keeps trading through the refresh, with closures limited to the shifts that genuinely required them.

A consistent brand result

Finishes, millwork and lighting delivered to the brand standard, with substitutions raised before they are installed rather than explained afterwards.

Predictable rollout costs

Shift counts, crew sizes and material lists that repeat across locations, so the second and third stores are priced from evidence.

A clean, safe store every morning

No construction residue, no exposed work and no safety issue waiting for customers when the doors open.

Overview

What this project profile covers

A brand refresh is construction measured in hours. The design package might be modest — new finishes, new lighting, updated millwork, a reworked service counter — but the constraint is absolute: the unit has to be sellable when the doors open. That turns an ordinary two-week interior scope into a series of eight-hour overnight shifts, each one ending with the floor clean, the dust gone, the fixtures back and nothing on site that a customer could walk into.

Sofisa runs refresh programs for restaurant and retail operators across Toronto, Mississauga and the GTA — single units, and rollouts where the same scope repeats across several locations. Working overnight only succeeds when the planning is done during the day: materials staged, shift scope defined to what can genuinely be finished and made safe, and a clear reopening checklist that the store manager signs before the crew leaves.

Scope

What this scope covers

Renovation and modernization of existing restaurants and stores — new finishes, millwork, lighting, storefront updates and layout reconfiguration — sequenced to minimize closure days and protect the reopening date.

Units in this profile are typically in the roughly 1,000–5,000 sq ft range — mall CRUs, street-front stores, quick-service restaurants and multi-bay retail — refreshed over a series of overnight shifts or a small number of weekend closures. A single-night scope is defined by what can be demolished, built and made customer-safe inside the closure window, not by what the crew could finish if they had another two hours.

Scope usually includes a condition survey and shift-by-shift phase plan, selective demolition of existing finishes, fixtures and millwork, electrical and lighting updates including new circuits and feature lighting, minor mechanical and plumbing changes at counters and washrooms, framing, drywall and ceiling repairs where the layout moves, new millwork, service counters and display fixtures, flooring, tile and wall finishes, storefront glazing and signage coordination, and a deep clean plus reopening walk before each trading day.

What we deliver

  • Condition survey and a phased closure plan built around trading hours
  • Selective demolition and mechanical, electrical and lighting updates
  • Framing, drywall and ceiling repairs where the layout changes
  • New millwork, fixtures, storefront glazing and signage coordination
  • Flooring, tile, wall finishes and feature lighting
  • Deep clean and reopening checks before the unit trades again
Challenges

What makes this scope difficult

The closure window is not negotiable

Whatever is opened up on a shift must be closed, safe and clean before opening. Scope is broken down so that every shift ends at a defensible stopping point, with temporary protection or a finished condition rather than a half-built wall behind a tarp.

Curing and drying times fight the schedule

Joint compound, tile mortar, paint and floor adhesives all need time that an overnight shift does not have. Sequencing uses fast-set products and splits the work so drying happens across trading hours where the materials allow it.

Mall and landlord access rules

Delivery windows, barricade requirements, after-hours security escorts, service corridors and noise restrictions are all controlled by the landlord and vary by property. They are confirmed before the shift schedule is priced.

Rollouts have to be repeatable

When the same refresh repeats across locations, the value is in the second and third store being faster than the first. Lessons, material lists and shift breakdowns from each site feed the next, instead of every location being priced as a one-off.

Approach

How Sofisa runs it

Shift-scoped planning, not daily improvisation

Each overnight shift is planned with a defined scope, staged materials, the right crew size and a documented reopening condition, agreed with the operator before the first night.

Framing, drywall and patching handled on the same contract

The unpredictable part of a refresh — opening a wall and finding what is behind it — is handled by our own crews, who can adapt and close the wall the same night rather than waiting on a subcontractor's next availability.

Evening and weekend cutovers for the loud work

Demolition, core drilling, lighting cutovers and anything that shuts down power or water is grouped into the windows where it does no commercial damage.

Reopening checklist every morning

Floors cleaned, fixtures replaced, protection removed, lighting and power verified, exits clear, and a walk with the store manager before the crew leaves site.
